NEW Build-Lake Champlain Waterfront: Year-round, Kayaks, Firepit, Sunsets, W/D

This loft-style lake house is located on a shale bluff on Hog Island in Swanton, Vermont and boasts absolutely phenomenal sunsets. It is designed for a relaxing, couples or single family vacation in a nature rich environment.

Open year-round, the house has a fireplace (propane), fire pit on the beach, great swimming water, 2 kayaks/lifejackets/paddles, Wifi (XFINITY Gig), washer/dryer, and air conditioning. It has hot water baseboard heating for year-round warmth.

The house is a new build with a queen-sized master bedroom, full bath, and a loft with two twin beds.

The kitchen has a large refrigerator, stove, microwave, and a dual function keurig (k-cup or drip).

The living room has a 75 inch SMART TV, two barrel chairs that swivel 360 degrees, loveseat with two reclining seats.

The waterfront deck has a grill, dining table and umbrella, and an outdoor sofa and coffee table.

Linens/towels (beach and bath)/plates (regular and paper)/glasses/coffee cups/Keurig (k-cups/drip dual function)/ground coffee/grill/ propane all included.

It's a great, relaxing location to take a swim or launch on a kayak site seeing cruise along the beautiful shoreline.

There is no dock (predominantly west winds) but the front yard offers plenty of space to park a boat and trailer.

There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles).

In addition, the house is just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available.

Campbell's Bay Campground (~5mi) is also close by for Pontoon, Motor Boat, or Canoe rentals.

West Swanton Orchard (1mi) is a great stop for apples, soft ice cream and souvenirs.

Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away.

The house is centrally located within the best Pike, Bass and Walleye fishing grounds on the lake!

For those who want a bit more adventure, the Canadian border is just 4 miles north. There is a nice small, waterfront town with several great restaurants called Venice en Quebec just across the border. Montreal is also only one hour north so bring your passports.

Beautiful Home
The house was clean and comfortable- photos are very accurate. It's a quiet location, though easy to get to anywhere you'd like to visit. The highlight is the view and sound of the lake which is amazing.

Perfect lakeside cottage
My partner and I recently stayed here for the total solar eclipse. It was the perfect viewing spot - the lake is so peaceful and I loved that you can go right down to the beach from the deck. We got some incredible sunset views through the huge east-facing windows. Everything was super clean and well stocked -- there were enough dishes, pots, and pans to cook and bake, and the white noise machine was a big plus (we slept great!). We had a wonderful vacation here and would definitely stay again.

Wonderful weekend!
This was a great place for a couple’s weekend! The cottage is the perfect size for 2 with everything we needed to cook, stay cozy, and relax. Josie was communicative and took care to make sure the fire pit was stocked and ready when I requested it, even though it had still been in storage for the winter. Check in and out were easy and instructions in the cottage were easy to follow. Thanks for the wonderful weekend!

Lovely sunsets
It was a lovely place to stay and we enjoyed kayaking, biking and hiking the nearby wildlife park. Josie thought of everything and we really enjoyed a quite and peaceful long weekend. I would recommend it for a couple but it’s a pretty small place for kids

Great Family Getaway
The house was just right for our family of 4 with the teenagers staying in the loft for a week-long relaxing getaway. Vermont has been pummeled by rain, affecting the level of the lake everywhere, so unfortunately the beach was hard to access, but not impossible. Kayaks were great, and paddles/vests was easily accessible. The owner was easy to reach. In fact at one point a smoke detector was beeping low battery and she came by to replace it within about 15 minutes! We enjoyed restaurants in St. Albans, Burlington, a bakery/cafe in Alburgh and even Shaggy's snack shack in Swanton. The pizza shop in Swanton is also quite good. Sand Bar and Alburgh Dunes state parks were great swimming spots. Next time we would love to venture over the border into Montreal.

Vermont flooding
Despite the historic flooding in Vermont the week of our stay, we still had a nice time. Got some kayaking in, did some biking on the nearby rail trail, went to nearby Montreal for a day (watch out the closest border crossing closes at 4:00 PM!). Just a heads up, use the plentiful bottled water provided. We didn’t notice the note about the treated well water until our second day. Luckily boiled for tea so not a problem. Overall enjoyed our stay and managed to catch a couple of beautiful sunsets between rainstorms. Thank you!

Wonderful week on the lake
We absolutely loved the calm and serenity of the sunset cottage. Josie was so easy to communicate with and she has put so many special touches into the cottage. From beautiful decor to all the necessities, the cottage is like “the ultimate mom purse” stocked with every little thing you may need. Loved the area and the private beach, the kayaks were a fun bonus. Hope to be back again in the future!
