At The Sage Sanctuary, every detail is curated for your comfort, health, and peace of mind.

Bedding & Cleanliness: All linens are 100% cotton and washed in unscented, hypoallergenic detergent.

The home is cleaned exclusively with non-toxic, eco-conscious products.

Sensory & Neuro-Friendly Design: Our home is crafted with neurodivergent and scent-sensitive guests in mind — fragrance-free and sensory-balanced throughout.

Our house is equipped with a whole house water filter. Fresh, filtered water flows from every faucet, including bathroom sinks and showers, so there is one less thing to worry about.

Neighborhood & Quiet: Enjoy our quiet, walkable urban neighborhood while being close to Denver’s top parks, dining, and cultural spots. For the comfort of neighbors, please keep outdoor music family-friendly and at respectful levels. Quiet hours begin at 10 PM.

Booking Requirements

Minimum Age: 25 years. The primary guest must stay for the duration of the booking.

Online Registration: Upon booking, you’ll receive a link to:

Upload a photo ID and matching selfie
E-sign the rental contract

Please complete this within 48 hours to secure your reservation.

Guest Occupancy: Maximum occupancy is based on your booking. Any additional guests must be approved.

Extended Stays: For stays longer than 2 weeks, a light cleaning every 2 weeks is required in addition to the checkout cleaning (pricing TBD).

Pets
Dogs: Considered only with prior approval. Max 2 dogs per stay.
Pet Fee: $150 per stay. Cats are not allowed due to severe allergies.
Dogs must stay off furniture and bedding; bring coverings if needed.
Service & Emotional Support Animals: Always welcome but must be disclosed prior to booking.

Cancellation Policy
We maintain a strict cancellation policy, but our signed rental contract allows you to cancel outside of booking platform timelines. Refunds (rent & host fees minus $250 administrative fee) are available only if the dates are re-rented. Partial refunds may apply if re-rented for a lesser amount.

Noise & Gatherings
Our home is a family-focused retreat. Please respect neighbors and keep noise to a minimum.
No parties or large events allowed. Small gatherings must be disclosed and approved.

Monitoring Devices: Noise and smoke sensors are installed inside and outside. These do not record audio but detect decibel levels, cigarette, or vaping smoke.

Security
No indoor cameras.
Exterior cameras (including Ring doorbell) monitor front door and driveway for motion, capturing video and audio only when triggered.

Parking
Free, safe residential street parking is available in front of the home.
The garage is not currently accessible to guests.
