Very nice location, easy car parking , this is my third time stay in this motel. The staffs are so friendly. Really worth the time and money! Very satisfying

We read the reviews which stated the property was still living in the 70's. We were fine with that. What the reviews didn't say was the wall paper was peeling all across the wall. The built in bedside tables were extremely discoloured and needed a good clean. It felt unhygenic getting into the bed. The balcony had 10cm dirt and leaves on it. This was not something that had just blown in. It was packed tight in the corners of the balcony. The bathroom had broken tiles. There was a huge black spot the size of the bottom of a soft drink can on the bath. The exhaust fan was so noisy it sounded like a helicopter taking off. There was an old ladies hand made toilet roll holder hanging in the bathroom that was so dirty and dusty I think it had been hanging there since 1970. No lifts. They sent us up the back staircase to enter. It was filthy. There was a much cleaner staircase at the front of building. I don't understand why they would want their clients to see this and have a poor first impression before entering their room. Internal walkways are lined with dirty dusty artificial flowers in plant pots. Not a nice hotel but a good location. Spend a little more and get a bed you feel safe to sleep in and a shower you want to use.

Motel was older style with evidence of an update some time back, room was spotlessly clean and contained all that was necessary for a comfortable stay. Check in was easy and staff was helpful with suggestions for public transport and dining options.

Arden motel
A little dated but the room had everything we needed for an overnight stay. Double bed, couch, seating area, even a little balcony! Tea, kettle toaster were handy and milk, juice and bread in fridge was a nice touch, too! Clean, comfy and 2km from cbd. Great price!

It was very convenient and clean. Had a bit of traffic noise at night but able to close doors and put air-conditioning on. The bed was a bit firm. Otherwise no complaints.

Beware of this trash hotel! I’m not one to be writing poor reviews but this has to be one of the most horrible experiences ever. I got to the hotel, it looked like something you find out in the middle of nowhere, it looks dirty and homeless are in the area. When we walked in the area looked really old and it smelled dirty. I was trying to be optimistic and carried on with going to the room the front desk placed us in. There was a lady smoking right outside the room. As we entered it smelled like literal death, feces and urine. I couldn’t get past it, I looked around and the covers had a few hairs on them. I wanted to throw up and as I went to the restroom I noticed a roach. I had seen and smelled enough, I left the room and went to the front desk and said I didn’t want to stay there as the lady had been walking around smoking. The guy in the front desk didn’t seem to care and said he would place me in another room . I declined and he said he would refund but that I had to contact Expedia first. I didn’t have reception so I called when I got back home and then Expedia calls them and “William” says it’s not allowed since the reservation was cancelled same day. This is the worst experience with booking a hotel and Expedia said they wouldn’t refund me because it’s against Policy? The hotel failed to provide a clean room and environment for me to stay in. I am going to fight this til the end, and I will make sure everyone is able to see my review through all platforms.

The staff were nice, friendly and helpful and the rooms were clean. The servicing of the room was good and thorough, clean towels etc were fine. I was shocked to find the state of repair of the motel was far older, in a far poorer condition than it appeared online. It's age, faded paint, old fittings and fixtures were like a trip back in time. Needs to be bulldozed or lots spent to modernise it, repair it, renovate it.

Fantastic Hotel! From the moment we arrived we were looked after. Staff are very pleasant. Rooms are clean and beds very comfortable. The motel offered a complimentary continental breakfast, complimentary on-site parking and a ripper little microwave for heating snacks. We had a great stay and have no hesitation recommending this hotel to family and friends.

Perfect for a night or two in Melbourne and excellent value for money, including a simple breakfast. Older building, but clean and had everything we needed - toaster, jug, microwave. Easy walking to dinner and the Vic Markets. Helpful staff and able to leave car parked while we explored the markets after checking out, which was much appreciated.

It was clean, the service was very good, the ground and surrounds where quite neat and is in a convenient spot for where I needed to go. Had no interaction with staff/management < bed a bit too small > I'll be back again if need to be around same area.

Very friendly and business friendly hotel service. Walking distance to victoria market, very good location. The hotel has a historical feel to it, and in this great location, it was incredible for the price. Special thanks to the management of the hotel for opening the laundry room for me in the evening when I was short of time. The breakfast and orange juice in the room every day was warming. Highly recommended！
