Bedroom #3 (Kids Room)- Two Twin beds, top of the line mattresses and 100% Egyptian cotton bedding, blackout curtains, 50" Smart TV with Netflix and all major streaming services, Jack & Jill bathroom shared with Bedroom 2.

## HOUSE RULES



No parties or events without prior host approval. An "event" is defined as 2 or more visitors beyond the booked guests. Unauthorized gatherings may result in an event fee of up to $2,000.



Additional visitors beyond the booked headcount require prior approval from the host. We're reasonable- just ask.



Quiet hours: 10PM–8AM.



Checkout time is strict. A $150 charge applies for the first hour over; the full security deposit may be retained for anything beyond that. Contact us in advance if you need a late checkout.



No smoking inside the property. Violation results in a $2,000 charge.



Excessive cleaning required after your stay will result in an additional party cleaning fee of $150–$750 depending on severity.



Pets require prior approval and an additional pet fee. Evidence of an unapproved pet may result in a charge of up to $300 for cleanup.



Host reserves the right to request an additional security deposit from guests with no reviews or a history of negative reviews.



Guest Access:

This is a 100% gated property and you have the property completely to yourself. You will get codes and keys as needed once a booking has been confirmed.



The Neighborhood:

Quiet residential neighborhood SUPER close to awesome restaurants, shopping, primary LA sights.



Getting Around:

You can walk to two grocery stores, including Whole Foods and Gelson's, in about 10 minutes or a 3-minute drive. You have restaurants and coffee shops very nearby and amazing access to the 101, taking you anywhere in LA.



Interaction with Guests:

We give guests complete privacy but we are available 24 hours a day to answer any questions or concerns or help with any recommendations or anything else you may need.
