***St. Simons Heights***Enjoy this beautifully furnished Southern Living Plan home with a relaxing rocking chair front porch, perfect for morning coffee or a relaxing evening with views of beautiful live oak trees. Conveniently located in the heart of St. Simons Island, this home features 4 bedrooms and 4.5 baths, with the primary bedroom located on the main level and equipped with a king bed, a TV, and a large master closet. The primary bathroom has a soaking tub, a large vanity, and a separate shower. The chef's kitchen is perfect for those who love to cook and entertain and is fully stocked with microwave, cookware, dishes, glasses, blender, mixer, and utensils. The large family room with fireplace is open to the dining area, which can comfortably seat 8 people, creating a spacious and inviting atmosphere for gatherings with family and friends. In addition to the main living areas, there is also a den/office with a double bed sleeper sofa and a half bath, and a sunroom on the main level overlooking the pool, providing extra space for relaxation. Upstairs, you'll find a queen bedroom with a private bath, oversized closet and TV, a king bedroom with TV, and a bonus room/bedroom with a queen bed and a twin bed. There is also a hall bath with a shower on this level. Upstairs also features a quiet reading nook with lots of natural light. One of the highlights of this home is the spectacular new heated pool and spa with beautiful travertine decking, perfect for enjoying the outdoors and staying cool during the summer months. There is a table w/umbrella and 4 chairs, 2 free standing umbrellas, 4 pool lounge chairs, 4 Adirondack chairs, and a natural gas grill. The pool area also has convenient access to an outdoor bathroom, making it easy to freshen up after a swim or a day at the beach. Speaking of the beach, this home is just minutes away from beach access, allowing you to easily enjoy the sun, sand, and surf. Overall, this vacation home offers a fantastic combination of comfort, convenience, and luxury. It even has a high-speed internet connection available. Additionally, the location is convenient to shopping and restaurants, including both casual and fine dining options.

NOTE: At Tenant's request, pool will be heated at $100 per day and will be charged by Representative of 313 Broadway Street, LLC. The hot tub will be heated for 1-2 hours per day at Tenant's request at no cost. Excess of 2 hours per day will incur a $50 per day charge. Fees to be paid in advance via VENMO or Cash App.

The house was exactly as described and well stocked with amenities. We could not have asked for a more enjoyable stay. Location was perfect and the property manager was most attentive. Definitely looking forward to booking this rental again.

Amazing Getaway!

Broadway Breeze is a fantastic place to stay! The location was perfect for exploring both local attractions and the nearby beach. The house is very clean, comfortable, and beautifully decorated. Fantastic Property

A beautiful house and pool, perfect for a large group. The host was very responsive and the listing was spot on. The house was well stocked with everything we needed for the week, including pool towels. Good location and an easy bike ride to the beach to shopping.

Wonderful!!

This was our very first time visiting St. Simons Island and this home was perfect!! We rented golf carts and had so much fun exploring the island! Perfect vacation destination for all ages!! Wonderful neighborhood and great location near anything you could possibly need during your stay! The home was exactly like the photos…so quaint and comfortable!! The pool/spa was excellent! Communication was incredibly prompt…do not hesitate to book this home..you won’t regret it!!

SSI Family Trip

This is such a beautiful and very comfortable home !We had plenty of space and enjoyed the cozy reading nook, sun room and of course the pool and outdoor shower! The kitchen is very well stocked which made it easy to prepare family dinners. We would definitely love to return to St.Simon Island and this lovely home! Family Beach Trip

My family takes a trip to St. Simons every summer and Broadway Breeze was by far our favorite place we’ve stayed! The house is beautiful and the layout is wonderful. The kitchen is stocked with spices and seasonings and anything you would need to cook an incredible meal. We did have one small hiccup with the downstairs thermostat, but Dave responded quickly and had it repaired in an hour. Overall, we would definitely stay here again and highly recommend Broadway Breeze for you next trip.

Absolutely Perfect!

We chose this house for family in town for a wedding and it was perfect! First, I must say, the host is AMAZING! Very responsive, helpful and kind. The home is cozy with warm pine floors,beautiful furnishings and artwork. My family couldn't say enough about how comfortable they were at Broadway Breeze.The beds were comfortable with nice linens and the kitchen was excellently stocked. The pool and hot tub are lovely too! I would recommend this house to anyone who visits St. Simons and wants to experience real island charm. The location is convenient to shopping, restaurants, the beach and the village. You will not be disappointed! Thank you for making my family feel so comfortable and welcome!

Beautiful home on a Beautiful Island

This home is a slice of history amongst live oak trees draping with moss. It’s comfortable, clean and very well stocked. Our family loved the pool and hot tub that we mostly used as an additional portion of the pool (not heated). The island is gorgeous, and we enjoyed great food, ice cream, shopping at the village, exploring on a golf cart and nearby Ft Frederica and Driftwood Beach on Jekyll. This house has a great location, as well. We had an issue with hot water, but Dave was great with communication and instantly responded to correct the issue. We would love to return. If you’re hesitant, don’t be! This home and island are perfect!

The property was very adequate for our family of 9, 6 of them adults. It was very pretty and as pictured on Vrbo. Unfortunately, we walked into a leaking ceiling which resulted in 3 days of water dripping into containers on the dining room table.

Perfect Getaway

Beautiful house that is great for a family trip or just being with good friends. Has a great layout and very spacious. The outside is wonderful! Sit on the front porch or enjoy the back pool and hot tub. We enjoyed the large patio area. Great restaurants and shopping that is walkable and easy 5 minute drive to multiple beaches. Will definitely be visiting again.

Beautiful new pool & spa!

Wow! What an amazing visit to Broadway Breeze, a beautiful and comfortable escape in a great location on SSI. The heated pool, hot tub spa, & outdoor bath house set in an elegant travertine pool deck complete this SSI oasis. Our entire group had a wonderful time and can’t wait to return for future vacations!

Gorgeous home!

This home was perfect for our family vacation. Everything we needed for time well spent together. The kitchen was stocked with everything we needed for family meals. Great location close to the beach access, grocery, local bakery, shops and of course the evening trips to the ice cream shops with the grands! That was about the only way we could get them out of the pool & backyard! Thank you for being such a wonderful host!
