Welcome to Gulfview I #213 — a clean, comfortable 2-bedroom, 1-bathroom South
Padre Island condo that sleeps up to 8 guests,complete with private beach
access, a complex pool, and a heated hot tub that runs year-round. Tucked on
the quieter southern end of South Padre Island, this family-friendly retreat
puts you steps from the water and minutes from the best local food on the
island — without the noise and congestion of the busy central strip.
Here’s what you’re walking into: a king bed in the master suite, two queen
beds in the second room, and a pull-out sectional sofa in the living area that
doubles as sleeping space — making this genuinely comfortable for families of
six, with room to stretch to eight if you’ve got little ones along for the
ride.
There is one full bathroom, and the kitchen is fully equipped with white
quartz countertops and stainless steel appliances. All floors are tile
throughout — a real bonus for anyone dealing with allergies, and a godsend
when you’re tracking sand in from the beach.
The condo sits on the second floor of Gulfview I, so you can take the stairs
if you’d rather not wait on an elevator — though there is one. The private
balcony looks out over Beach Park SPI (formerly Schlitterbahn water park).
High-speed WiFi and local cable are included.
We want to be upfront with you: Gulfview I is not a brand-new renovation. The
kitchen and living areas have been refreshed — white quartz, stainless
appliances, fresh paint — and the place is kept genuinely clean and well-
maintained. The vibe here is relaxed and comfortable, not flashy resort. If
you want that lived-in coastal comfort with real local character, you’ve found
it.
THE POOL, THE HOT TUB & THE BEACH
This is quietly where Gulfview I separates itself from a lot of the
competition on South Padre Island.
The community pool is large and family-friendly, with plenty of shallow water
the kids can splash around in all day. And the heated hot tub? That’s not
something every SPI complex can offer — and it’s the kind of thing that makes
an evening after a long beach day feel exactly right. Beside the pool, there
are extremely rare community BBQ pits (just bring your own charcoal & food to
grill) under a shaded veranda, first-come first-served, and they’re a
legitimately great spot to fire up dinner while the sun dips into the Gulf.
Private beach access is another genuine differentiator here. Gulfview I has
its own private path to the beach it shares with the Holiday Inn on the north
side of the property — you’re on the sand in under two blocks. The complex
also has a community center on-site: great for card games, hanging out, or
riding out a rare rainy afternoon.
THE NEIGHBORHOOD
You picked the right end of the island. The southern strip of South Padre is
quieter, more laid-back, and — honestly — home to some of the best food on the
island that a lot of visitors never find. Here’s what’s right in your
backyard:
Just 250 yards away, at the Sea Ranch Marina, there are three restaurants that
locals genuinely love:
Sea Ranch — casual-elegant waterfront dining with great Gulf seafood and a
lively bar scene. The kind of spot you end up staying at longer than you
planned.
Mahi Nics — open-air on the marina, completely unpretentious, and widely
regarded as home to the island’s best fish tacos and nachos. Ask any local.
They’ll point you here.
Dirty Al’s — if there’s one fried shrimp meal you eat on South Padre Island,
eat it here. They run their own shrimp boats — nothing is ever frozen. Hands-
down the best in Texas. We tell no lies!
Walking the other direction, you’ll hit the beachfront restaurant at the
Holiday Inn Beach Resort, and a short stroll down the sand north takes you to
Landshark Grill at the Margaritaville Resort, open to the public.
About a mile and a half out, the 410 Plaza rounds things out nicely: Tropical
Smoothie Café, Johnny Rockets, Calacas Street Tacos, Kohnami Sushi & Japanese,
and Russo’s Family Italian — plenty of options for the group that can never
agree on a restaurant.
A FEW THINGS TO KNOW BEFORE YOU BOOK
Pets: This property does not allow pets — it’s a firm policy we appreciate you
respecting.
Parking: One assigned parking space comes with the condo. If your group
arrives in two vehicles, the Island Transit Center nearby usually has free
overflow parking, and the Post Office lot (roughly 3 miles away) is a backup
option in a pinch.
HOA Wristbands: Gulfview I requires all guests to have HOA wristbands for pool
and beach access — it’s what keeps the amenities genuinely exclusive to guests
and the property secure. After booking, you’ll put down a refundable $150
deposit to receive the wristbands and parking permit. Return them at checkout
and the deposit comes straight back to you. During March (spring break
season), the HOA charges an additional $30 per person non-refundable wristband
fee — this is an HOA rule, not ours, and it’s entirely outside our control. We
price the condo with this in mind and want you to know upfront. The wristbands
are enforced by the complex; guests without them will be asked to leave
without a refund, so please plan accordingly.
Bedding: All standard beds are made up with clean, fresh linens. If you plan
to use the sleeper sofa or the included air mattress bed with pump, we ask
that you bring your own extra bedding for those sleeping surfaces.
DISCOUNTS — JUST ASK
Reduced rates for off-season stays (September 15 – December 15), veterans and
active military, and current Texas tackle football coaches (our sons play for
Lake Travis in Austin — Go Cavs!). Send a message and ask.
POLICIES
Primary guest must be 23 or older. Guests under 23 require prior to booking
approval and an additional & substantial refundable damage deposit IF it is
possible.
A signed digital rental agreement and valid photo ID are required before
check-in.
Strict cancellation policy applies. No smoking, no parties, no loud music at
any time. The property is security patrolled at night.

Blvd, open 7 days a week. Door codes are sent by text by 3 PM on your arrival
day.
Starter toiletries and cleaning supplies are provided but not replenished. For
stays of 3 nights or more, complimentary linen and towel exchange is available
at the South Padre Trips office.
