Charming and comfortable suite. This is an old building, stairs and floors are well out of square and weathered. All things we needed were provided and clean!! Rare and treasured. Restaurant under construction 11/2025. No fuss, easy communication via text.
Very clean, roomy, no contact with people which can be difficult
Few dining options in the area but Ann's was great. Breakfast located in adjacent building, good options. Would stay again
Marcia was very accommodating. My friend and I rode in on our bicycles and she made every effort to accommodate us. The kitchen in our suite was so nice, we decided to grocery shop and dine in. Definitely want to return with my wife on a separate visit and stay longer.
This is a wonderful, historic building at the center of the charming village of Little Falls. It is not fancy, but is authentic and modern in every sense that is important. Service is great, in the hotel and in the dining room. Owner was very responsive to all our needs and questions. We loved the space and wished we had time to stay longer.
I have had an excellent suite of rooms. The living room is very large. The bedroom is larger than my own bedroom at home. The bathroom is as big as the bedroom. It is exceptionally quiet as well.
This accommodation worked great for us. Great location for a ride on the Erie Canal Trail. It isn’t a fancy place but has eating and antiques nearby. There is a working kitchen for those who want to cook or make coffee and a living area separate from bedroom. You will find a do it yourself bike shop area across the street in the mill across the street. There is no reception desk so go into the restaurant/bar below or the old stone mill across the street for information. The other thing to note is there are two flights of stairs to get to the room. It all worked for us.
The property was well maintained. It was an old, historic building so it does not have all the features that some might expect. There are two flights of stairs to climb and there are window air conditioners.
Everything was clean and neat. The maintenance staff was excellent. The continental breakfast across the street was well done. Overall, we had a pleasant stay at the hotel.
Pros: Decent place overall. "Quaint" decorative furnishings, kitchen and fully functional bathroom. Clean. Nice view from front-facing windows.
Cons: Long, steep stairs up reach 3'rd floor. Bed was a 60/100 on the comfort scale. Fire escape not for the faint-of-heart nor the mobility-impaired.

We liked our room and enjoyed the cozy fire. The bed was comfortable and the bathroom and kitchenette were well equipped. More should be said about the steepness and amount of stairs to get to the room . Many people would have found them very difficult . As well the stairway rugs were old and dirty which did not match the coziness of the room itself. A few updates would really add to this experience.
This is a quaint place that's nice to stay in. Lots of options for eating, shopping for necessities, and other things near by, and the canal side park at the end of the block is a nice sitting space. The rooms have lots of character, and are converted apartments, so they have a "homey" feel to them. We will certainly come back at some point.
There are some nearby train tracks, but downtown Little Falls is built without any grade crossings, and so they don't blow their whistle, so while you will hear the train (a plus for those travelling with a train lover) it's not obnoxious.
My only complaints about the room was that the under-bed area had not been vacuumed, and the walls / ceilings hadn't been dusted in a while: it's nothing that would keep us from coming back, but it was noticeable, and did set off my dust allergy a bit.
The purpose of our visit was to teach our dog about long distance cycling, We traveled about 45 miles along the Erie Canal from Amsterdam to Little Falls with an expectation that selecting a bike friendly and pet friendly hotel/inn/B&B would allow us to fulfill our mission.
When we arrived we found this bike-friendly Inn had no place to store our bikes safely away from others. We were given the option of locking them to a railing in back which turned out perfectly fine, but wasn't ideal. Later, in the Inn at Stone Mill (a separate but related structure) we found that it should have been possible to safely store the bikes there, especially after hours when they would not have been in the way of any businesses in the building.
We found the room lovely, clean, spacious and really amounted to a studio-type apartment. Visually, it was wonderful and a good price. We think the Inn is a creative reuse of an old structure. It is exactly the type of business that can breath new life into legacy architecture. One small criticism is that we think it should be more clearly stated that the stairs are narrow and no elevator option exists in the building we were in (though the option for an elevator does exist in the building across the street).
All in all, a great stay and we'd stop by again!
Very comfortable and quaint. We were on our way back from Niagra Falls so Little Falls was a great place to stay. Enjoyed the history of the place. The restaurant food was delicious and wonderful service.
