► Private Retreat: Enjoy the tranquility of your own space on either the third-floor or first-floor bedroom and bathroom. Both bedrooms feature a Queen bed but 3rd floor one is an adjustable bed by remote control.

► Prime Location: Discover the best of North Seattle with our townhouse's prime location. The scenic Burke-Gilman Trail is just half a block away, making it a walker's paradise. Follow the trail to the University Village shopping center, a bustling hub of shops and restaurants. ► Street parking only; allowed 24/7 without restrictions but it can be a bit difficult/crowded.
► The property has many stairs, and it is NOT child proofed in any way.
► Dog welcome but only one dog (up to 50 lbs) allowed; no cats; pet fee required.
► There's a back door located in the 1st floor/guest bedroom that guests should not use.
► 1st floor/guest bedroom has heating only, no air conditioning.

NOISE: Please be mindful and courteous to the neighbors. There are NO PARTIES allowed in the unit or on the roof, noise must be kept to a minimum and QUIET HOURS must be respected.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times.
- Primary renter must be over the age of 25.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

PET POLICY:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately.

PET ETIQUETTE:
-Control their barking - if you have a loud dog, please never leave it in the home alone.
-Don’t let them treat everything like a fire hydrant (inside and outside the home).
-Play is fun, but silence is golden - be respectful of the neighbors.
-Keep them on leash while outside the home.
-Always pick up after your dog.
-Wash those paws and minimize bringing messes inside the home.

- Must climb stairs: 3-level townhouse
- No parking on property: Street parking only. Street parking allowed 24/7 without a permit. No time restrictions, no zone permits, just a bit difficult/crowded.
- Amenity limitations: The hot water can take a few minutes to warm up in winter, but the heat won't dissipate once it's going.
