A family owned business who are very friendly, helpful, and attentive to our needs. The hotel is small and comfy, located a block from Haymarket bus and tram station; it’s easy to get anywhere in Edinburgh. Plenty of shops, restaurants, and bars nearby. The area is quiet at night. The breakfast is intimate and tasty. Strongly recommend.
This was an amazing place to stay and well priced-just across the road from Haymarket train station, trams and buses. Convenient for cafes and small food shops. The decor is rather dated but that's not the end of the world and perhaps charming. The owner and staff were really helpful. My room was very clean (if somewhat dated), warm and my small bathroom was excellent. Nice breakfast. I'd certainly stay there again. And can honestly and happily recommend it to other travellers.
We loved staying at the Grosvenor Gardens Hotel! Mrs. Chan was amazing, a delightful and welcoming host! We stayed in the lower family room and thoroughly enjoyed the location to the Haymarket station, pubs, restaurants and city attractions during our three days there. The location especially was nice because it was safe and quiet at night. The included breakfast was a huge plus and her prompt responses to our questions were helpful. We would definitely stay here again when visiting Edinburgh.
Great location in quiet area near Haymarket station with easy access to airport trams and 20 to 30 minute walk into town. Basic room in basic guest house in a small older property. Nice breakfast. Seems a little expensive but this is Edinburgh I guess.
Very nice, small hotel centrally located close to Haymarket station. Breakfast was good, the room was fairly spacious, and the staff and manager were very helpful. Highly recommended, would stay here again!

nice clean room, friendly staff and a good breakfast.
The location is unbelievably convenient. Less than a 2 minute walk to Haymarket trains and the tram. The rooms are very nice except for one, the one we were put in to start.... it is considered a double room, but it is way in the corner of the basement, tiny and in a low hallway, not at all what the photos show. The host did move us after one night but not after me complaining and being told many times that it is what I booked. Be clear that you are getting the rooms advertised in the photos.
Breakfast was very nice, overall a very nice property but the host may be trying to place guests in the little room.

The room was really clean and cozy, I even heard birds chirping outside. Great location and comfy bed. Would definitely stay again! Oh and you get to have breakfast in a really cute dining room. Just outside of the heart of Edinburgh. All of the main attractions were within walking distance or bus/tram options were just down the street. Easy to get to from the airport via tram and a very short walk to the hotel. Staff were very helpful and very nice. Even made us a to go meal when we left before breakfast was served. Breakfast was big and filling. Would definitely stay again.
The manager Mrs Chang was lovely and made us feel very welcomed. The hotel is set in a brownstone. We had the "family room" which was HUGE and featured 20 foot ceilings, windows we could open for fresh air, lots of space with two double beds, a couch and two chairs and a beautiful decorative fireplace. It was vintage vibes and lovely. The washroom was tiny, which is pretty standard for a building like that. Not sure the size of the other rooms, but I suspect this was originally a living room when it was a home.
We enjoyed complimentary coffee and shortbread cookies in our room each morning which was a nice touch.
Our only complaint is that the room and reception area smelled of smoke, despite being a non-smoking room. The bedding didn't smell, just the room itself most likely from it being in the carpet and walls.
We really enjoyed our stay. The room was comfortable, clean and water hot in the shower. Very good breakfast was included.
Easy 25 minute leisurely stroll to Edinburgh Castle through a nice neighbourhood.
The Haymarket train, bus & tram station was 5 minute walk to this guest house. We arrived via train from Glasgow. At the end of our trip we took the Tram to the airport. So this is in a convenient location for getting around. Lots of restaurants and 2 pubs near the train station.
Would stay here again if ever back in Edinburgh.

Our room and bathroom were spotless, and a dining recommendation from the owner was superb. It was good to stay somewhere with people who own the establishment and care, rather than a chain.
