Location was great, clean, only thing is that our room was on the third floor, the hot water took several minutes to warm up and the pressure was difficult to shower with.
The room was so clean and everything thing is organized very well. Bed was so comfortable. Thank you so much!

The third-floor Bracy Room is too small for the price—no table, chair, desk or wastebasket. Also, no water in the cold tap at the basin (the shower was fine). The bed was comfortable. As expected, the floorboards in an old house are creaky.

Pros: great location, plenty of parking, nice downstairs sitting room, awesome onsite breakfast cafe. Highly responsive by text and a billing error was resolved immediately.
Things that made it 4 instead of 5 stars for me. We stayed in the Jordan room on the second floor. No in room tea kettle or coffee maker, so we had to go downstairs for coffee; that wouldn't have been terrible, but that space is one entrance to the very busy breakfast cafe, so don't go downstairs in your undies, lol. Bathroom was huge but almost no counter space for our things. Lighting in the room was sparse and dim. Worst thing is that the Jordan room is directly over the extra table space for the breakfast cafe, so you get all the noise and chatter. You will not be sleeping in because the cafe opens at 8.
Wonderful night’s sleep for my two adult nieces. They wanted to move in. Breakfast for 10 of us in a private room was superb. Lisa was amazing and the food will have us coming back very soon!
The room was so fresh and clean and tastefully redone. The bed was comfortable the check-in process quick and easy, great communication for the remote staff. We had a wonderful stay!
The staff were very helpful as I am somewhat handicapped and needed assistance with our luggage. Ipswich is a very interesting historic town and the cafe at the Inn served excellent food.
The room and private bath in the Jordan room was very clean and cozy. The door code check in system worked perfectly. It was very quiet and the bed was comfortable. Enjoyed our 2 night stay. Also, the attached cafe had amazing staff and the coffee and breakfast was top notch.
Interesting history and lovely spaces.Bed was spacious and comfortable.
Air conditioning was a bit noisy.Would prefer to be able to open windows.
Cafe food was excellent and stalff were very accomadating and efficient.
Did wonder about the unattended entrances, open to anyone.

We liked the place. Have stayed there before. Think some changes are for the better. Others not so much. If you really like to know more call or email us. We’d really like the new owners to succeed. At this time we’re ambivalent about returning in December. P
There was no information provided on how we were supposed to check in, on how Room Service worked, on how the Dining Room operated nor ANYTHING on accessibility! I have 1 Bad Knee, 1 Artificial Knee and 2 Bad Shoulders and had to walk up 2 Flights of Stairs with 2 sets of Luggage into a Dormered Room that didn't have enough space to use to use the Bathroom comfortably. Our Trash Can was overflowing & we never had Maid Service for the 2 Nights we stayed there.
No sink in the bathroom to brush your teeth.
ROKU tv cable sucks.
Noisy room air conditioner.
Third floor room with NO elevator. Tough for older people.
But, an excellent old building and breakfast shop.
