Set along the banks of the Fox River, the private 2-acre estate has direct access to the water and inside every corner of the residence has been expertly designed to provide guests with a remarkable stay.

Enter the three-story residence on the first floor where the social spaces impress with easy flow between rooms. You`ll love the expansive open floor plan with a light-filled living room graced by huge windows overlooking the Fox River and a stacked-stone two-sided fireplace that welcomes you on cool evenings. The perfectly appointed kitchen is a cook`s dream, with a large island that seats 4 and additional seating for 8 at the eat-in table. Ample counter space, a gas range with pot filler, plus a comprehensive housewares package make cooking a pleasure. The adjacent dining room seats 6 in an elegant, formal setting.

There are 2 bedrooms and 1.5 bathrooms conveniently located on this level as well, including the residence’s primary suite with a private balcony overlooking the river. This bedroom includes a king-size bed and gorgeous bath with a soaker tub, double vanity, and impressive walk-in shower with granite bench, 2 rain shower heads and a sprayer.

Head up the grand staircase to the 2nd floor which features 3 king bedrooms. One room is an ensuite and across the catwalk are the other 2 bedrooms that share a full Jack-and-Jill bath. The ground walk-out level is absolutely gorgeous with 12` ceilings, a great room, wet bar, 2nd kitchen, game room, 3-sided stone fireplace, bedrooms 6 & 7, and another full bath.

Ready for outdoor living at its finest? 2 acres of wooded grounds culminate at the edge of Fox River - swim, paddleboard, kayak and more right from the property’s edge! Spend afternoons enjoying river views and BBQs on the back deck. The hot tub is perfect for relaxing, while the spacious back yard offers plenty of space for kids to run, along with a cute kid`s clubhouse where they have their own space to hang out. Enjoy s`mores under the stars at the riverside fire pit surrounded by Adirondack chairs.

Delicious restaurants, shopping, museums, golfing, fruit picking, and fishing are all offered in the nearby towns and beautiful countryside! The Retreat on Fox River is just 1.5 miles from quaint downtown Yorkville, a place known throughout the region for riverfront festivals, outdoor adventure, an exciting nightlife scene, and home to the largest waterpark in Illinois. OTHER THINGS TO NOTE
If you are bringing kayaks, paddleboards, or canoes, please note that the Fox River is prone to strong currents that may make it challenging to paddle upstream. Due to the shallow nature of the river, we do not advise the use of motorized watercraft.

If you plan to bring a pet we do charge a fee. To avoid fines, please ensure your pet has been added to your reservation. Notify our team to include this information if your pet was not added during the booking process. It`s $300 per pet per stay to bring them along.

For the safety and security of our guests and the neighborhood, there are external security cameras in the following locations on this home:

1. Front Door
2. Garage
3. Upper Deck
4. Lower Deck

These cameras record exterior areas only and hold the information for 30 days. Footage is only reviewed in the event of a break-in or any potential house rules violation. There are no cameras anywhere inside the home.
We have exterior cameras at the front door, garage, back yard, and lower deck (there are NO cameras inside the home).

The base rate covers the first 7 people. Each additional person is just $30 per person/per day. This is applied to anyone age 3 and over (kids 2 and under are free). The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc. Want to bring a pet? No problem, it`s just $300 per pet per stay.

We may be able to host events depending on the type of event, number of people and number of cars. Check with the host for details. The typical cost is $30 per person and must be approved by host.

No smoking inside the house or garage. Evidence of smoking inside will result in a $1000 fine.

Other general rules:

1. Respect our neighbor’s property and do not trespass into their yards or driveways.
2. Keep the noise outside to a reasonable level at all times.
3. Quiet hours outside begin at 9:30 pm.
4. Any outside amplified music must be preapproved by host.
5. Cars should be parked in the garage or on the driveway. Absolutely no street parking permitted.
6. Fireworks are prohibited on the property.
7. Neighbors are aware that guests often stay at this home. Please treat them with respect and courtesy as you would the people in your neighborhood.
8. Please lock all doors and windows
9. We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay.
10. No off-road vehicles are allowed on the premises.
11. Refund Policy: 100% refund up to 30 days before arrival, 50% refund up to 14 days before arrival.
12. Please do not attach anything to the walls or ceilings with tape, tacks or anything else as this can cause damage which you will be charged for.
13. Please place any moved furniture back in its original position. A $100 fee will apply if all items are not properly reset before checkout.
14. An additional fee of $200 will be charged for guests who arrive early (before the designated check in time) and also for those who check out late (after the designated check out time).
15. Cancelled reservations will be charged 3% to cover credit card processing fees.
16. Pets are NOT allowed in the hot tub.
17. You must be at least 25 years old to rent this home.
18. You will be charged an additional $500 for neighbor complaints.
19. You will be charged an additional $500 if security is dispatched to the property.
20. You will be charged an additional $1,000 if the police is called to the property and
you will likely have to vacate the property immediately without a refund.
21. You will be charged a penalty of $500 plus $60/person for everyone on the property
that was not included on your reservation count to be on the property.
22. Guests are required to sign the rental agreement prior to check in. Check in instructions will not be sent if the rental agreement is not signed.
