A wonderful 90-square-meter farmhouse that can accommodate up to 6 people, located on the ground floor of an elegant historic building (access via steps). The property is located in a historic area, just outside the city of Siena (1.3 km); a stone’s throw from Piazza del Campo and the main attractions of the historic centre.<br><br>The accommodation consists of three bedrooms, a living room with a kitchenette, three bathrooms, and a large shared courtyard.<br><br><br><br>On-site parking available!<br><br><br><br>The apartment is located on the ground floor (steps to enter). Please be aware if you are travelling with children.<br><br><br><br>The interior layout is as follows:<br><br><br><br>- BEDROOM 1 with a double bed and closet;<br><br>- BEDROOM 2 with a double bed, closet, and bathroom (2);<br><br>- BEDROOM 3 with two single beds (that can be joined), chest of drawers, and desk;<br><br>- LIVING ROOM with a table and chairs, TV;<br><br>- KITCHENETTE with gas hob, refrigerator with freezer, Lavazza coffee maker, dishwasher, oven, and microwave, various kitchen utensils, wine glasses;<br><br>- BATHROOM 1 with shower, bidet, and toilet;<br><br>- BATHROOM 2 with shower, bidet, and toilet;<br><br>- Shared COURTYARD with table and chairs.<br><br><br><br>ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, independent heating, iron and ironing board, clothesline, hair dryer, coat rack, soundproof windows, portable fan, mosquito screens.<br><br><br><br>A cot is available upon request.<br><br><br><br>PLEASE NOTE: There is NO air conditioning.<br><br>The washing machine is located outside the property, in the common area.<br><br>The courtyard and the outdoor area equipped with a table and chairs are shared with other apartments.<br><br><br><br>One uncovered parking space is available, suitable for SUVs as well. Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).<br><br>Summer: The average air temperature must not fall below 26°C for all types of buildings.<br><br>Winter: The weighted average air temperature must not exceed 19°C. The period during which heating is permitted and the daily operating duration depend on the climate zone defined by the regulations.<br><br>Siena Climate Zone D: 11 hours per day from November 8 to April 7.<br><br><br><br>For check-ins between 8:00 PM and 9:00 PM, a surcharge of EUR 20.00 will apply, payable in cash upon arrival.<br><br>After 9:00 PM, ONLY self-check-in will be available.
