Summary: Welcome to Breck Haven, our luxurious 6,500 sq ft home with 6 bedrooms & 6 bathrooms in the exclusive Timber Creek Estates community! Escape the city & take in the fresh mountain air from this retreat, which backs up to the national forest & boasts incredible views of Mt. Quandary. You will love spending nights out on the deck or hot tub taking in the impressive night sky, or relaxing in the movie theater. The perfect mountain escape for large groups of families & friends.
The Space: This house is quite large, so we will break down the description by category.
LIVING AREA
The main floor great room boasts soaring ceilings, upscale decor, and plenty of comfortable furniture with plenty of windows to let in natural light and great views. There is a gas fireplace and a 65” TV.
The lower game room has a billiards table, gas fireplace, and home theater, a projector and six seats. There is a wet bar with a dishwasher and wine fridge.
KITCHEN & DINING ROOM
The gourmet kitchen has ample granite counter space and top-of-the-line appliances. There are 4 breakfast bar seats and an intimate coffee table by the patio with seating for two. The kitchen also has a desk/workspace and access to the patio with a gas grill, fire pit, and hot tub.
The dining table is next to the kitchen and has seating for 12.
BEDROOMS & BATHROOMS
This three-story home has six bedrooms plus a loft and can comfortably accommodate up to 14 guests. There is a TV in every bedroom.
The master suite has a king bed, gas fireplace, and deck access. A loft includes a twin daybed. The en-suite has a walk-in shower, jetted soaking tub, and private laundry room.
The second bedroom has two twin beds (which can be configured as a king upon request), while the third bedroom has a king bed. The adjacent bathroom to these two bedrooms has a walk-in shower. Lastly, there is an additional bathroom with a walk-in shower located between the bedrooms and the kitchen.
The fourth bedroom has a king bed, a treadmill, and an en-suite with a steam shower. Only accessible via the fourth bedroom, the loft has two twin-over-full bunk beds with trundles. Please note that these bedrooms are upstairs.
The fifth bedroom has a king bed and an en-suite with a tub/shower combination. The sixth bedroom has a king bed, while an adjacent bath has a walk-in shower. Please note, these bedrooms are on the lower level.
OUTDOOR AREA
An expansive deck wraps around nearly the entire home. There is a private hot tub, gas grill, and fire pit.
EXTRA AMENITIES & MORE DETAILS
Complimentary Wi-Fi, two washers/dryers, radiant heating controls, and a whole-house vacuum system are provided.
Parking is available for four cars in the driveway and two in the garage. Large SUV's and trucks may not fit in the garage. RVs and trailers are not allowed to be parked in the driveways.
Please note that, like most homes in Breckenridge, we do not have A/C.

Guest Access: Guests will have access to the entire home, the outdoor patio, the garage, and the hot tub. Guests will receive detailed check-in instructions a few days before their arrival through the booking platform's app or email.
The Neighborhood: Once you leave the home, adventure awaits in every direction! A short drive will bring you to Wheeler, Bemrose, McCullough Gulch, and Quandary Trails for hiking or mountain biking among pine trees, along creeks, and into the mountains. A short drive up Route 9 brings you to downtown Breckenridge, where you can take in the many splendors of this old mountain town. Breckenridge is a hub of culture with festivals, dining, and shopping experiences, and of course the world-famous ski resort.
Getting Around: During the winter months (October-May) guests will need 4WD or chains to access the property safely. Uber and Lyft are available as well.
Other Things to Note: The house is located in Timber Creek Estates, which has an official noise ordinance that follows the guidelines set forth by the Town of Blue River. Noise violations (by persons or motor vehicles) may result in fines up to $1,000.
Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. The rear deck furniture and fire pit are seasonal. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit.
Large SUV's and trucks may not fit in the garage. RVs and trailers are not allowed to be parked in the driveways.
There is a camera facing the driveway for security purposes.
Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use!
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
Interaction with Guests: We are offsite but available when needed. Please message us through the app or booking platform for the quickest response.
House Rules: • No smoking • Pets are not allowed • No parties or events • Check-in is anytime after 4PM • 50% of payment is due upfront and the rest of the payment is due (14) days before arrival. • Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing. • The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection. • Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.
