King & Prince Oceanfront North Villa

This listing features a 2 bed/2 bath condo available for rent year round. Our rates vary based on the season and length of stay. Our family LLC has independently owned this villa since 2014. Our villa is located at the King and Prince Resort on Downing St. in St. Simons Island, Georgia.

Our 1257 sq ft. villa is a top floor, penthouse model featuring 14 foot ceilings with skylight in living, master, and guest bedrooms. Our Villa is renovated with marble flooring and plantation shutters throughout and features marble showers.

The master bath has been reconfigured and offers an oceanfront view. It is handicap accessible & offers a marble, walk in shower (3inch clearance). The shower is equipped with grab bars and shower heads on 2 sides. There is also a third, removable shower head with hose and a built in seat.

The kitchen and baths feature custom cabinetry with granite surfaces. Master bath cabinets are designed to be wheel chair accessible. The villa features a marble, herringbone patterned gas fireplace below a wooden mantle.

The villa features a 2020 model HVAC & Condenser for heat & air. It also includes renovated 163 mph hurricane resistant glass facing the ocean. There are sliding glass doors in the living area and master bedroom that open onto the balcony. Sliding glass can be replaced with screens to enjoy ocean breezes inside the villa. The balcony offers an 8 piece teak furniture set for relaxing, dining, and oceanfront views.

Crabdaddys, Crab Trap, Beachcomber, & Fiddlers are all recommended restaurants within short walking distance. Use Golfnow.com for low cost tee time reservations. Sea Palms Golf is 5 miles from the villa. King & Prince Golf : 12 Miles. Jekyll Island Golf: 20 Miles. Choose a short walk to Ocean Motion for beachwear & bike rentals. See attendant under yellow umbrella on the beach for chair & umbrella rentals .

We've stayed at the King and Prince for about 5 years now but never on the 4th floor. The 4th floor really opens up condo. It was well equipped with everything we needed for our stay. We will definitely check out the listing again before our next stay.

We have stayed at this condo previously and requested to stay here again. The condo is perfect for what we enjoy doing at Saint Simon’s Island-walking the beach, enjoying the pool, watching the ocean from the balcony, etc. it is a perfect location. There are 2 big bedrooms and w bathrooms along with a spacious living room. It has all the amenities we need.

I can’t say enough about the views, location, beach access and the proximity to and from the downtown area. The rooms were clean and the condo had everything we needed. A cup of coffee and a danish were at our fingertips each morning when we’d stop by The Cottage just around the corner. There’s upscale dining as well as come as you are drinks and casual burgers and barbecue about a block away. We will definitely come back.

A Room with a View

The view from the condo was amazing! For the most part the condo was comfortable, a little bit dated. A few fixes in the kitchen would have been nice, drawers mainly and some in the main bedroom were off a little too. Over all the property was great.

Fabulous Villa

This villa at the King and Prince resort had all the amenities anyone would need right at our fingertips. It is strategically located to the bridge which crosses the inlet pond and straight to the umbrellas on the beach. There is also a pool and hot tub. Conversations with the hosts were friendly and easy. Our weather, praise the Lord was a constant 85 with a slight breeze. I highly recommend this villa. Thank for a great week.

Beautiful views, great location, clean and comfortable. We loved our stay! Great restaurants and bike rentals within walking distance, covered parking. Beautiful beach. We enjoyed biking on the beach and to nearby attractions, hunting for tree spirits, learning about the local history, climbing the lighthouse, and swimming in the ocean and the pool. Our son enjoyed skim-boarding! Communication was quick and responsive when we needed anything, such as the wifi password and clarification about checking in. We especially liked the big, wide beaches, and seeing lots of dolphins!!

We loved this wonderfully, updated villa. Since our last stay, the balcony lights have been redone. We loved the new smart TV in the main room. The WI-FI is strong and served us well. We enjoyed the gas fireplace and its so easy to operate. The villa was ultra clean and smelled totally fresh upon arrival. This seems to be a trademark of the lovely owners of this villa. We have stayed here many times. It must have been freshly painted because there werent any scuffs on any wall. I noticed a new 50 gallon water heater which i had not seen before. Thanks so much!!!!! the Rockers.

Beautiful location! But riveting construction ☹️

Clean condo, amazing view, spacious, lovely beach! Wish they had warned us about construction/ remodeling that had been going on since December!!!! Owner offered to pay for an activity and some lunches to make up for noise, which he did reimburse. But truly if they knew this incredibly loud project was going on, why didn’t they off one of their other condos instead - when we booked!!! Really disappointed in how the rental timing was handled!

Our stay

The view is great and location excellent, we had stayed in this location before, easy walk to everywhere. The condo is a little dated, the fireplace did not work and there was a gas smell to the point we had to leave windows open, even when it was cold outside. There were no Instructions for Wi-fi or how to work TV, which we never figured out. We were also never told they were working on the condos around us, everyday starting at 9:00 am to 5:00 they were jack hammering that about drove us crazy. For those reasons we felt the condo was over priced.

Beautiful view, excellent location

We enjoyed the unit. It is tastefully and comfortably furnished. Beds were comfortable. The beach view was amazing and we enjoyed the sunrise every morning. Having been there in January made us realize the sun probably bakes the place in summer months which would be a shame. There were a few things missing that would have made our stay more cozy and comfortable- rugs in the bathrooms and living room sitting area would have made it so much warmer as the tile floors were frigid. On our next to last day there someone turned the heat up in the unit below and that made the floors so much warmer. Kitchen was well enough appointed except for a few small things. Owner was responsive and very pleasant. Management company was very efficient but not very cordial. I found their terse communication off putting, but the owner was welcoming and lovely. This unit was located within walking distance of many wonderful restaurants and cute shops. We did not use any of the facilities offered by King and Prince complex but this was due to it being winter and not using pools, etc. we would stay here again.

Perfect location & beautiful view

We had a very enjoyable time at St. Simons Island. The King & Prince resort is a wonderful property on the ocean. The condo has a great location on the ocean with beautiful views and it was very clean. However, the furniture needs updating, the couch & chairs were very uncomfortable. Outdoor furniture was also uncomfortable & lacking. Could use a nice size table. The kitchen could use new pots, pans, glassware & water pitcher. They are all old & scratched. The beds were very comfortable except that the pillows were old & very flat. The master bath was nicely redone, but, the toilet was located right up against the shower door, which was cramped & uncomfortable. On a positive side, plenty of towels were provided, which is appreciated. Nice to have assigned covered parking. All in all, we had a great vacation. The views are amazing. We saw dolphins while walking the beach! This condo has such great potential. Just needs the updates we mentioned. After all, it is a beach resort, maybe the furniture could reflect that. We ate dinner one night at Echo Restaurant at the resort, outside overlooking the ocean. Priceless.

The unit was very clean, the beds were comfortable. However, there were no kitchen towels or extra covers. It turned cold. There were plenty of extra pillows but no extra pillow covers. It also needed a decor upgrade. We did enjoy our time. We love staying at king and Prince. Thanks!
