Two bedrooms each with queen beds. Two story guest house with bedrooms upstairs and with one bathroom/shower. Downstairs has kitchen, half bath, dining room and living space. Livingroom furniture pulls out to sleep three additional people with a pull out couch and pull out chair. Located 20 minutes south of Indianapolis right off of the I65 exit. Walking distance to Franklin College and Province Park.

Everything worked, loved the coffee variety for the Keurig,Counters and Refrigerator was clean. Supplies were replaced as requested in a timely manner.Host was exceptional and apologetic with issues we had. Location was excellent for walking around Franklin.

The house was very clean and well maintained. The kitchen was well stocked. The beds were very comfortable except for the pull out couch which was fairly uncomfortable which is normal for a pull out couch. Plenty of room for 3 adults. Recommendations: exhaust fan in upstairs bathroom.

The location of this place was ideal - just steps from the downtown area. If you aren't looking close enough you will drive past it. The parking was confusing at first but once I walked around clearly there is a parking spot on the other side of the house. The house was VERY clean, quiet neighborhood and extremely comfortable beds.

Overall decent

Decorated in a fun way. If you are tall, this shower is not for you. The bathroom could use a vent fan and places to put your items in the shower. The towels were very nice. The beds were comfortable. The listing could be clearer about the location of the guest house.. Overall a pretty nice experience.

Fun Family Visit

My daughter and I drove in from Arkansas and stayed here in order to spend time with my son, daughter-in-law and grandson. The little guesthouse was perfect for us! We hosted breakfast and dinner for the 5 of us here. My grandson loved the coloring books and games. This was so much better than staying in a hotel. We would definitely stay here again. :)
There was enough room for all 5 of us at the table.

Monopoly Party

We only stayed a few short nights, overall it was really nice. Owner was timely in answering and super nice! There was a couple of things that were mentioned in the guest book that wasnt fixed but other than that it was really good! Totally recommend.

From the time I opened the door, I was absolutely in LOVE with this gem! The hosts had been there before I checked in, making sure lights were on and the heat already going. The layout is genius, making the most of the space. And the Monopoly theme was very tastefully done! Very close to some fantastic restaurants, as in walking distance in warmer weather, with many other options an easy drive away. The whole space was clean, comfortable, and I really look forward to booking again!
