Room was great very spacious, bathroom could have been cleaner-older model needs some sealant refresh. View spectacular from balcony. Sofa needs refresh very soft older fabric.Parking tricky incline worse part no night light no written comment instructions about parking. Navigating a bag on a parked incline hard. Good basic hotel . Good city location . Great walking distance to the octagon & train station . Decent continental breakfast . Pleasant staff .The parking lot is a joke . Which being in the city is sometimes the case .we paid the extra $15 for better parking as we had a full size vehicle . We were afraid of getting blocked in otherwise . If you arrive early in the day & have a small car you may luck out & have a spot to park .

The shower was terrible. Sprayed a circle of water with nothing in the centre. Advised staff who said they'd look at it but nothing done. Otherwise was ok.

This is a stunning property just minutes walk from the Octagon and the heart of Dunedin. Our suite was in as new condition with a large balcony and great bathroom and supurb bed, we loved it, and lovely breakfast

Staff friendly... but hotel is very dated.. lift is slow ... no service lift for cleaners to use so lift was always used in mornings. No chef so restaurant closed... green moss was growing on outside terrace and aluminum joinery
