Other things to note
Propane for the fire table and patio heaters is not provided. These appliances use refillable propane tanks. If the tank is empty and you wish to use them, you’re welcome to take the empty tank to a nearby propane retailer for exchange and reinstall it. Patio heaters and soft seating are stored with protective covers. If you use them, it’s your responsibility to clean them (if necessary) and replace the covers when done to ensure they’re ready for the next guest. The cleaning crew does not service outdoor furniture.
Since the property is located directly above a basement unit with tenants, it’s essential to follow strict quiet hours from 10 PM to 8 AM and be mindful of noise levels at all times. Normal activity is fine, but loud music, shouting, or other disruptive noises are not allowed. Failure to adhere to this policy may result in neighbors contacting authorities, and I reserve the right to vacate guests without a refund if noise complaints arise. If you can’t ensure compliance with quiet hours, please do not book.
The back parking area accommodates up to two small cars (tightly) or one larger vehicle. Nearby street parking is mostly for residents with permits. However, vehicles without DC plates can park overnight and on weekends for free. Weekday street parking typically switches to 2- or 3-hour limits between 7 AM and 8:30 PM, but you can park overnight from 6:30 PM to 9 AM without issue. Around Union Station, many streets are metered or have unrestricted parking, and there are also paid parking garages near the station.
I aim to make check-in as seamless as possible. Due to the volume of linens cleaned between guests, the washer/dryer may have linens in them to continue running after the cleaner leaves. You’re welcome to use the washer/dryer but may need to remove a load before starting your own. Laundry detergent is not provided.

Only the number of guests listed in your booking is allowed on-site at any time. Additional guests require prior approval, and the nightly rate may increase. Please understand that the number of guests you booked for is the maximum number allowed to be on the property, including visitors who don't spend the night. I do make an exception to allow for one or two short-term visitors during your stay, I’m reasonable. You don't need to change anything or tell me if you'd like to have 2 short-term visitors (not spending the night) during your stay. This is fully allowed. But if you would like to have anymore than 2 visitors be on property at any point or for additional people beyond your guest count to stay the night, you would need to ask me first and update your guest count to the correct amount. This may result in a price increase, which would need to be paid. Having additional unauthorized guests or visitors voids the rental agreement. Pets are allowed with a $100 fee per pet for stays of 4 nights or fewer. For longer stays, the fee will be higher; please inquire before booking to confirm. Notify me about pets in your welcome message. Pet fees are paid separately after booking and are NOT included in AirBnB’s reservation price, even if you select "pets" during booking. Keep pets off furniture and beds, and clean up any waste in the yard.
