The Talloires Viewpoint

The Talloires Viewpoint is a typical savoyard chalet recently renovated, with fantastic views on Lake Annecy and the mountains.
The property features a large swimming pool, a large garden, 5 double bedrooms and 4 bathrooms. Located just above Talloires village, on the door step of beautiful trails walks and 10mn away from the lake, it is the perfect location for a nature and sports filled holiday. It is right along the route of the Tour de France stage 2023.

This large chalet very recently redecorated offers fantastic views over Lake Annecy and surrounding mountains. Most bedrooms and living spaces benefit from windows and large bay windows onto the garden, pool and lake, letting light and views into the house.

The house is split into 3 levels:
- At the entry/garden/parking level is a large hallway with plenty of storage; a large double room with an ensuite bathroom and access to the lower terrace, and a laundry room.
- The first floor is levelled to the upper garden, a balcony wrapped around the house leading to a large terrace with outdoor dining and pool. At this level is the main kitchen/dining/lounge area, a double room with an ensuite shower and an independent WC.
- The last floor features a family bathroom with a walk-in Italian shower and 3 double bedrooms: 2 are lake facing (1 of them with 2 single beds) and the 3rd one has its own ensuite bathroom. There is also an independent WC at this level.

The living space is bright and spacious with amazing views and large sliding doors opening up onto the balcony which is fabulous in summer. The large sofa looking out onto the lake, TV and an odourless ethanol fireplace make the space very cosy in winter.

Attached to the lounge is the kitchen and dining: very modern and beautifully designed, the kitchen is fully equipped with a large American-style fridge with ice maker, double sink, oven, dishwasher, wine fridge, and lots of storage. The large dining table seats 10 comfortably, perfect for convivial meals.
A large pair of sliding doors opens the space up onto the balcony, terrace, pool, and outdoor dining area.

You will enjoy the amazing views of the surrounding landscape from the pool; the outdoor sitting area with umbrellas and sun loungers by the poolside, the large outdoor dining table with BBQ, and the large wild garden. Please note the garden is sloping. It is a great place to play and run around, but it will not be suited for a football game!
The front courtyard is large and can easily park 5 cars. The property is fully secured with a manual gate and a fence.
Bicycles and sports equipment may be stored in the lockable pool room.

** PLEASE NOTE :
- This house is not suited to guests with restricted mobility
- Access to the pool is not available from mid-October to mid May (depending on weather and temperatures)

The great plus of this house is the amazing views over the lake and surrounding area, and the quick access to amazing trail walks and cycle roads.
Walking into the village might take approximately 20mn downhill and probably about double uphill. Electric bikes are a great way to get around and up to the house.

In Talloires village, you will find a fine bakery, a grocer, newspaper shop and a cycle café where you can hire bikes from. There are also very many restaurants. Warning: from mid october a number of restaurants and waterfront activities close for the winter season.
Talloires also has its own little cinema, showing blockbusters as well as more independant films, French and VO.

Talloires's beach has diving boards and plateforms to jump from, paddling pool, volley ball pitch, a great pizza place, live music etc. The nearby nautical center where you can hire paddle boards, kayaks, pedaloes etc

Just at the bottom of our lane is the cycle lane that goes all around the lake, now fully secured. It is a great run for all the family and you can easily reach Angon and its lovely beach and the south of the lake and stop anywhere along the waterfront to enjoy a swim.

- Amazing ride up (for the good cyclists), views and restaurants at the top of Col de la Forclaz

In Winter:
- Great walks in the forest nearby, in Talloires village and along the lakeside
- Visit Annecy Old town and the Chrstimas market, restaurants, ice skating rink, vin chaud
- Go up to La Clusaz for a ski, a horse carriage ride, sledging, snow shoeing, outdoor pool and enjoy lots of traditional savoyard restaurants and a great winter/mountain atmosphere
- Go for a long snowshoeing trail in Manigod, Semnoz or Confins,
- Try out ski nordic in Grand Bornand, Plateau des Glieres, Manigod or Semnoz
- Try the Spa du Pere Bise in Talloires village for a truly unique experience

The house has free parking for up to 6 cars.

The guests have access to all spaces except for the garage. Bikes maybe stored in the pool room.

The house is located in a quiet residential area. Quiet time from 10pm to 8am is requested

Car is strongly recommended.
The house is up hill so if cycling, electric bikes are recommended.
Bus shuttles are available from Talloires / Perroix paragliding landing field.
