Nestled in a peaceful valley on the edge of Exmoor’s North Devon coast and one of six holiday homes on the site, Kittiwake House provides the perfect base for a family get-together or a special occasion. The location is peaceful and secluded with luxuries including a hot tub, a games room and three sociable living spaces with only the finest interiors. Should you wish to explore the area, the estate offers many family-friendly facilities, or you can explore a selection of stunning beaches, including Barricane Beach and Woolacombe.
The space
Step inside the light and airy entrance hall and into the grand dining room where you will be greeted by a cosy wood-burning stove and a large dining table that is made for sociable meals and special occasions. The room is adorned with elegant antiques and quirky features including a secret door disguised as a bookcase which provides access to The Old Farmhouse, which can be unlocked if you wish to book the properties together.
Meanwhile, the beautifully refurbished living room comprises three sumptuous sofas and an armchair. Relax here with a crisp glass of champagne in hand or gather for a movie marathon on the Smart TV with the wood-burning stove on hand for those chillier nights.
Venture to the end of the entrance hall and up a small flight of stairs where you will find a WC and a comfortable snug with two more sofas and a large Smart TV.
Next door is the country-style kitchen with all the essentials including an electric Range cooker, an induction hob, a coffee machine, a dishwasher, an American fridge/freezer and a microwave. There is also a large farmhouse-style kitchen table and bench where you can gather for delicious breakfasts or to plan your next adventure.
Adjacent to the kitchen is a private games room with table tennis, table football and access to the sun terrace.
Venture upstairs to find five beautiful bedrooms on the first floor, each designed with calming colour tones and soft linen sheets. There are two king-size bedrooms with an en-suite shower room each, two twin bedrooms (one of which can be formed into a super-king-size bed if required) and a single bedroom. You will also have access to a family bathroom with a shower and a rolltop bath.
Outside, there is a private terrace with a BBQ, garden furniture, sun loungers and a luxurious hot tub which provides front row seats to admire the idyllic countryside vistas.

The grounds
There are 16 acres of stunning grounds to explore along with dog walking fields. Amble through the meadows and stop off at the kitchen garden and greenhouse to choose a little something to go with your delicious alfresco lunch.
The grounds also provide combined a 5-aside football pitch, a badminton and grass tennis court, croquet, boules, cricket and a putt golf course.
Swimming pool and games room
Take a dip in the indoor heated swimming pool or head to the games room where you will find an abundance of toys and games, plus a soft play area for little ones aged 5 years old and under. For outdoor fun, there is an adventure playground with swings, slides and a climbing frame.
On-site activities
Discover The Lookout for some relaxation, practice yoga on the mats provided and enjoy the estate’s stunning viewpoint. Or you can enjoy a fun aqua aerobics session in the heated swimming pool.

Three families shared two properties at Coulscott (Georgian & Bantam) and a great time was had by all - especially the under fives, for whom the play areas, swimming pool and interaction with the farm animals were the highlights.

Perfect stay
Perfectly located and perfectly presented. We loved our stay and would recommend this to any families looking for a stress free holiday. The house was spotless with everything you need for a family holiday. The children loved the play park, swimming pool and the animals. Overall our family holiday was nothing short of perfect. We would highly recommend this, you will not be disappointed.

Perfect holiday
Excellent location with an array of fine facilities which our four year old granddaughter particularly loved. We were blessed with fine weather during our stay and Alice made us very welcome.
The only query we had on comfort was that the rear double bedroom mattress was uncomfortable.
We would definitely consider returning as Coulscott offered so much across the age ranges.

Family 70th Birthday weekend.
A superb location, wonderful views. The swimming pool, hot tub and games room were a huge success and loved by adults and children alike. Excellent outdoor furniture and BBQ. The gardens were immaculate.
Unfortunately we misunderstood Alice when she talked about the heating not working if a window was open - we though it applied to the door from the games room and the kitchen and not an upstairs back bedroom. As a result the living room and dining room were cold and not as comfortable as we would have liked.
All information about the house is provided digitally which suits some people but I feel that the important basic information should be provided as hard copy. Without a younger generation we would not have been able to access QR codes!
Although there were 3 bathrooms (2 ensuite) the showers were rather poor, apparently due to water pressure. However, for a property of this calibre and price, this should be improved.
Overall a fun weekend for all.

Great family break despite UK early April weather
Alice and Luke are excellent "hands on" hosts and ensure everything is perfect. We were 6 adults and 4 children ( 3 months up to 5 years old ). Superb house with lots of room and lovely high ceilings. Lovely lounge and dining room, plus a great snug where kids can watch TV. Big bedrooms with excellent beds. Bathrooms clean with good showers, etc. Great kitchen that was fully equipped. Large games room useful for storing wet clothes. The kids a bit small to benefit from the table tennis table and the table football table....will come back when they are a bit bigger.
We used the indoor pool and indoor play area a lot...weather prevented much use of the nice outdoor play area with trampoline, etc. Having our own hot tub was a treat at the end of the day.
Feeding the animals ( alpacas, goats, sheep, pigs, ducks, geese, rabbis and guinea pigs ) every day was a huge hit with the kids. Alice helped ease the kids into the routine so they lost any fear or inhibitions. Animals all very friendly.
Combe Martin village and beach is walkable but a bit of a trek back up the hill. Great beaches ( like Woolacombe ) and pretty towns ( Lynton, Lynmouth, etc.) nearby, plus some excellent walks like the Heddon valley. The kids loved the train ride at Woody Bay. Further afield,
