The location is great for walking to city center. The property is located right next to a park the gives you access to a walk path to everything in Edinburgh.

Needs a good cleaning. Cobwebs dirty rug in bedroom did not want to walk barefoot. Shower curtain had black mildew on bottom of it. The service was nice & pleasant.

Great facility Gill, was the friendliest host! Helped us with every question we had! Buses run by the the house very regular, but it is a bit from the city center! But very do able!

We had a very small room on the top floor. The bed was very small - in length and in width - and the room was not really clean. The hosts were friendly and the breakfast was good. In both regards much better than in the hotel where we were before, but not as good as in other B&B we enjoyed in Scottland. The price was very high in relation to our accomodation, but this was during the "frindge" period, so a comparison might be difficult. The distance to the Old town was no problem. There is a very nice walking path and the bus connections are also excellent.

The best experience I've had outside the US. Best breakfast in along time. Room was good, bit small but extremely quaint. The ladies that run it were perfectly lovely & accomodating. Delightful 3 day stay, all around..

A lovely location just outside the city and an easy enough walk in of just 30mins. The guesthouse is full of period charm and the room itself was spacious and comfortable. Gill the owner was so friendly and helpful. She allowed us to check in early and even leave our luggage at the guesthouse even after we had checked out, as out flight was a late one. The breakfast was delicious and there was so much choice. You won't go hungry! The only downside for some people would be that we had a private bathroom, but it was across the hall from our room. This didn't bother us in the slightest. The guesthouse does offer rooms with en suites, so just check when you book. All in all, it was a great place and I would definitely recommend.

Our stay here was just delightful. Gill is a wonderful host. The room and bed were comfortable and a close walk to restaurants in the Leith area. Breakfasts were perfect with nice selections of eggs, fruits, cereals, haggis (including vegetarian), and coffee/tea. I'd stay here again if I were coming back.

Lovely guest house, great location

In Edinburgh for a couple of days shopping with my sister. The bus stop was a short walk up the road. Victoria park and the Botanic gardens were also close by. The room was lovely and spacious, bright and airy with fridge, tea-making facilities and a hairdryer. We received a warm welcome and breakfast was lovely with a good variety. Would definitely stay again!

Lovely house, hosts were pleasant and helpful and the property is very close to a direct bus route into Edinburgh. There were a couple of small issues - when we picked the room with a larger bathroom we didn't realise that the private bathroom would not be adjoining, and was across the landing from our room. This may not be a problem for some, but we did not find it ideal. Also the room details on Expedia stated that each room had a fridge and fresh milk was provided to make tea/coffee - unfortunately this was not the case. However, overall we had a good stay

Super freundlich und hilfsbereit!!! Alles ohne Beanstandung, sehr zu empfehlen. Mit dem Bus kommt man problemlos in die City.

The host was fantastic! She served an amazing breakfast and made it half an hour early so we didn't have to rush to our sports seminar. And the bed was so comfortable to fall into after a day of working out!

Great place

Such a great bnb, me and my partner were in Edinburgh for the running festival, running the full and half marathon we needed to be up and out at 6:30am On the Sunday meaning we would miss breakfast however jill made sure there was food available for us first thing so that we could have something before our runs. The Bonnington grill full breakfast was also amazing the other mornings we were there. We also hadn’t originally booked to stay the Sunday night however when we rang a few days before arriving jill arranged for us to chance rooms so we could stay an extra night. The bnb is around a 35 minute walk to Waverley train station and into the city, buses were available but we didn’t mind the walk. Overall very helpful and a great little place to stop. We will defo look to book for race weekend next year.

Een thuis gevoel. Ontzettend aardige eigenares, die meedenkt en behulpzaam is. De voorzieningen zijn wat verouderd maar stoort niet. Heerlijk rustig en in fijne wijk gelegen. Met hus 11 zo in de city.

It is in a great location both for Edinburgh city and the increasingly popular Leith area. The house itself is beautifully kept, the facilities and accommodation first rate and it has the added and rare bonus of off-street parking.
