Given the highly seasonal nature of the Cape Cod market, my pricing and policies are adjusted accordingly, as detailed below.
PEAK SEASON: Friday of Memorial Day Weekend → Monday of Labor Day Weekend
SHOULDER SEASON: Apr 1 → Thursday before Memorial Day Weekend; Tuesday after Labor Day → Oct 31
HOLIDAY PEAK: Thanksgiving week (Sun–Sun surrounding the holiday) & Christmas/New Year’s week (Dec 20 → Jan 2)
OFF-SEASON: Nov 1 → Apr 1 (excluding Holiday Peak dates)
CHECK-IN/CHECK-OUT:
STANDARD: Check-in at 4 PM; Check-out by 10 AM
PEAK SEASON: 7-night minimum with Friday check-ins only
NON-PEAK SEASONS: Flexible check-in days and lengths (2-night minimum; longer minimums on holiday weeks)
FLEX-TIME OPTION: If available, early check-in or late checkout for a small fee
TRUVI DAMAGE-PROTECTION PROGRAM:
In lieu of a security deposit, every stay is enrolled in the Truvi Insurance Program—no frozen deposit, no guest paperwork, no deductible.
HOW IT WORKS: A mandatory, $5 per-night fee is automatically added to the price of your nightly booking rate. During your stay, Truvi provides up to $500 per booking in coverage for accidental damage to the home, furnishings, or amenities. Truvi pays me directly.
GUEST BENEFITS: Zero out-of-pocket for covered accidents; no credit-card hold; faster resolution.
HOST BENEFITS: Transparency, prompt reimbursement, fewer disputes, and lower nightly rates than self-insuring.
YOUR ROLE: Please report any damage right away via the guest portal or text to ensure coverage and protect your guest record. Unreported damage found after checkout may still be covered but could appear on industry screening databases.

Charged at cost—no markup: I pass through my cleaner’s invoice and local tax

OPTIONAL LINEN SERVICE:
Cape rentals traditionally don’t include linens; I offer them as an at-cost convenience so you can travel light. You’re always welcome to bring your own to avoid fees.
Per person linen sets include sheets for selected beds (fitted, top sheet, pillowcases) and towels (bath towel, beach towel, hand towel).
