⚠️ PRE-ARRIVAL REQUIREMENTS

After booking, guests are required to complete our short pre-arrival process through our third-party guest portal.

‣ Damage Waiver ($56–82 depending on stay length) – Covers eligible accidental damage up to $700 with no security deposit hold.

OR

‣ Refundable Security Deposit ($700) – Pre-authorized 24 hours before check-in and automatically released 5 days after checkout, provided there are no damages, missing items, or policy violations.

❗ The damage waiver covers eligible accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Additional charges may be processed separately or submitted through Airbnb’s Resolution Center where applicable.

A valid government-issued ID and selfie verification are required to verify the booking guest.

⏰ EARLY CHECK-IN / LATE CHECK-OUT

Check-in and checkout times are generally firm due to our cleaning schedule. Up to 2 hours of flexibility may occasionally be available with at least 24 hours’ notice, subject to availability, approval, and an additional fee.

🔇 SHARED PROPERTY NOTICE

This is a private basement suite within a property that may have guests occupying the upper level. You may occasionally hear normal household sounds from other areas of the property. Guests are expected to respect quiet hours and avoid excessive noise.

🧳 LOST ITEMS

Please check for personal belongings before departure. Lost items are stored for up to 14 days before donation or disposal. Shipping or pickup coordination may be subject to a handling fee.

📦 MAIL & PARCELS

Mailbox access is not available. Please do not have personal mail sent to the property. We recommend depot pickup or direct delivery arrangements for packages.

🛠 MAINTENANCE & ACCESS

In an emergency, access to the property may be required without advance notice. For non-emergency maintenance, reasonable notice will be provided whenever possible.

💳 CANCELLATIONS

The cancellation policy selected and displayed through Airbnb at the time of booking applies to your reservation. Travel insurance is recommended for unexpected changes to your plans.

👤 GUEST SCREENING

Guests may be subject to additional screening before their reservation is approved or confirmed.

⚠️ HOUSE RULES

The booking guest is responsible for everyone included in the reservation. Please respect the property, neighbours, and guests occupying other areas of the home. Damages or house-rule violations should be reported promptly and may result in additional charges or action through Airbnb.
