IMPORTANT NOTICE: - **HOA Roofing & Solar Panels Project**

HOA has scheduled for June 12, 2023 - Nov 30, 2023 (estimated completion date) Roofing Project & Pool Bathroom Renovation. It is a SIX days per week schedule. Guests can expect construction equipment, staging areas in the parking lot, power tool sounds, dust, and pool closure during part of the time. Our unit is scheduled for JUNE 12th to Oct 30th (delayed due to Wildfires). Since we are on the second floor we might be fine but every construction project will have some inconvenience. Please forgive us for the inconvenience. Also, who wants to stay inside the building in MAUI, our guests wants to get out and enjoy the ocean, mountains and nature.

Extra spacious 1048 sqft (approx) TWO Bed and TWO Bath SECOND floor condo located in South Kihei directly across from the beautiful Kamaole III Beach Park. Perfect vacation for the family, kid friendly with lifeguard stations. Kids and Adults can swim and snorkel in clear water and pristine snorkel reefs. Rent kayaks or standup paddle boards in nearby shops. Within a few blocks to restaurants, shopping, and coffee. Just a short drive away in the resort area of Wailea.

Located directly across from one of the most popular beaches in South Maui, our location just can’t be beat! The choices of what you can do are endless.

Want to go for a morning walk along a beautiful coastal trail?

How about a little exercise or yoga on a nice shaded bluff overlooking the blue Pacific?

Maybe you want to go for a swim with sea turtles or experience world class snorkeling above coral reefs teeming with tropical fish?

If you are into water sports, bodyboarding, stand up paddle boarding, kayaking, surfing, e-foiling, and scuba diving are all minutes away!

Want to take a snorkel boat trip to the Molokini Crater or go on a whale watching adventure? The Kihei Boat Ramp is just a short walk away!

Have little ones? There’s a small cove just across the street with calm waters and gentle waves. There’s also a huge grassy shaded beach park with swings and lots of room for the kids to run around. It’s also a great place to have a picnic with BBQs and picnic benches.

But the absolute best part of our condo’s location is the daily gathering of people who converge upon the large grassy area on the south side of the park to experience a world famous Maui Sunset. It’s truly a magical experience, especially during whale season when you may be lucky enough to spot a whale just as the sun slips into the ocean.

Feel like an evening out? You are a short walk or drive to some of the best restaurants, bars, nightlife, and shopping in South Kihei including Fred’s Mexican Cafe, Penny’s Pizza, Coconut's Fish Tacos, Cafe O'Lei, Three's Bar & Grill, and Kalama Village, just to name a few.

There are also lots of quick bites, food trucks, a health food store, convenience store, and a supermarket close by plus plenty of souvenir shops.

Wailea is also only a 3 minute drive to the south where there are plenty of upscale dining options (Ko, Ferraro's, Ka'Ana Kitchen, Monkeypod, Mateo, Spago, Duo) and high end shopping at one the resorts or the Shops at Wailea.

Because of our central location, you are also perfectly situated for day trips to Hana, Haleakala National Park, Lahaina, and the rest of the island.

When you're not out and about exploring Maui, our family friendly owner managed (no dealing with unresponsive property managers) condo is the perfect place to call your Maui home away from home.

OCEAN SAFETY & WHALE WATCH:
While beaches on Maui are lovely, the ocean can inflict serious injury or even death. Never turn you back on the ocean. The ocean can appear calm yet be capable of inflicting serious injury and even death to those who are not vigilant. Entering and swimming in the ocean is always hazardous. Whale watching is seasonal in Maui, please do your own research.

CRITTERS:
Insects, pest and geckos are part of Maui eco system and are usually harmless. Geckos are considered good luck in Hawaii. Please don’t kill them. HOA schedules regular professional pest control services but since
Hawaii is located in a tropical climate, and insects, rodents and lizards flourish in this environment. Any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

NOISE:
While HOA makes all the necessary rules and regulations and enforce them but we make no guarantee that properties adjacent to the Unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic or other guests or neighbors. Any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

LATE CHECKOUT:
Please note late checkout creates a lot of hassle to our cleaners and maintenance crew so please avoid late checkout requests.
NO late checkouts in peak and holiday season. NO late checkout on SAME day turnovers. Request MUST be made at least 24 hours before and will be considered case by case basis
Additional charge up to HALF price of the day might incur due to administration, rescheduling burden on our already busy cleaners and maintenance people

Unforeseen Maintenance or Appliance issues:
Occasionally our HOA/Handyman has to perform maintenance to maintain the quality of our guests for short periods and this may cause some inconvenience. All amenities and appliances are complimentary. Appliances are machines, as with any machine they might break at any time, these include, but not limited to, all amenities, door locks, etc. without any prior warning. Hope guests understand this maintenance is common in any property and doesn't constitute a breach of this agreement or give guests any right to refund or rental adjustment.

Please be mindful of our cancellation policy:
We strongly encourage our guests to buy travel insurance for coverage in the instance that interruptions force your stay to be canceled. Additionally, weather can be unpredictable; in the event of loss of power and /or internet, or any other “out of our control” situation due to local storms, we will not grant refunds.We follow a strict cancellation policy.
