We are a traditional cottage in the heart of Kinross with an optional wood fired hot tub.
The cottage has been fully modernised and renovated and has a stylish modern interior. Kinross is only 40 minutes drive from Edinburgh, 40 minutes to St Andrews and Stirling, and 20 minutes to Perth. We are ideally located for visitors wanting to explore central Scotland. We have a park and ride which takes you to south or north on the bus. Buses also run to St Andrews. Free parking is available in the curate wynd carpark, less than 50m from the cottage.
The cottage is a traditional building that benefits from a fully modernised interior where you will find everything you need for modern living. The cottage is fully insulated and doubled glazed with modern doors that have a triple ticking system, (just close door, pull up handle then lock with key). As we are just 7 minutes walk to the loch the location is a perfect base for a winter getaway or summer holiday.
For couples come and relax and get away from it all in our wood fired hot tub. It’s a perfect way to chill out at the end of a days exploring and great fun come rain or shine. The courtyard garden is south facing and gets great sun and is very private. Outdoor seating is provided and should you wish we can provide a sun lounger and parasol. Please just let us know at time of booking.
Guests should request the hot tub when booking so that it can be cleaned and filled. For short weekend stays guests will be supplied with a large box of wood, enough for 2-3 firings. Week guests will be given two boxes. Additional wood can be purchased at £20 per box. Please note- Only wood provided by us can be used for the tub.
Kinross is situated on the edge of the National Nature Reserve, Loch Leven. The cottage is just 5-10 minutes walk to the Loch. Take the boat out onto the Loch, walk, run or cycle on the Loch path and visit the coffee shops and Vane Farm RSPB. We have bikes and helmets you can borrow. Or if you bring your own they can be stored in the courtyard garden. Further away, families can enjoy Deep Sea World, Safari Park, Edinburgh Zoo and The Dear Centre in Fife. Our nearest family beach is about 25 minutes drive to Aberdour in Fife.
For families we have a selection of family games and dvds located in the grey unit under the tv. The TV is an Amazon Fire and can be used to connect to guests Netflix or Prime accounts. We also provide a high chair, travel cot and changing mat which are located in the big walk in cupboard in the living area. Kinross is great for a family holiday as we have a swimming pool and a number of of play parks in the town, a few minutes walk from the cottage. Our community school also has a community library and sports facilities that include a gym, climbing wall and various sports. These can be booked through Live Active Leisure Perth and Kinross. The park and ride, near Sainsburys also offers a bus device to Edinburgh M90 Stagecoach service or the new Ember E service, our electric bus.
For guests wishing to work from home and use the cottage as a work base , we have a mezzanine work area with great light, a desk, chair and lamp. Our wifi has been updated to sky fibre with a booster box allowing guests to deliver Zoom or Teams meetings from this area as well as downstairs. Should guests require an additional or larger desk we can provide this if requested when booking. We can also provide a monitor for your laptop. Our location is a great advantage for home working as we have all local amenities on our doorstep, yet within 5-7 minutes walk you can take a break along the loch side. Loch Leven is beautiful at anytime of year and a great way refresh between online meetings or just get in a walk during your working day.
Kinross is in Perthshire which is the gateway to the highlands. Kinross has two golf courses of its own, however there are up to 40 in the surrounding area. Situated just off junction 6 of the M90 Kinross is approximately 40 minutes drive to Stirling castle, The Kelpies, Gleneagles Golf resort, St Andrew’s and Edinburgh. Glasgow is about an hour away by car. We have a good bus service which allows you to leave your car, relax and travel to Edinburgh, Perth, Dunfermline and Stirling by bus. We recommend booking online as buses can be busy at peak times.
Kinross has good local amenities including two supermarkets, bars, takeaways, two golf courses, a pool, sports facilities, coffee shops and restaurants. The cottage is in the quiet old town area that sits behind the high street. You are only a couple of minutes walk from all these local amenities. We have a local Greens and a larger Sainsbury’s in the town. Kinross has its own fishmonger and butcher, both if which are good. There are numerous take away outlets, including fish and chips, pizza, Chinese and Indian. Great bar food can be found at the Muirs Inn or the Green Hotel. For a good steak we recommend the Kirkland Hotel on the High street. All of these places offer to eat in or take away and are just a few minutes walk from the cottage. The Courtyard offers good sharing platters and pizzas too. For afternoon tea lovers we would suggest the Green Hotel or Avant -Guard in Kinross or Heaven Scent in Milnathort.
The cottage has an open plan living dining area downstairs with a fully fitted kitchen with all modern amenities such as a dishwasher and coffee machine. The sofa turns into a double bed creating the second sleeping area. There is also a large shower room with a walk in shower on this level, as well as a utility room. The hall provides an area for coats and boots. The utility room has a washing machine and a microwave.
Upstairs there is a double bedroom, full bathroom and a work/office area. This is accessed by the oak staircase.
At the rear of the cottage, accessed through the patio doors, there is a private, secluded garden courtyard. There is a patio table with a parasol and a wood fired hot tub. The courtyard garden is a lovely sun trap and an ideal space to relax in at the end of a busy day. The hot tub can be booked at the time of booking or at least 48 hours before arrival. The firing up and feeding of the hot tub stove is the responsibility of the guests. The tub takes approximately 2-3 hours to heat up, with feeding it wood every 20 minutes. Unfortunately due to increased costs of wood we will need to charge £15 for additional boxes. (Booking of hot tub gives guests full and private use for the duration of their stay). When not in use the hot tub is empty and secured so that the area is not a hazard to families with children.
Two adult bikes are also available to use with helmets and lock. Please just let us know when booking of you would like these and we will leave them in the courtyard garden for your arrival.
Eco
All our toiletries are now provided in refillable bottles from a local company Siabann, made less than 20 miles away helping us to reduce our plastic use. Siabann use natural ingredients to create high quality products suitable for all skin types.
Recycling is encouraged with recycle bins for glass in the cottage . We will recycle your glass for you when you leave. Outside the cottage you will find a large bin for recycling paper, card and some plastics, such as milk bottles and yoghurt pots. Soft plastic recycling can also be placed in this bin.
Park and ride facilities are available in Kinross at the park and ride near Sainsburys. This service runs both north towards Perth and south to Edinburgh and Dunfermline. Further park and ride bus services are also available in Dunfermline and Inverkeithing and there is parking at Inverkeithing Rail station where you can access the Fife costal route and all trains south and north.
Electric car charging is not available at the cottage, however there is charging is available at the Kinross park and ride near Sainsburys approximately 7-10 minutes walk away from the cottage and at Mill bridge Hall car park which is only a two minute walk from the cottage.. We ask guests not to charge cars, E scooters or E bikes from the cottage. E bikes or scooters should also not be stored in the cottage. The cottage has gas central heating set to a maximum of 21 degrees Celsius. Should guests require it higher an additional payment may be applied. In summer the cottage does not require heating unless it is unseasonably cold.
