Guest House w/ Game Room, Hot Tub, Pool & Porches | Kiva Dunes

Picture this: a ping pong rematch in the game room, then a soak in the hot tub as the fire bowl flickers to life at dusk. Anchor Down by the Dunes is a two-bedroom guest house in the gated Kiva Dunes community, with a screened dining porch, a toucan-mural bunk room, and a 27-foot saltwater pool just downstairs (sleeps 8). Tomorrow, walk to the beach in about six minutes along quiet neighborhood lanes, without having to cross a single road. ⛱️



THE HOME

Days here split between the beach and the pool. Stroll to the sand for birdwatching, dolphin sightings, seashells, or sunset, then come home to the 27-foot saltwater pool, its tanning ledge loungers, and the raised spillover spa (hot tub) with its small waterfall. At dusk, the propane fire bowl (our fire pit) lights on a timer, circled by Adirondack rockers and chairs, with birds of paradise nearby and palms lining the drive.



Inside, the living room and oversized kitchenette share one cozy, open room: a quartzite bar, full-size Café fridge, deep sink, dishwasher, convection microwave oven, and portable two-burner induction cooktop, plus a Nespresso, a Café drip coffee maker, and a kettle. A cushioned cane chair and a queen sleeper sofa face the kitchen, so the cook is never left out.



Just off the living room, the screened porch, with its haint-blue ceiling, is the dining room, with a table for six and two wicker chairs, made for long dinners and afternoon thunderstorms. A second porch below looks over the pool from Adirondack chairs, and both have fans.



The bunk room, with a full hall bath just outside its door, has full-over-full bunks, a twin trundle, a toucan mural, a chair, and two little ottomans just right for kids. One more flight up, the king suite is a quiet retreat in blue, sand, and cream with brass accents. Windows on three sides wrap the Beautyrest king in sky and neighborhood views. Long blue blackout drapes cover the east side for sleeping in, while green Bahama shutters soften the light through the uncovered south and west windows. It also has a desk, a chair and ottoman, and a floor-to-ceiling tiled shower with sea glass accents.



Downstairs, the game room has ping pong, Ms. Pac-Man, darts, a 75-inch TV with Roku, a bar with three stools, a bistro table with two seagrass stools, a loveseat, and its own half bath. Open the garage door for a breeze and easy trips to the pool.



Every room has a TV with Roku, and the quartzite and custom cabinetry match the main house. There's a washer and dryer, 1 Gbps Wi-Fi, and beach chairs and an umbrella for the walkover.

• Couples and small families with kids old enough for stairs: parents in the king suite, kids in the bunk room

• Golf trips: two couples, tee times at Kiva Dunes, then the hot tub at sunset

• Younger couples traveling alongside a bigger group in the main house (book both homes together for up to 22)

• Families in town for sports tournaments: ping pong and a movie in the game room after the last game



LOCATION

Anchor Down by the Dunes sits in the heart of Kiva Dunes, Alabama's only beach and golf resort, in a gated community on the Fort Morgan peninsula. Away from the beachfront wind, the walk to the beach is easy and safe, and you never have to cross a single road.



In Kiva Dunes:

• Beach: about a 6-minute walk to the West Boardwalk, over a 30-foot dune to 3,000 feet of private neighborhood beach (seasonal Kiva shuttle in high season)

• Osprey Pool, a minute away: lounge chairs, tables, restrooms, and tennis and pickleball courts

• Blue Heron Pool, down the lane near the West Boardwalk: lounge chairs, tables, and restrooms

• Kiva Dunes Lodge and Resort, a mile's drive: the Kiva Lodge pool, fitness room, Kiva Grill (indoor, outdoor, and bar seating), the Apparel Store, and the links-style Kiva Dunes golf course

• Meandering streets for walking or biking with no major roads, plus a little wooden bridge and wildlife watching



Nearby on the peninsula:

• Bon Secour National Wildlife Refuge trails, historic Fort Morgan, and the Dauphin Island ferry

• Waterfront dining at Jesse's on the Bay and Tacky Jacks Fort Morgan; Gulf Shores is about 20 minutes away



GUEST ACCESS

The guest house, its two porches, and the garage game room are yours alone. The pool, hot tub, fire bowl, and pool patio are shared with main house guests only when the main house is booked by another group; otherwise they're all yours. The main house, including its porches and gas grill, isn't part of this listing.



Check-in is self-serve: your house key is in a keypad lockbox, and the code arrives before your stay. You're welcome to use the community pools, tennis and pickleball courts, fitness room, and the private neighborhood beach through two boardwalks. Kiva Beach Club access isn't included. For security, Ring doorbell cameras are outside each home: one at the guest house facing the driveway and one at the main house front door facing the road. There are no cameras inside either home.



PARKING

Pick up parking passes at the Kiva Lodge and display them in your windshields; they get you through the East Gate and show Kiva security your car belongs. Park up to two cars on the left side of the driveway, leaving the right side for main house guests. No street parking, buses, trailers, or boats.



HOUSE RULES

Quiet hours are 10 PM to 8 AM; enjoy the pool, hot tub, and fire bowl quietly until midnight, and be considerate of main house guests when sharing. No smoking or vaping and no parties. No pets, including emotional support animals (trained service animals welcome). Up to 8 people, including visitors. The primary renter must be 25 or older and present for the stay. A rental agreement and $300 refundable deposit are required.
