Welcome to the serene haven of Eagle's Nest! As you step into the airy living room, you'll be embraced by serene lake decor and will enjoy the warm glow of an electric fireplace on cool evenings. High ceilings and a gentle breeze from the ceiling fan create a spacious and airy ambiance, perfect for unwinding. With a sleeper sofa and an open concept layout, there's ample space for family gatherings and movie nights around the TV.



Step into the spacious open kitchen adorned with sleek white cabinets and appliances, offering both style and functionality. With counter seating for three, it's the perfect spot to enjoy casual meals or chat with the chef while they create culinary masterpieces. For more formal dining, head out to the sunroom where a six-person dining table awaits, providing a scenic view of the golf course while you savor your meals. Enjoy the convenience of a Cuisinart Drip/Pod combo coffee maker and find all the necessary utensils and appliances for a seamless culinary experience, from blender to dishwasher.



This condo comfortably sleeps 8 guests between 2 bedrooms and a queen-sized sofa sleeper in the living room.



Bedroom #1 includes 2 queen beds, an ensuite with shower/tub combo, and a TV.



Bedroom #2 includes a king-size bed, ensuite with shower/tub combo, and a TV.



THINGS TO NOTE:

• This condo is located on the third floor and requires climbing 16 steps.

• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.

• No pets are allowed.

• Parking lot parking is available for up to 2 vehicles on a first come, first served basis.

• Washer and dryer available in the closet next to the front door for your convenience.

• The communal pools are open seasonally from Memorial Day to Labor Day.

• Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Grand Welcome nor the property owners are not responsible or liable for any refunds due to the event that any amenities are closed for any reason.

• The total price for your reservation will include the accommodation fare, booking fee, cleaning fee, damage waiver, pet fee (if applicable), and applicable taxes.







Guests who enjoy the outdoors are encouraged to explore Table Rock Lake or nearby Table Rock State Park. Silver Dollar City, only 6 minutes away, is a 61-acre amusement park with an 1880’s theme. And if you’re up for a round of golf, the gorgeous Point Royale Golf Course is less than 25 minutes away and the iconic Top of the Rock Golf Course is less than 40! The home is 25 minutes from historic downtown Branson, an area dotted with dozens of restaurants, boutiques, and specialty stores. It’s simple to navigate downtown by walking, riding a bike, or hopping on the free downtown trolley. While downtown, it’s common to stumble upon a local festival, live music, and other noteworthy events.



HOUSE RULES:

• Check-In is 4:00pm and Checkout time is 10:00am.

• A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.

• This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.

• Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.

• Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.

• Parties or events of any kind are not allowed.

• Do not move or rearrange the furniture.

• Do not exceed the maximum number of cars or occupants.

• Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the properties.

• Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.
