Just a 7-minute walk from Surbiton Station, with fast direct trains to London Waterloo in as little as 15 minutes, it's the ideal base for exploring London while enjoying the charm of a peaceful neighbourhood.

Set on a quiet no-through road, this fully renovated cottage provides a stylish and relaxing retreat for families, friends, and business travellers.

The property comfortably sleeps up to 6 guests across two bedrooms and a second living room with a double sofa bed. The sleeping arrangements include one king-size bed, one double bed, and one double sofa bed, while the 1.5 bathrooms provide added convenience for larger groups.

The spacious open-plan living and dining area is filled with natural light, creating a welcoming space to relax after a day of sightseeing or work. The fully equipped kitchen has everything you need to prepare meals during your stay, including a dishwasher, oven, hob, microwave, fridge-freezer, toaster, kettle, and all essential cookware, crockery, and utensils. A workspace and ultra-fast 500 Mbps Wi-Fi make the property equally suited to remote working and longer stays.

Step outside to enjoy the private terrace and garden, a peaceful space to start your day with a coffee, enjoy an al fresco meal, or simply unwind in the fresh air.

The location couldn't be better. Surbiton's vibrant high street is just a short walk away, offering an excellent choice of cafés, restaurants, traditional pubs, bakeries, supermarkets, and independent boutiques. From here, you can enjoy scenic riverside walks along the Thames to Kingston upon Thames, visit the historic Hampton Court Palace, or take advantage of the fast rail links into central London for easy access to the city's world-famous attractions, shopping, theatres, and museums.

Parking is available via a digital visitor parking permit.

Guests will need to provide their vehicle registration number in advance so that the digital permit can be arranged before arrival.

Please ensure the correct registration number is provided, as the permit is linked to the vehicle.

Guests will have the house/garden all to themselves.

Smoking, vaping or taking illegal substances in or around the property is strictly forbidden. For non-compliance you will be fined a minimum of £500 and you may be asked to leave.
No candles, incense, burners or similar to be used in the property or outside.

Standard check in time is 3pm onwards and check out time is before 11am. You may be charged for any late checkout that has not been authorised in advance.

This is a residential neighbourhood so please refrain from making excessive noise. Quiet times are 11pm to 7am, when noise should be kept to a minimum, including TV volume.

Please note that a minimum of £100 will be charged for lost or damaged keys, so please be careful with them. There will be a £50 call out fee for any keys left/forgotten in the property.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
