Basically in the middle of Edinburgh. I was travelling solo, so I got a single room. The bathroom was detached, but very nice. The room was small, but adequate. The staff was great, and the morning breakfasts were delicious.

Breakfast was minimal. Served on a tray in the room. No way to mingle with other guests. An old dated converted home. 1.5 miles from the royal mile. Dinner choices were a 1 mile walk round trip. It was just basic and off the beaten path.

Our party of 4 had spacious rooms. They were exceptionally clean. And there was a wide variety and hearty enough options for the continental breakfast to tide us over until lunchtime. Close to the bus stops. Would definitely stay there again & highly recommend.

Would definitely stay again

Very freindly staff, delicious breakfast that was served doorside on time and easy walk to bus stops or curbside taxi/uber pick up. Bed and pillows were especially comfy. Very welcoming feeling just minutes from the hustle and bustle of Edinburgh.

Great place to stay.

Dropping off our son at university this was a good place to stay just around the corner from the halls. It’s a good neighbourhood, reasonably quiet. Dorstan House is a huge, grand old Victorian house, tastefully decorated. Self check in was easy with all the codes being emailed two days before arrival. The breakfast was really tasty and plenty of it. It’s delivered to your room. I’d stay here again when visiting our son. Richard was extremely helpful as we needed an extra room for our son as we’d arrived a day early!

A very nice Guest House with wonderful hosts. They have done a great job making a traditional building warm and welcoming. I walked into Town (1-2 miles), but the hotel is close to a bus route, and there are plenty of taxis in Edinburgh. No dining area, but breakfast was brought to the room at a time of your choosing (between 0800 and 0930). The choice and quality of the food was extremely good! I was using the room for work during the second day, and so didn't want the room turned over, but I was give plenty of milk and more filtered coffee by the host. Overall, a very pleasant stay.

I had to check out early due to health issues (my dust mites allergy reacted very strongly to the carpeted floor in my room) so I can only judge 1 night and 1 day. The room I received (small ensuite) was as seen on the pictures, but I personally felt less comfortable with the outdated design than I originally thought. Just a personal thing. It was spotless aside from the sink which had rusty spots (due to its age, I assume). The bed was small but big enough for one person and comfortable. Breakfast was great and the room had a nice little coffee and tea station with some biscuits which I appreciated. The short interaction with Richard while receiving the breakfast was also nice and friendly. However, a HUGE downside for me was that, while the area of the hotel is really quiet and you hear little noise from outside, the walls of the rooms seem to be paper thin because I could hear everything from my neighbors. The door to the room doesn’t fully close (about 1cm gap between door and door frame) which doesn’t help either so I constantly felt like I was being watched and under observation which didn’t allow for any relaxation. But this might just be me as a very private person. Additionally, the gap in the door as well as the curtains didn’t do much for blocking out the light. A sleeping mask is necessary if you need darkness to sleep in any way.
