We are located on a wildlife-preserve canal in a (no-thru traffic) quiet neighborhood that is perfect for walks and bike rides. Manatees, otters, birds and our personal favorite, the TURTLE, are all visitors in our canal.

**This home is one side of a duplex and is its own home with privacy to your deck and backyard by fencing. The boatslip is a shared kayak launch space with you and your neighbor to the left. Those guests are directed to use the ladder closest to them. There is also space to park a boat in the slip.


BACKYARD OASIS!
We have a very large 12'x 25' backyard DECK where you'll enjoy a GAS GRILL, 2 SUN LOUNGERS, table for 6, 2 fishing poles, and a FISH cleaning station.

Next, step down into our newly added FIRE-PIT, BOAT SLIP and grab a KAYAK. You will have 1 tandem, 3 singles and a youth kayak for your use only.

We recommend water shoes and life jackets are provided.


ATTENTION BOATERS AND KAYAKERS
The canal can be shallow in the winter and at low tide so flat bottom/pontoon boats are best. You will need to watch the tides coming in and out. The Plantation Adventure Center is the closest ramp to drop in and trailer parking is available on the vacant lot next door if needed. The boat slip is 15' long and we feel a boat can stick out of the slip another 12' without being obstructive to the canal.
Kayakers can use the ladder or steps in boat slip to launch kayaks.

BOATING/KAYAKERS/AMENITIES DISCLAIMER
All guests bringing their own boat or using the property owner's amenities including kayaks must use at their own risk. Owner is not responsible for injury or death, and guests are expected to have knowledge and experience in using such items. Guests are liable for any property damage incurred from misuse of any of the amenities. Amenities are inspected weekly, but guests are expected to notify host if any amenities are seen as damaged or inoperable.

Each bedroom has a wall mounted tv and closet space that includes hangers, shelf, hamper, luggage rack and dresser.
FULL SIZE SOFA BED is located in living room for additional sleeping.
1 FULL BATHROOM with plenty of storage.
FAMILY ROOM has a 55" Roku, smart TV, a sofa, futon and French doors leading out to backyard and canal.

A NEW KITCHEN includes new appliances, air fryer, plenty of cookware and counter space to make a meal. Table for 4 and stackable washer/dryer are also located in this space.


PET OWNERS
Please message host and explain the weight and breed if you want to bring a pet.
A few pet rules...
1. We expect that your pet sleeps in their own crate or on the floor. Please no sleeping in the human beds.
2. We expect that you pick up after your pet in the yard so no "surprises" will be experienced by our next guests.
3. We expect you consider your pets barking habits since this is a duplex.
4. Please supervise or keep your pet on a leash while outside to prevent them from entering another yard.

We have a $100 pet fee (max 2 pets)
We will send a separate invoice to your email for the pet fee. We take cleaning and sanitizing the home after a pet stay seriously so our next guests can enjoy a clean space.

Guests will have access to all parts inside this home excluding the host's storage closet. Outside, guests will have access to the deck, backyard within fenced area, seawall for fishing/sightseeing and boat slip.

Your host, Vicki, will be available to communicate with you throughout your entire stay using the app.

Quiet, mostly retired neighborhood. No neighbors across street in front of home or across the canal in the back. Fence separates you from neighbors on either side.

CLEANING
We hope to pride ourselves in making our home safe and clean for our guests. Our expert cleaners impose a detailed process of disinfecting and sanitizing all linens and rooms after each booking. We are a pet friendly home to dogs (no cats). After a guest with a pet has checked out, extra steps are taken by our team to ensure any pet hair/smells have been eliminated. However, we cannot provide a guarantee you will not encounter evidence of this being a pet-friendly home during your stay.

PESTS
Our home is professionally sprayed for pests on a quarterly basis, and we can provide this certificate to you upon request. However, we cannot guarantee you won't see a bug or insect inside the home during your stay. This property is surrounded by vast Florida wildlife that we love, and critters can find their way inside despite aggressive pest control. We recommend that you keep doors shut when not in use. Please keep screens on windows.

RECORDING DEVICES
Motion sensor recording devices are set up in two places outside the home to ensure the safety of our guests and our home. The first camera is set up near the front door and driveway, and the second is located on the back of the house near the deck and backyard.

SAFETY
Our home has a step up going into the house and a step over and down onto the back deck. There is also a step off of the deck onto the grass.

Guests will also need to step over the tub to get into the shower. In the bathroom, we have provided a grab bar (only meant to assist, NOT TO BEAR FULL WEIGHT) and non-slip shower treads.

The backyard has a seawall with a concrete sidewalk. A drop off into the canal can range from 1' to 6'. CHILDREN SHOULD BE SUPERVISED in these potentially dangerous areas at all times. Please DO NOT FEED ANY WILDLIFE as this may encourage them to be aggressive. Our canal has manatee, alligator, otter, turtles etc.

*** Explosives, illegal drugs, marijuana and illegal firearms are not permitted on the property at any time. A fine of $500 will be incurred if found present on the property.
Guests are allowed to smoke or vape OUTSIDE ONLY. The smell often lingers on your person and clothes so please be considerate of this during your stay.
