  • Summary:

    Wake to calm cove views at this open-concept lakefront home, tucked at the quiet end of a large Lake Anna cove directly across from Lake Anna State Park. Floor-to-ceiling windows fill the great room and sun room with natural light, a wraparound deck runs the length of the home, and the private dock and boathouse come stocked with complimentary kayaks and paddleboards. Four bedrooms plus a lower-level retreat sleep up to 16, with single-level living and a wheelchair-accessible primary suite.



    The Space:

    Avoca Cove is an open-concept lakefront home on the public side of Lake Anna, set at the end of a large, no-wake cove and looking straight across the water to Lake Anna State Park. The main living areas open to one another beneath large windows and skylights, so natural light and lake views follow you from the kitchen to the great room to the sun room.



    MAIN LEVEL

    The great room centers on a deep sectional sofa, a gas fireplace, and a 60-inch smart TV, all open to the dining area and kitchen. The dining space seats 15 between the table and the bar. A glass-wrapped sun room with floor-to-ceiling windows looks out over the lake and forest, with a record player, games, and easy seating for slow afternoons. The well-equipped kitchen is ready for big group meals, with a KitchenAid mixer, Ninja blender, and a coffee maker for lattes and cold brews. The main-level primary suite is filled with natural light from large windows and opens directly to the deck, with a king bed, a telescope at the window for stargazing, and an ensuite bath featuring a double vanity and a wheelchair-accessible walk-in shower. A main-level powder room completes the floor.



    UPPER LEVEL

    Two comfortable bedrooms each offer a queen bed and share a hall bath. A large bonus bedroom is built for the younger crew, with a king bed, a twin-over-full bunk, and a pull-out sofa, plus a sitting area with bean bags, a 50-inch smart TV, and an Xbox.



    LOWER LEVEL

    A private lower-level living room and retreat features a king bed, a sitting area with a 50-inch smart TV, and an ensuite bath. Sliding glass doors open to a walkout patio with a hanging chair and quiet, shaded lake views.



    OUTDOOR LIVING

    The wraparound deck runs the length of the home with a gas grill, outdoor dining for 12, two sunbeds, and four Adirondack chairs, with a mix of sun and shade through the day. A long paved driveway leads to a circle drive with easy parking for eight cars, and a wide grassy lawn is made for football, soccer, and lawn games, including cornhole, spikeball, and disc games.



    WATERFRONT

    Your private dock stretches 25 feet with bumpers and cleats for arriving by boat, and the boathouse offers Adirondack seating plus complimentary kayaks, paddleboards, life jackets, floats, and fishing gear. The protected cove stays calm and quiet, ideal for swimming, paddling, and lazy afternoons on the water.



    EVERYTHING ELSE

    High-speed WiFi, smart TVs throughout, keyless entry, central air conditioning, a gas fireplace, and full-size laundry make longer stays easy. Families will find a pack and play, a high chair, and a baby bath ready to go. Thoughtful accessibility runs throughout, including step-free entry, wide doorways and hallways, an accessible-height bed and toilet, and a roll-in shower with a bench.

    Guest Access:

    Self check-in is easy with a smart lock and a unique code for your stay. A long paved driveway leads to a large circle drive with easy, level parking for up to 8 vehicles. The main-level primary suite, an accessible walk-in shower, and step-free access make the home comfortable for guests with mobility needs. At the waterfront, guests may dock a boat at the dock; the boat lift is for owner use only.



    The Neighborhood:

    Avoca Cove sits on the public side of Lake Anna, directly across the cove from Lake Anna State Park, where hiking trails, fishing, swimming, and nature programs are just minutes away by car. The quiet, protected cove makes for calm mornings and easy paddling close to home. Grocery stores and restaurants, including a Food Lion, are about a 15 to 20 minute drive, with marinas, wineries, and breweries scattered around the lake. Lake Anna Winery, Coyote Hole Ciderworks, and Cooling Pond Brewery are local favorites. For day trips, Kings Dominion, historic Fredericksburg, and Montpelier are all within easy reach. Richmond is about an hour away, Charlottesville about an hour and fifteen, and Washington, D.C. is roughly 90 minutes to two hours by car.



    Getting Around:

    The home sits on the public side of Lake Anna, with Lake Anna State Park just across the cove. The nearest grocery store and restaurants (including a Food Lion) are about a 15 to 20 minute drive, and you'll find marinas, wineries, and breweries scattered around the lake within 20 to 30 minutes. Richmond is roughly an hour away, Charlottesville about an hour and fifteen, and Washington, D.C. is around 90 minutes to two hours by car.     - Pet Policy: Dogs only, maximum 2 dogs. A $150 non-refundable fee applies per pet. No cats, please.

    - The boat lift is not available for guest use. The dock, boat slip, kayaks, and paddleboards are all yours to enjoy.

    - For the security of our guests and home, exterior cameras are located at the front doorbell and facing the driveway/garage area. There are no cameras inside the home or facing the lake.

    - All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

    - 10 Adults Maximum

    - Quiet Hours are from 10 PM to 8 AM.

    **Guest Requirements:**

    In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.

    Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

    - $30 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

    - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
