Welcome to our holiday home – “Ballara #10”. We hope you enjoy your stay! We are perfectly located beside the idyllic Barwon Heads river beach... with the shops, playgrounds and restaurants all within a short stroll. The property includes a renovated heritage-listed boat house connected within a striking ‘new’ build.
The house has a 7.1 star energy rating including double glazed windows and solar electricity panels. A lift and entry ramp makes the two-storey property inclusive for people with reduced mobility. An electric car charging point is also available.
Extra luxuries have been included: some coffee podsto get started with the Nespresso coffee machine, Koala mattresses, three smart TVs connected to a Google Mesh network with Netflix (for movie marathons), and a warm outdoor shower for your sandy feet!

All linen and towels are included to ensure your stay is hassle free. We have a Nespresso machine for which we provide a starter pack Urban Brew biodegradable coffee pods. Otherwise, our closest recommend cafe is merely a minute walk away - Barwon Ebb and Flow.

The home has electric heaters (in addition to gas fire place), plus ceiling fans – the building has been architecturally designed to capture the cooling coastal cross-breezes. The kitchen is fully equipped with full size fridge, dishwasher and oven. It is well setup for the home cook with quality pots, pans and utensils. On the deck is a Weber electric BBQ.
There is a separate laundry with washing machine and dryer. We also have three smart TV’s connected to the NBN via a Mesh smart speaker network, for those movie marathons. Please also note we have fast wifi should you need to work from home.

We also have a high-capacity type-2 electric car charger making Ballara within easy EV/Tesla range of Melbourne and beyond.

The layout has been architect-designed to be inclusive of people with reduced mobility. This includes a gentle entry ramp, full-sized lift, and spacious family bathroom with walk-in shower. [We note the Master suite ‘boathouse’ has raised steps into entry, narrower hallway and a smaller ensuite bathroom. Further details about accessibility can be provided on request.

We have security cameras installed only at the front of the property, for the protection of the heritage listed boathouses. Our home is located as the centre dwelling in a development of three.

We appreciate please if hard-soled shoes can be removed when inside the house, as the floorboards may be damaged.

Our home is walking distance to an idyllic family river beach (stand up paddle-boarding is very popular), 13th beach (great for the keen surfer) and the famous Barwon Heads Golf Club. Being in the heart of ‘old’ Barwon Heads means that everything is a stone’s throw away - great coffee, lovely boutique shops and the IGA supermarket… it really doesn't get much better.

Please note we take a Pre-Authorization Bond of $500 24hrs before you check-out, this is held in your bank account and not taken out. Once the property is checked for damage or missing items the bond will be release 7 days after check-out.
We do not accept parties, events or schoolies. Please be respectful of our neighbours after 9pm.

Please remove shoes when inside the house.

We do not accept young groups.
