Fully Equipped Kitchen: Upgraded kitchen with black granite counters, mahogany cabinets, stainless appliances (gas stove, microwave, side-by-side refrigerator—ice maker currently not working), coffee maker, toaster, cookware, and dishes. Breakfast bar with seating for 3, dining table for 6.
Entertainment & Relaxation: Foosball table, pool table, hot tub, private Jacuzzi tub, deck with Great Smoky Mountain views.
Prime Location: Short drive to Pigeon Forge Parkway, Dollywood, Gatlinburg, and Great Smoky Mountains National Park.
Pet Policy: Strict no-pet policy due to owner allergies.

FYI - The ice maker does not work at this time. The repairmen are stumped after 3 attemptes. We are sorry for the inconvienance.
Terms and Conditions:
Hillbilly Hotel
1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin. If you find a need to smoke do so on the deck. If this rule is broken and remediation is needed there will be a 250.00 charge to the guest.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – When reserving half will be due upon signing the contract and half 14 days prior to arrival. The advance payment will be applied toward the cabin rent. Please make payments in the form of credit card. We do have a 3 payment plan if you are booking more than 60 days in advance, ask for details.
5. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to nine (9) persons THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY, A longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however maid services are available at an additional rate. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if this check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice prior to booking.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The day that the National Weather Service orders a state of emergency area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
