  • Summary:

    A charming detached farmhouse sleeping six on the 800-acre Kinclune Estate, in the foothills of the Angus Glens. Three double bedrooms and two bathrooms, with an open-plan kitchen and living area with Rayburn and woodburning stove. Large enclosed garden ideal for dogs, plus a games room to keep children entertained. Ponies and cattle at the doorstep, six miles from Kirriemuir. Perfect for a peaceful countryside escape.



    The Space:

    Some houses simply feel lived in, in the best sense, and Grieve's is one of them. A cosy, well-proportioned family home with period features, a woodburning stove and countryside views from every window, it sits in a tranquil rural setting with direct access to the estate paths, so the walks begin at the garden gate. With rugged hills, serene lochs, ancient woodland and a great deal of wildlife around it, this is a house for slowing down in.



    The ground floor covers 194m2 and the first floor 190m2, so there is far more room than the sleeps-six figure suggests, and the layout suits families and friends who want to spread out.



    LIVING SPACE. Open-plan kitchen, dining and living room. The kitchen is fully equipped with everything you need for your stay, with a Rayburn as its centrepiece. The living area is arranged around the woodburning stove with a Smart TV, and the dining area is set within the bay window, seating six with fabulous views across the estate. A separate games room gives children somewhere of their own.



    BEDROOMS. Three doubles. The ground-floor master has a superking bed and an ensuite shower room, which makes it a good choice for anyone who would rather avoid stairs. Two further bedrooms upstairs can be set up as kings or twins and share a family bathroom.



    OUTSIDE. A large, enclosed garden, ideal for dogs, with parking for two cars. The house has oil-fired central heating.



    Guest Access:

    Guests have exclusive use of Grieve's Farmhouse and its garden, with direct access to estate paths and scenic walks.



    The Neighborhood:

    Grieve's Farmhouse sits on the 800-acre Kinclune Estate in the foothills of the Angus Glens, a working, nature-friendly organic estate with cattle, sheep and Highland ponies nearby and abundant wildlife. It is six miles from Kirriemuir, "the Gateway to the Glens", and 12 miles from Forfar, both with shops, cafes and restaurants.



    The area is made for walking, climbing, fishing and wildlife watching, with Glen Clova, Glen Isla and Glen Prosen close by and castles at Glamis, Balintore and Brechin. Glenshee in the Cairngorms is around 40 minutes away, with a scenic drive on to Braemar and Balmoral. Locally, the Drovers Inn at Memus, the Glen Clova Hotel and Peel Farm shop and cafe are all worth a visit, and Tesco in Forfar delivers to the estate.



    Getting Around:

    A car is essential. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh.

    Kinclune is a working farm, so there is livestock, wildlife and farm activity around the estate. For everyone's safety, children should be supervised at all times.



    Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in the house, the cottages or other buildings during your visit.



    The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans.



    There are two fridges: an under-counter fridge with a small freezer compartment, and a freestanding fridge (without a freezer) for extra storage. We can arrange catering, a private chef, and grocery delivery and unpacking before arrival. A starter supply of logs and firelighters is provided for the woodburning stove, with further baskets available on the estate.



    Interaction with Guests:

    The farmhouse is set up for self-check-in, so you can arrive in your own time. We'll send clear directions and access details before you travel, and our local housekeeper is on hand throughout your stay to help with anything you need. You'll find guest support contact details in your welcome pack.
