Recently renovated comfortable two bedroom cottage with a spacious garden with views of the sea and a sandy beach which is less than a minutes walk away. Watch out for the wild water swimmers every morning. Rosemarkie Golf course is five minutes walk away.
The Boathouse has a brand new contemporary kitchen, sofas, beds, decor and soft furnishings.
Peaceful relaxing area on the edge of Rosemarkie with its local amenities, cafes, restaurants and tourist attractions. Beautiful walk along the beach to Chanonry Lighthouse where the dolphins can be spotted daily as they swim up and down the Moray Firth.
All the amenities of the city of Inverness are only 20 minutes drive away with shops, restaurants, cinema, theatre and tourist attractions nearby e.g. Loch Ness and Urquhart Castle, local Distilleries, Culloden Battlefield and much more.

The situation of the Boathouse is convenient for the sea and countryside walks. Everything we needed was provided and it's a cosy and comfortable place to stay.

We have visited the Black Isle for the last 15 years. This was our first stay and the Boat House. It was as described - clean, comfortable and a great place to stay. Had lovely walks up the beach to Chanonry Point.time.but previous
Perfect location on the beautiful Black Isle.Close to cafe and restaurant.Comfortable furniture, shower was great.Only downside for us was the decking area - overgrowth of trees/ bushes.
We had a fabulous stay at the boathouse. such a great location close to the bench. The dolphins at Chanory point was a great experience. Our 5 year old was amazed. Comfortable and cosy we just loved it.
Cottage was as described. Very clean, comfortable and well-equipped. The location is great, with wonderful views. We enjoyed walks along the beach to Chanonry point to watch the dolphins. Plenty of local history to explore. We would definitely recommend and would stay again.
Had a great stay at the boat house, place was very clean, well presented and lovely decoration throughout, highly recommended for the location which was very convenient for the beach and local restaurant. We will return!
Our first time in Scotland. Everything was easy, breezy, beautiful. The property was superb; clean, comfy and convenient. Handy location to set your own pace of holiday. Right on the beach to stay there and relax, or easy to drive out further for adventure. We had a great time. And host Carol is copl.
The location of the cottage is just perfect, across a very quiet road is the sea which can be heard gently lapping on the shore. The next door caravan site is very quiet and all one can hear are birds and sea. There are 2 cafes nearby but the cottage is very well equipped for all cooking needs. The beds are extremely comfortable and the shower strong and as hot as you want it. We ended up staying for 2 weeks because we loved it so much and even though the weather was not good we totally relaxed and enjoyed the peace of Rosemarkie.
What a lovely location. Perfect spot for the two of us to recharge our batteries doing some local walking and also exploring further afield around Inverness and Loch Ness. Lots to do on a week long stay and on top of that a lovely, clean, fully equipped cottage for us to stay in. We strolled along the beach to Chanonry Point several times Took us about 30 minutes each way, hoping to see the dolphins, without success, although almost everyone we talked to had seen them. It didn’t matter though as the walk itself was relaxing enough. The owner, Carol responded to us really quickly whenever we got in touch. We recommend this property to anyone wanting somewhere to relax for a few days.
We felt like home immediately as the boathouse is really cozily arranged and perfectly equipped, lots of extras and homely furniture.
Kids were totally happy with the cottage, too, and loved being directly at the sea. We stayed at the boathouse at the end of October, during this time it was not crowded at all at the beach, so both house and beach made the stay very relaxing. The garden with sea view is also beautiful.
There is a good restaurant and cafe a couple of minutes walk away at the sea and in the other direction the doplhin view point.
We would love to come back to this place soon.
Fabulous location right on the beach, short 20 minute walk to watch dolphins in the afternoon and 5 minute walk to local cafe (Crofters) for an afternoon cake and coffee (or beer!), be aware the cafe is only open until 7:30pm. Cottage is lovely with a garden to sit out and listen to the waves, well equipped with everything you need. Short 5 minute drive gets you to Fortrose with a coop, chip shop (you have to visit McGintys!) and a few other eateries. Well located to adventure further afield (cairngorms / Loch Ness). If driving, the parking we felt was a challenge to get in and out, needs some careful reversing and turning skills!

Nice touches like provision of some condiments, soap, shampoos, dishwasher tables, w/machine powder, tea bags, plastic bags and bag clips.
A modern smart TV would have been appreciated.
Between property and beach is end of caravan and campsite, didn't bother me, people sit in front of their tents and RVs looking out to sea, so not intrusive.
Greetings from Augsburg, Germany – Inverness' twin city! Our family had the pleasure of staying at The Boathouse, and we truly couldn't have asked for a better holiday experience. The cottage is not only beautifully decorated and cosy, but also wonderfully equipped and spotlessly clean.
The location is a dream, right by the beach, and we absolutely loved our walks along the shore to the lighthouse. The kids, on the other hand, were especially excited about the local sports field, and they had a blast playing tennis with rackets hired for just £2 at the Rosemarkie Beach Café.
One of the highlights was exploring the Fairy Glen; the walk to the waterfalls and the climb over the hill rewarded us with stunning views that we’ll remember for a long time.
We’ve had a fantastic time here and will definitely be spreading the word about this lovely cottage. Many thanks for making our stay so memorable!
