After showing them my reservation I was told the room wasn't available because they were under reservation. The whole front of the building is scaffolded and looks like it has been like this fir awhile. We had to find another place in the evening as we had food that would spoil. My advise.DO NOT STAY HERE. Our stay at Fra i Sassi Residence Matera was absolutely spectacular! Perched right in the heart of the historic Sassi district, the location couldn't have been more perfect. We were surrounded by the ancient cave dwellings and stone architecture that make Matera so unique, and the views from the property were nothing short of breathtaking especially at sunset when the entire valley glows golden. It felt like we were sleeping inside a living postcard.
The room was incredibly spacious and well-appointed, with plenty of room to relax and unwind after a long day of exploring. The bedding was exceptionally comfortable, ensuring we had restful nights, and the air conditioning was a true lifesaver during the warmer hours, quiet, efficient, and much appreciated.
What really elevated our experience, however, was the staff. From the moment we arrived, they were warm, welcoming, and extremely professional. The check-in process was seamless and hassle-free, with clear communication and helpful local recommendations. The inclusive breakfast was expansive and delicious. Check-out was equally smooth, making our departure stress-free.
If you're visiting Matera, do not hesitate to book here. The combination of unbeatable views, spacious and comfortable rooms, and genuinely friendly service makes Fra i Sassi a standout choice. We can't wait to return!"
"This is such a unique property to stay at. We were so impressed with our room. The location is central for walking to restaurants, bars and tourist attractions. We had a car so we used a parking lot the hotel recommended with security at the bottom of the hill as you cannot drive in the old city. It was so easy and they shuttled us directly to the hotel.
Do not miss the spa. We spend 90 minutes between the pool, sauna and steam, as well, I did a 90 minute massage, facial and leg treatment that was AMAZING! We travel the world and this was definitely one of our favorites and would highly recommend it!"
"Beautiful hotel, our room was outside of the building where the reception was, but staff took us to our room and it has the best view from the sassi, amazing !! We parked the car where they told us and a shuttle took us to the hotel. Great breakfast too!!"
"This hotel was truly spectacular. What struck me most was how well the design showcases Matera's distinctive architecture without sacrificing comfort or luxury. The rooms are genuinely comfortable and beautiful inside — modern, while still respecting the character of the city's stonework, and never losing that cozy feel. Our room in particular opened directly onto the street, almost like a little house of its own. It was one of our favorite stays ever.
There's one important thing to flag. The hotel's listing advertises free on-site parking, which was actually one of the reasons we chose it. A few days before arrival, we got an email letting us know that the hotel is in a restricted vehicle access zone, and that parking is actually a 10 minute walk away. When I wrote back pointing out that this wasn't what was advertised, I was just told that the hotel is in a restricted zone as mosts hotels in Matera, which I of course completly understand, but doesn't change the fact that the listing isn't accurate.
So: factor this into your budget — the shuttle to the parking lot costs €15 per trip. And if you're thinking of just walking instead, it's just 10 minutes but it's uphill with a lot of steps, so it's very hard with luggage — fine if you only have a backpack or hand luggage.
None of this would stop me from booking again or recommending it — the hotel itself is excellent and one of my favorite stays of the trip. Just go in with the right expectations about parking."
