Over all our stay was just ok, one towel for 2 guests? Staff were having a gathering in the restaurant over breakfast being loud and laughing infront of guests which I didn’t like so early. There literally was no consideration at all having to raise our voice to talk to each over our table. Not very professional sadly.

The room was comfortable and clean and the staff were really helpful. It was a shame the windows were fixed and there was no way of turning down the heating. It was also not possible to deviate from the set breakfast menu, which meant if you didn't like baked beans, you couldn't have a hot breakfast!

We just wanted a 3 night break to relax and enjoy the seaside air and the atmosphere and amenities of a nice hotel because our car had broken down in Spain, we travelled 39 hours by public transport with our tiny dog to reach Newhaven. We booked a large sea view room through website Expedia for Kings Hotel Brighton. On Expedia the hotel stated there were restaurants Pebbles & Deli Bar. That sounded heaven to us. Late afternoon my husband queried at reception what time we could book evening dinner. He was informed that the hotel only supplied breakfast with a small snack menu at the bar. The next day we ordered a toasted sandwich that was displayed on the menu in the bar for lunch. We were informed by the bar person that only pizza was available, they also told us that the restaurant, apart from breakfast, had stopped doing meals months ago. The 3rd day I asked to see the duty manager Jamie. The receptionist asked me what it was about. I told her the reasons I had booked the hotel and I was annoyed that the hotel advertised a pebbles restaurant and a deli bar and there was no food. She immediately argued with me that these facilities were not advertised on Expedia, luckily I had taken a snapshot. Jamie, duty manager, arrived. He said we do do meals, we do pizza. He had nothing of value to say re not having toasted sandwiches available in the snack bar. There is no more space to type but this is a B & B establishment that one could probably book for £40 a night and we paid £341

Really noisy, could hear people in other rooms, which kept us awake. Kitchen directly below bedroom, very noisy early in the morning. I did not get much sleep would not stay again. Plus side location great, staff helpful and friendly

Great hotel at a reasonable price. Location is really convenient for exploring the area and it’s lovely to be on the beach front. Only negative was that the wifi was not very good in the room.

Stayed for 1 night for some quality time with my mum, read previous reviews saying the car park was tiny so didn't even look for it and parked in Regency Square next door (24hrs £32.50) rather than pay £30 to potentially have a parking issue. Was welcomed on arrival and check in was easy. Was informed we would be upgraded for free to a room with a sea view! Lovely! We also took our dog (£30) the room was nice, however, there are no windows that are able to open!!! 3 floor to ceiling windows either painted, nailed, screwed or bracketed shut! The heating was on full blast and it got so stuffy so quickly! It was stifling! I can’t imagine being in there on a hot summer night, there's a plug in fan but you will ROAST! Also, waking up to a beautiful sea view was totally obscured by the condensation covering all the windows, it was like a sauna! You have to time book your breakfast, which I have to say was lovely, I had the traditional english and it was lovely. They play music in the lobby until around midnight and you can hear it but managed to finally fall asleep. Staff were nice, our food service was impeccable 👌 would not stay again but this is due to my personal preference of being able to breath fresh air!!! Location is perfect and the views ARE lovely (once the condensation goes!)

The stay was one of the worst stays we have had. When we arrived got to our room and was freezing cold we called reception told them this and they said the heating only comes on at 5pm we had a cold room on arrival. As we went out told reception our room was cold and if they can look in to this for us they said they will do. When we got back at 2pm it was still freezing we called reception again and they told us they will bring us a heater soon at 10am when we got to check out the heating still did arrived. On top of this shower in the room was very poor and the water pressure was so low that you could not even have a shower. I will definitely not recommend to stay here. And a note to the hotel if a room is not up to standard they should not take booking for it.

We had a great nights stay. Room was big enough for the 3 of us, clean but can be a bit noisy as it seems all the entrance doors to the rooms are tight are required a bit of a slam so you'd hear that a lot. Otherwise it was great! The parking spaces are very narrow in the hotel car park and there aren't very many.

Really lovely hotel. Very convenient as we were attending a concert at the Brighton Centre. Only thing was the fire alarm went off at 7 am due to some one smoking in their room. Which the hotel dealt with. Apart from that very good.
