Whether you are looking to stay a day, week or a month, the historic and beautiful Bates East House is located just steps away from some of Kansas City’s most iconic sites and attractions (Country Club Plaza, Nelson Atkins Museum of Art, Hallmark Crown Center). This home was designed with your comfort in mind. This home is well appointed with t he following amenities: Open floor plan, spacious bedrooms, outdoor patio, off street parking, Netflix high speed internet.

Bates East House was built in 1900 at the turn of the century in the Hyde Park neighborhood of Kansas City. Partners Seft and William acquired this home in 2018 and completed a rustic style restoration.

The home is now approximately 1750 square feet home with 4 bedrooms and 2 full baths and half bath. It is located near Seft and William's Ten6Teen Mansion.

1st floor= Living room, kitchen/dining rooms, half bathroom

2nd floor= 1 full bath, 3 spacious guest bedrooms.

3rd floor= Master bedroom and master bathroom.

Located in the urban core of Kansas City, Hyde Park goes north/south from Linwood Boulevard (32nd Street) to 47th Street and west/east from Gillham Road to Troost Avenue.

Hyde Park was a watering hole for pioneers heading west on the Santa Fe Trail. A stream and a cave with a natural spring made the area an ideal overnight spot for travelers. The neighborhood's history begins in the 1880s.

Today, Hyde Park is filled with mostly residents and some businesses along its Troost Avenue border. For more restaurants and bars, visit Westport and the Country club plaza which is less than 10 minutes away. If you are a jogger/biker, Gillham Park runs along the western border of Gillham Road. Just one block away is the Troost MAX which travels from downtown to the Crossroads district, Hospital Hill and south along Troost to Bannister. Troost MAX offers local service south of 75th Street. Other major destinations include the East Village development (currently under construction), Discovery Center, UMKC Hospital Hill and Main Campus, Rockhurst University, The Landing, Truman Medical Center, and Children’s Mercy Hospital. Park and Rides are located at 31st & Troost, 95th & Troost, and the Bannister & Hillcrest area. Trail Connections are a vital part of Troost MAX: a future trail between Troost & Bannister will connect to the Trolley Track Trail near 87th & Garfield.

MAX stations are well-lit and feature a distinctive, easily identifiable information marker, and a specially designed passenger shelter. The stations are clearly marked and named, featuring easy-to-understand route maps and real-time transit information. Riders have instant and constantly updated access to the exact arrival time through GPS technology and real-time signs at MAX stations.

1. Only registered guests listed on your reservation are allowed to stay in at this house (Absolutely No Parties).
2. Do move the furniture unless permission is requested and granted in advance.
3. Dumpster (trash and recycling) is available 2 properties to the south of this property. Otherwise, please leave trash inside the kitchen.
4. Beds should be stripped and linens placed in the laundry basket at the end of your stay.
5. Makeup towels (see black towels marked "makeup") are provided in every bathroom. There is a $30 charge for any white towel or wash cloth used to remove makeup.
6. Curling iron should only be used in the bathroom on heat resident surfaces. If curling iron is used in any area that results in damage, you will be charged for repair or replacement of damaged item.
7. All used dishes, pots, spoons, etc must be rinsed and placed in the dishwasher. Dishwasher detergent pods are available under the sink. Please do not use regular dish detergent in the dishwasher.
8. All trash and unused items must be placed in the dumpster just outside the back door.
9. All houses are non-smoking. An automatic $250 fee will be charged if you are or guest smoke inside.
10. Please NO tape or sticky tack on the walls or trim. Both pull paint off walls and trim. An automatic $200 repaint fee will be charged if there is tape.
11. No outdoor music, this house has neighbors and we want to respect our neighbors.
12. Lastly, the maximum occupancy of this house is 14 (Absolutely NO Parties!). Exceeding this amount may result in immediate cancellation of your reservation.

Enjoyed our stay. Had some difficulty with the locks at first. The 3rd level staircase is somewhat steep. The manager was very helpful and answered the phone when I called.

It was a very comfortable stay! There was enough room for all of us and everything was set up very well. I would suggest adding that the king bed is on the 3rd floor with very very steep stairs. Communication with the owner was always prompt and very clear. All the bedding was clean and very comfortable. It was a total of 13 people that stayed at the house, including 5 children, and we never felt cramped. Would definitely recommend for larger groups.its also within walking distance of the KC Forehouse which is where my BIL got married. Thank you for your hospitality!!

This is the second house we have rented from William through VRBO. As with the other property, it is a clean, updated old home. Plenty of comfortable beds, common space and dining area. Two families of 4 fit nicely here. Only downsides are the house being in a somewhat dicey area and the top floor bedroom has an incredibly steep staircase. Definitely not for older folks who could fall easily or for younger kids who would tumble. Owner is very responsive. House is spacious and well kept.

The home was clean and spacious, kitchen and bathrooms were stocked with glassware, toilet tissue, etc. Stairs to top floor are very steep. The property is not within walking distance to CCP as stated in the ad, and the neighborhood is less than desirable.

The house itself was very clean, very spacious, very stocked & everything easy check in! Everything with house was great! The back yard was not private, you share it with the neighbor house which wasn’t comforting. The neighbor was an VRBO as well and there was tons of fighting and cops had to be called. The host owns both houses for VRBO. The owner/host said the drive way was ours for parking but the neighbor trapped our cars in & the owner asked us to go over and ask them to move car while we were very uncomfortable doing so. Will not be staying again for young females/bachelorette due to neighbor hood

Our extended family was in town for the weekend for a wedding in downtown KC. This house was conveniently located near the Country Club Plaza and downtown. The home itself was well maintained and nicely decorated with several thoughtful details, like coffee, cold water in the refrigerator, and throw blankets in all rooms. The host was extremely responsive. 5 stars all the way around!!

The house was beautiful! And had plenty of space. We loved the historic look of the home and that it accommodated everyone. The location of the home wasn’t far from different restaurants and fun things to do. I would stay here again! A group of siblings/cousins got together for a weekend reunion. We wanted a place near The Plaza, and found this VRBO. 5 adults and 1 child stayed at the property, with other relatives living in the vicinity coming and going throughout the weekend. The house was a perfect meeting place! There is a fully equipped kitchen. We enjoyed sitting around the living room/dining room visiting and reminiscing. Beds were comfy. Plenty of sleeping accommodations. The bedroom in the attic was undergoing a little construction, but was still usable. There is a grocery store about 4 blocks away, and a very hip, urban coffee shop about a block and a half away. It’s a quick drive to The Plaza for shopping and evening meals. Contact with the host was all done through text message, and was extremely easy. Mention was made in previous reviews of running out of hot water for showers. We staggered our showers between mornings and nights and never had any difficulty. 3 cars can easily be parked in driveway. Street parking is also allowed, although we didn’t have to use it. Neighborhood appears to be undergoing a gentrification process, as was evidenced at the coffee shop. Overall very pleased with the home and our stay.
