This home is a mountain biker's dream with bike in/bike out access to some of the best trails in Northwest Arkansas. Located just seconds away from Up hill both ways and the Lagovista Trails, both part of the Little Sugar trail system. With over 40 miles of trails, the Little Sugar trail system offers adventure lovers the perfect opportunity to explore the beauty of NWA.

Experience modern comfort in this recently updated house complete with a private parking area and patio. Relax in the spacious living room featuring a comfy couch and a 50-inch smart TV with your favorite streaming apps. Adjacent is the dining area with seating for 6. The fully equipped kitchen has everything you need to whip up a meal, from pots and pans to baking sheets and utensils, to a blender and a Kuerig coffee pot.

The bedrooms are cozy and comfortable. One bedroom has a king-size bed and a 46-inch smart TV, while the other has 2 queen-size beds. The full bathroom in the hallway area is conveniently located near both bedrooms. A laundry area with a full-size washer and dryer is also available for your convenience.

Take a break in the sunroom/game room with a basketball game, foosball, oversized connect 4, and board games. There is also a second bathroom in this room. Step outside to the back deck for a breath of fresh air and relax in the outdoor sitting area.

Access to the home is easy and secure with an electronic keypad upon arrival. The upper home area is all yours, except for one owners closet located in the carport. The covered carport area accommodates one small/mid-sized car, and there is space to park an additional car behind it and a gravel area directly next to the carport allowing for up to 3 cars to park on the property.

Please note that this home has a separate guest suite in the basement area accessible only from an exterior door. It is also an another VRBO unit that can host a maximum of 2 people, so you may see other guests on the exterior of the property. Larger groups can book both spaces.

Great location!

House was older but the revamp they did to modernize was great! Beds were comfortable and neighborhood was quiet. Would absolutely stay there again!

Cozy and warm

Nice property that was warm and very cozy. The pillows and comforter were amazing. The kitchen was a good size with a dishwasher and had a very nice fridge. The washer and dryer were good quality machines.

Game room and close to trails

We enjoyed our stay. The game room was fun. It was very close to the bike trails but very steep and rocky for kids to take off from the house. A short drive to lakes and other bike trails. They had everything you needed in the kitchen.

Clean but basic

Upon arrival the house was completely dark and the entrance was dirty and seemed like no one had been there in a long time. When we walked in, it smelled musty and old. Overall it was clean, but very basic. No kitchen towels or other extras. It did have some kitchen accessories to cook with. No extra amenities anywhere elae either so be sure to bring your own soaps, shampoos etc. The pictures made it look nice and new, but it was definitely an old home. The game room was a nice feature, but we werent around enough to enjoy it.

Needs updating

Remotes to ceiling fans in bedrooms do not work.Mattresses were uncomfortable If knew about ants coming due to rail, we would not have left food on counter.Food and plastic utensils stuck along side cushions on sofa.The place is spacious, and property management responded quickly to issues.Overall the stay was okay.
