We want you to enjoy your stay, but we also want to uphold a lasting relationship with you and our neighbors. When booking our residence through VRBO, you acknowledge and agree to the following:
- Check-out is at 11 AM unless we have agreed otherwise. There will be a $100/hour charge for any guests who overstay this time while the cleaners wait to get into the residence.
- Although this is a private residence, there are still neighbors on both sides. Guests must not make noise that disturbs the neighbors, especially from 10 pm-7 am.
- ONLY registered guests are allowed to be at the residence. By agreeing to stay at our residence, you allow us the ability to identify at any given time who is at our residence during each stay. Violation of this rule will result in your reservation being immediately canceled with no refund and/or application of an additional charge of $100 per unregistered person per occurrence, regardless of how long they are at the residence.
- There is also a strict “No Events or Party” rule. Violation of this rule could result in your reservation being immediately canceled with no refund and/or application of an additional charge of $100 per unregistered person per occurrence, regardless of how long they are at the residence
- If you would like a visitor over during your stay, PRIOR notification AND consent are required. - The residence is under 24-hour security surveillance for your safety. This includes motion sensor lights, multiple security cameras on the outside of the building and in the back alley. Covering any camera will result in immediate cancellation of the stay with no refund and a fine of $500.
- No pets. A pet-free environment is needed to ensure safety for other guests who might have allergies. Violation of this would result in a $500 charge.
- No illegal drug use, smoking/vaping.
- We ask our guests to be clean and tidy! Please wash your dishes, clean your spills, and place used towels in the bathtub. Cleaning that occurs between guests includes and is limited to changing washroom hand/shower towels, replacing consumables/toiletries, vacuuming and wiping all floors, cleaning the bathroom and kitchen, etc. Any cleaning beyond what would be expected (e.g. washing walls, sink full of dishes, etc.), will be an additional cleaning charge of $50/hour. If requested, a local cleaning service can also be made available for long-term guests to maintain the cleanliness of the residence.

☆ Early Check-In/Late checkouts more than 30 minutes of the original check-in/checkout time will be charged $50/Hour. The guest must notify the host of the early check-in/late checkout in writing and it must be agreed upon.
☆ A large staircase is not childproofed - not the best for young ones crawling or learning to walk. The residence has NOT been childproofed. Guests with young children will be accepted with the understanding that our home is not set up as a child-friendly environment; for example, the staircase, glass coffee table, artwork & breakables throughout the residence.
☆ There are emergency services within 5 minutes of the residence. If there is an emergency, you will hear sirens. Given properties close approximation to 109 st vibrations may occur throughout the house. Part of the sensations in the heart of downtown!
☆ Please note your reservation at this residence will include a security deposit. This will be used to cover any damages and/or additional expenses mentioned prior.

We had a wonderful stay at the ppace! The location was perfect close to everything we needed, yet quite and relaxing. The home was spotless, very clean, and well maintained, which made it feel comfortable and welcoming from the moment we arrived.Checking in and out was smooth and hassel free. A special thank you to Grace fornher thoughtful lness and for making our short stay truly amazing. We would definitely love to stay here again in the future!
Location worked well for us, we were able to walk to dinner spots, groceries and to dance performances easily without having to worry about driving busy streets or looking for parking.
Our out of town artists enjoyed their stay at this property. It is a perfect space for three adults and is conveniently located close to the city’s center.
The apartment had easy access to downtown, we walked to the Rogers Center. It was a clean apartment with garage parking and had everything we needed.

Place was great layout. Super clean and very close to Rogers Place and downtown core so could walk to events, dinner etc. added bonus was the garage for downtown parking. Communication with host was excellent.
Great location for us to stay for a family reunion
It was a beautiful home for my family to stay at. Lots of room for us and close to local family and event centre. 109th is a busy street, but I enjoyed my morning coffee on the back deck. Grace was quick to respond to our needs on arrival.
We were very comfortable in this home. There was plenty of room, it was clean, we prepared almost all of our meals and had everything we needed to do so. We would definitely stay again.

This house was amazing, very spacious, neatly put together and very close to the expo centre which is good for people who want to go to events there. The owner was very kind and even kept an item safe for us that we had forgotten until we went to get it.
Lovely property! We stayed here over the holidays and the gorgeous kitchen and open floor plan was perfect for our intimate family dinner. Beds were super comfy! I don’t normally sleep well, but I did here. Really clean place. We felt like we could get anywhere in the city within 20 minutes. Central location was fabulous. We will definitely be back!
We had a wonderful stay at Grace’s place. There is lots of space, it was very clean and lots of little amenities! There is a little rattling from the ETS but not a problem as it’s really very minor. Overall it was close to what our needs were and we enjoyed it thoroughly!!! We will be back 😃

The property was perfect, it was clean and comfortable and great parking. Grace was the most responsive hostess I have ever dealt with. If the tournament returns to Edmonton again next year, we would love to stay again!
Stayed here for a girls trip and it was a nicely renovated duplex. It is on a major road into downtown so cars passing frequently and every time a bus passed the place shook. There is a garage available for parking which is nice if you have a small car and don’t want to park on the busy street. The beds are comfy and everything was clean.
My family was very impressed with everything. We were nervous as we've heard terrible stories nope not here. Everything was as shown! Grace was great and very accommodating. Will definitely book again when visiting our son and highly recommend it. Our little granddaughter loved the stairs and everything was so clean we didn't mind her playing on the floors.
This place was beautiful. It was clean and the beds were very comfortable.there was not enough towel and face cloths out for our use. Even though they were notify how many guess there would be. The was also no coffee. Other then those two issues it was a nice stay.
Very nice house to stay and the garage parking is great for the added peace of mind. Everything in the house worked, beds were comfy and we did not have any problems. There is a basement tenant who was very quiet. Some reviews mentioned street noise which we didn’t actually find to bothersome, we are in Edmonton after all, we did however notice, and this has more to do with the city of Edmonton’s streets than the house, we could actually “feel” the traffic, especially big trucks and busses when they hit the potholes it can be felt when laying in bed.AC works great and there are also fans in bedrooms which we enjoyed having. Not a bad drive, 15-20min depending on traffic to get to WEM if that’s why you are in the area. If I could provide one criticism it’s that the yard is nothing like the photos, overgrown with weeds and un-kept, the small back deck does have a nice patio set to sit outside and have a meal. Overall we were very happy with our stay here and would stay here again, good communication and easy checkin/checkout and value for money.
Grace’s place is exactly like the pictures. Well stocked house and very clean. The house is centrally located to Rogers Place and KingsWay Mall.
I will be saving this listing and booking it agin for our upcoming Oilers games.
Only improvement I can see is letting guest know the garage isn’t as long as normal but it’s definitely wide enough for an Acadian and Travers to park. But if we had driven the truck down it would have never fit in the garage. There is street parking but restrictions from 3:30-6:00pm Monday to Friday. We had know issues but this could be a problem for some renters
My wife, son and his girlfriend had a wonderful stay at the house. The Hostess was always available for questions and we enjoyed ourselves immensely. Location is close to Rogers Place, downtown, and a quick drive to all of the major attractions like West Edmonton Mall, the river valley, and many great restaurants and eateries.
The house is perfect for 2 - 6 but more than 3 guests incurs an extra charge per guest. Garage parking off the access lane behind the property was great and the garage could handle two cars if needed.
The house is outfitted well and we were in need of nothing. There are a number of grocery stores close by and most with in a 5 minute or less drive. The beds were very comfortable and we had not issues sleeping. The master bedroom does face the front of the house which is a major road way into downtown and the road noise could be bothersome to some but it was more like white noise to me. Not a big issue for us but it is noticeable.
All in all it was a great ending to a holiday and I would definitely book this spot again.
