This property was in a fantastic area! We really enjoyed the neighborhood and all that it had to offer. It was an easy location to get to other things we wanted to see in Edinburgh. Train and buses were easy to get to but we found it just as easy to walk everywhere. The beach was a short cab ride away and fantastic. Be aware however, this property does not have a lift. We were on the top floor and had to carry our heavy bags up many flights of stairs. The room was comfortable. We all hated the rainfall shower. However, we would stay again as the location and cost were great.
The property is located near Haymaket Station. Located in a crescent close St Mary’s Cathedral.
The property was clean and the rooms more than adequate, the shower was powerful and the room warm. There was some kitchen facilities, kettle, toaster and microwave.
Only issue was we did not receive code to gain entry and had to contact them, we didn’t see the WiFi passcode in the passageway. Our room was on floor 3, which was a bit of a challenge carrying case up the stairs, having arthritis problems. We counted just under 100 steps.
Overall we were happy with our stay and would certainly stay again.
Good location and comfortable room. The shower took about 5 mins to get warm a few times.

The check-in was seamless.
Room was very spacious; and beds extremely comfortable.
The only downside is the bathroom that was not heated and very cold in September; there was draught coming through the window. The shower fixture was broken too.
But overall it was good, it is conveniently centrally located close to the main stations for access to trains and airports
The property is easily walkable from the Waverly mile. A stunning church is right across the street where i noticed families walk their dogs at all hours so I always felt safe. I loved the communication and the passcode you would use for the front door and your room so no keys and no reception to deal with. I had a room in the lower floor which made it quiet at any hour. I had a full kitchen and the hottest water when i showered. My first stay but will definitely stay here again for it just had everything I needed. Price was right and location just awesome! Thankyou!

Slightly rundown, but great location and price, I'd stay again.
Positives: very spacious, kitchenette that had all the basic essentials convenient to transit, restaurants, very walkable, quiet, fan provided.
Cons: bed linens, although laundered were stained. The pillows were stained and appeared to not have been laundered. The shower was extremely small!!! Outlets were in very inconvenient places, under a table, behind a sofa, no lift.
We were able to reach the property on foot after getting off the tram at Haymarket Station. Took less than 5 minutes. We were given a code ahead of time for the front door and our room and we appreciated that they were the same so you don’t have to try and remember so many numbers. Our room was on the first floor, no elevators guys, but it wasn’t a problem for us because we only had two carry ons. The room was small but clean and the bed extra comfy! Bathroom was tight and although older everything was functioning and clean. Really appreciated being able to leave our luggage after check out at their second property just 5 minutes away.
Nice period property, 25 mins walk from Edinburgh Castle. Top floor room, with small kitchen with all you need to make food during your stay. Clean and comfortable.

This was a lovely place. The photos of the junior suite made it look bigger than it actually was, but it was a comfy bed, tall ceiling, a nice drying rack to hang wet clothes, a beautiful building with an amazing view of a gorgeous garden, a great hairdryer and fan in the room, a cute little kitchen, and a very convenient location for getting to downtown. The staff (located at a building a few blocks away) were kind enough to keep an eye on our belongings while we adventured.
Have to mark staff and service at 0 due to no welcoming or front desk. But others were great bathroom toilet had not been flushed and could see poop stain in toilet but easy fixable by flushing 4 stars and bedroom and tv and couch and kitchen 5 stars due to being big room and felt like home. Good hotel to stay in and will come again one day thank you
The front door is a bit quirky (the instructions were good but I was late and tired and took a moment to remember them). The room was spacious and welcoming if a little too warm. The bed was a bit saggy. There are a number of switches which don't seem to do anything. And the room is so tall that heavy (and REALLY good!) curtains on a pole are very hard to manipulate.

We were switched to a different property(Palmerston Suites) and only informed when I rang up on the day, about two hours before check-in. This caused us some stress as we were already in Edinburgh and trying to enjoy our day. The receptionist was rude on the phone but nicer in person. The room was good, so we may have been lucky in that regard. The lobby and stairs stank of sewage. There must be a problem with the drains or some kind of hidden sewage leak or something. I had to block the air gap in the door to stop the stink of stale plops.
