Property Description: The 1-story, 4,000 sf- 6 bedrooms, 5 bath home

Enjoy almost an acre of lake front beautifully shaded privacy. There is plenty of room to play on almost an acre of private waterfront property. This jewel has only a neighbor on one side and looks across the Mrs. Moss land trust with 3 miles of pristine undeveloped hill country property. The house has perfect orientation with no west sun. Relax on a spacious porch and decks that catches the prevailing Summer Breezes. The house is around 4000 sq. ft. that has been recently renovated, painted and with new furniture and includes a private Pool side suite. The house will accommodate up to 24 people generously. The location is convenient to lake side living. You will be less than a mile to public boat ramp, lake side gas pumps, live bait store, HEB, and local cuisine.


Water Activites: Located on Lake LBJ which is a constant level lake. Enjoy fishing and kayaking. The open water is perfect for water skiing, tubing and other fun water activities. There is a boat ramp conveniently located a few doors down for a small fee.

Amazing property!

This location has it all! My golfing buddies and I (6) had such a great time. The accommodations are amazing, and between the pool, gameroom, and amazing access to the river, our group was easily able to take our boat out in the evening with a great central location. Some of my friends and I stayed here for our Fraternity Formal in Austin. This house, the owners, and the lake were exactly what we needed and did not disappoint at all. Everyone who stayed at the house was complimenting the pool, beds, the view, kayaks, and game room. Awesome time and 100 percent worth the drive!!

This is the second time we stayed here. It is great for a group of about 18. We really enjoy the location that the house is on the lake and the property is very well-kept. The property managers are really good. I would highly recommend this place for a large group.

Amazing Oasis

We have a family reunion every other year at Lake LBJ and this place was amazing!!! This house was perfect for our family. The gameroom building and pool casita were separate from the main house, so everyone had their privacy. Dad’s Birthday Weekend

This property is amazing! So relaxing and it has everything you need. Hosts are super responsive and friendly. We celebrated my husband’s birthday with our adult kids and grandson. Wonderful weekend getaway!

It was a perfect start to the Fall season! Loved our stay at the villa with our friends & their teenage kids. Weather cooperated for all kinds of outdoor & water activities. Great house for multiple families

Summer Breeze was the perfect house for the 7 seven families that we had over the weekend! There was enough space for everyone, plenty for the kids to do, and cozy enough that it felt like home. And the view looking out over the lake was SPECTACULAR! Our only note was there was not enough towels, but there was a lot of us and we made it work. I’m recommending this property to everyone I know and we will definitely be back! We all had a great time!

Cousin Reunion May 2025

We had our yearly family reunion here. We have 10 kids under 12 yrs. It was a wonderful place for young kids to play. They had the pool, sandbox, fishing and tubing from our boat. When the adults needed a break, the game room kept them entertained. We did not have babies or toddlers. The house met all our needs. It was well stocked in the kitchen and all restrooms. This is our fourth stay at Summer Breeze and we plan to return. The house, while older, is comfortable, well-maintained, and is very clean. The outdoor area, pool and hot tub are wonderful with a new grilling area. Kayaks and a canoe are provided as well as life jackets. There are some new appliances and also an ice machine. The children love the large game room and can entertain themselves separately from the adults or come together in the living room for family games. The owners are responsive and accommodating. Thank you to the owners for the property we anticipate returning to again!

We enjoyed the pool, hot tub, sand box, kayaks and grassy lawn. Being on the river, seeing wildlife on the opposite bank, and watching boats go by was amazing. A great place for a family. It is a bit pricey. Pool not heated except for added price (hot tub is free). Extensive list of small chores to complete before departure or $50 fine per incomplete chore seems excessive for this expensive property. A second dishwasher would be good for a house that can house 20. Nice touches include good quality TP, Kleenex, industrial ice maker, and ample seating outside.

Wonderful relaxing stay for a large group and children

This is our fifth stay at Summer Breeze. The house is older but comfortable, very well maintained and very clean. There have been some updates such as new countertops and new dishwasher and oven. The kids love the game room and can occupy themselves with foosball, ping pong, air hockey and a large TV. The outdoor space has a beautiful swimming pool and huge built-in hot tub. There’s plenty of room to relax with outdoor chairs and a covered porch with tables for eating and games. The boat launch was rebuilt and kayaks and a canoe are provided along with life jackets as well as some fishing rods. There’s a commercial ice machine and 3 washers and dryers. The management is responsive, helpful and does an excellent job to accommodate special requests. Our family always looks forward to our stay. We enjoy the relaxing laid back atmosphere at the house and already have plans to return.

Amazing property that spoiled us!

This property is built on love and has family and good times in mind! The view from the comfortable porch furniture to the pool and beyond to the boat dock, set the scene for our leisurely weekend. The enormous trees provided just the right amount of shade and the St Augustine grass kept us barefoot and fancy free! Let’s talk about the immensities like the comfortable beds, couches, fully equipped game room, and the industrial ice machine!!! Having the accessibility of enough parking for 4 Texas size trucks, three suvs and a Tesla that needed a charge was so cool! Having an HEB, a meat market, and produce stands just a mile away was perfection. We will definitely be back to appreciate the cold AC, beautiful views, and lake life again! In the meantime we will sing the praises of this little slice of heaven to family and friends. Thank you for sharing your beautiful lake house with 5 grateful families. We made many wonderful memories here!!!
