Nothing personal but the cleanliness of the apartment unit was poor kinda smeared over from the last guest who stayed in the Unit. Cleaning was definitely “NOT” thorough and basically glossed over without really cleaning up after the previous occupants.

At first I loved this room (stayed 3 nights) since it felt like our own little apartment. However after the 1st night I started to notice all the bus, the dirt on the base boards and our wifi died. I contacted the staff service team (no reception, very self-serve) about the wifi, after they told us to unplug the modem, I contacted them to say it still didn’t work. Their response that it was working while they were there so I should contact management. Customer service was great to me however what left a sour taste in my mouth was 1) when they said it still worked since it obviously didn’t and 2) when I talked to an other customer they said they were having issues too, however their messages to customer service were being ignored. As tourists from out of country, we really rely on wifi to get around and enjoy the country we are visiting. Sadly, we spent most of our time looking for free wifi in cafes

Property was found with lack of basis appliances and worst customer service. Called on phone numbers provided many times to request for arranging appliances but no one picks the phone. There is no reception desk also to talk about the experience. I won’t recommend this for long stay.

Value for money
For the price we paid it was awesome. Right in the middle of the city you can't go wrong as every attraction was easily accessible including the ease of access to the best restaurants, pubs, bars etc. Two bedrooms were modern and spacious with bathroom, kitchen and living area with wifi and flat tv connected with netflix. I would definitely return if ever go back to Rotorua.

Good location - no on site staff, more airbnb than hotel - parking problematic, if you want to sleep in. Only limited online TV only, no FTA TV or cable. Wifi password published on the front door of a busy street (half of Rotorua probably uses it) so zero data security. Smelt damp due to bathroom fan not working.

Our stay was okay, everything was closer to us but you don’t have any amenities for your customers, like jacuzzi, pool, playground or a game room so the kids can enjoy staying there, and one off the single bed have a blood stain on it. But overall our stay was okay . Thank you.

The apartment was not as chic as advertised, service lady was using the washing machine when we arrived early evening, the linen was thread bare and some towels ripped and holey. The door lock was nearly falling out the door and we spent all night listening to people on the street across the road!

A total disappointment, on arrival for check in we get up to the room we booked, the door was open, stacks of empty alcohol bottles, and boxes, a few black rubbish bags full of alcohol bottles also, the place smelled disgusting, was not cleaned or ready, beds not changed etc. Tried contacting someone which was pointless as no one answers, a cleaning lady who hardly spoke came out ten minutes later and said sorry then disappeared again...finally I found her again and she said we can take a different room, which was way smaller, next to a disgusting alley way with a Chinese restaurant back door outside the window to the room. The room was not clean, aircon hardly worked properly and made an annoying wrr sound all the time. We paid for a room facing the road, with king bed a two twins in separate rooms with bigger kitchen dining lounge room, and were given a small cramped dirty place, most stuff there is broken and no iron for clothes as stated. Still never got a reply from the place, its a strange setup and would not recommend staying here.. at all.!

Well equipped, spacious, and clean. However, one of the rooms did not have a window and if you cook in the room, it is not well ventilated which means your room will smell like your dinner for a long time(including that room with no window). If you dont plan on cooking or do not mind no windows in one of the rooms, it is a good option.

The good thing about this property is its location. However, the disappointment started when we learnt that the "free parking" was street parking which had restricted hours. The entrance to the apartment was dirty and uninviting, the front door was difficult to open (to the point we nearly had to call for assistance), the furniture was cheap and ridiculously uncomfortable (so we didn't use it), there was no "welcome drink" as stated, the shower and toilet were dirty and the toilet seat moved when it was used, the lamps didn't work. The bed was hard and the bedding again was cheap and nasty which contributed to a sleepless, restless, uncomfortable night so we finished our stay early after one night and moved on to a better property.

Dirty!!
Was really unclean we had to mop the floors because they were just so filthy and not suitable for children Would not recommend! I wouldnt trust the sheets either..hairs and stains everywhere . Just gross!!!

Looked barely anything like the photos and smelt of fish as we first entered. We had to spray the room ourselves. Kitchen dirty, mirrors dirty. Cheap Kmart furniture which the chairs had screws come out while we were sitting on them. Walls had no soundproof whatsoever, could hear everything from all the other rooms which was a pain in the a**. Overall was quite disappointed and wish we had booked somewhere else instead.

Property was in a great position but more attention to cleaning. Floor was sticky & glasses were still wet with soap suds around the bottom when picked up. Apple TV was good but internet poor.

Really cheap for its size and location. But it was really dirty, sheets were not changed for a very long time, there were hairs and stains everywhere. Spiders and their webs just right above where you sleep.

Beds were comfy but the apartment wasn’t as clean as another I’ve stayed in. Looking tired and needs a fresh coat of paint or good clean of the walls. Self check in and check out easy and location was great for what we were doing in town.

There was only 3 chairs for 4 people apartment. But this was a very minor problem. Definitely will come again and recommend to others.

Has no ability to open the only window that would open so had to leave the aircon on so we had some air circulating... they advertised washing machine but didn’t have one.. hard to get in contact with. Not enough room for our family of 5 to sit and eat together.

The room was nice and sunny, the beds were comfy. great to have a lounge and dining room. The washing machine was handy. Central area. The shower looked like it hadn't been cleaned for months. Also, the floors were dirty. Dead insects that had been sprayed were still attached to the kitchen cupboards.

The apartment was ok, quite good value for money. But we didn't get any code for entry to the apartment before the trip. When we reached the place, we cannot enter and have to ring up the phone number on our booking confirmation. Luckily our call was answered and someone later text us the code to enter the building. The access to get our room key was very challenging as the lock box doesn't work well and took us a while to retrieve the room key.

Be aware. This is an apartment that does not provide a check in desk, I did not receive any email with check in instructions from this property what so ever so was unaware of the arrival procedure. Upon arrival at 3pm, we called the number on the door and left several messages but no answer and we did not receive a call back from them at all. Also I noticed that the front of the building was very scruffy and the area is not so nice, do not park on the street, there is a parking station up the road. We had to then book into another hotel and were subsequently refused a refund from the Holiday Rotorua.

We were give the wrong code to access key to apartment and no way to contact property; left a message and didn't get a call until 3.5 hours later. There's 4 adults and not enough supply of milk, coffee & tea. Npt enough soap & shampoo either. Only positive is location. If you arrive work days there is no free parking. We have to move our car leaving on Monday with 60 mins parking.

The worst. Don't do it!
This place had a rating of excellent. It was overpriced. No parking. The black glass table top looked liked someone ate off it. The laminate flooring hasn't had a mop to it. The large 3' diameter clock had no battery in it. Someone came in one day and made 1 bed and not the other. Another day they replaced a bedside lamp. The glassware looked put away used but unwashed. Really one if the worst stays I've ever experienced and they had the nerve to charge a premium price. I really feel like a refund is in order.

There was a fire Alarm that was going off all night and could not be turned off even when the Fire brigade came. We did not sleep at all. This was more than disappointing. There was an unpleasant smell in the room and there where hairs in the bed. The images online did not reflect the standard of this property.

The hotel has great potential. The room was big and spacey. It just need to be cleaned better. The floor wasn’t mopped I would get out of the shower and my feet would be dirty again. The shower had mildew stains around the molding. There where random holes in the walls and ceiling. The view could be better also. Out the front windows you looked onto a roof that had chicken bones all over it. The bedroom views looked into a alleyway where homeless people used drugs and picked through garbage. When we would leave the place the homeless people kept asking us for change. They don’t change the key codes after each guest which concerns me due to the location. They have great tv and WiFi at this place and updated amenities. I wouldn’t mind coming back to this place just have to wear socks and keep my valuables on me.
