The University District is one of Seattle’s most transit-connected and pedestrian-friendly neighborhoods. Getting around is easy by foot, bus, light rail, or rideshare. Trader Joe’s is a 3-minute walk, and Safeway is 8 minutes away. The U District Light Rail Station is just a 12-minute walk (or a quick 5–10 minute drive), with direct connections to SeaTac Airport, Capitol Hill, downtown, Lumen Field, and T-Mobile Park. The UW campus is a 15-minute walk, while University Village, Husky Stadium, UW Medical Center, and Seattle Children’s Hospital are all within 10–15 minutes driving. Convenient access to I-5 and SR-520 makes exploring the city simple.
Parking:
There is no assigned off-street parking at the house, but several convenient options are available nearby. Free parking can sometimes be found on 47th St between 7th Ave NE and 8th Ave NE, though spaces may be limited. Just one block away on 7th Ave NE, the Community Transit street parking offers free parking all day on Saturdays and Sundays, and on weekdays from 7 p.m. to 12 noon (cars must be moved before noon on weekdays, as the lot is reserved for transit during the day). This makes it a great option if you plan to be out during the day and return in the evening. Paid street parking is also available within a block from 8 a.m. to 6 p.m. (Mon–Sat) with a 4-hour limit, and is free overnight, on Sundays, and outside of paid hours. After 10 p.m., you can even pre-pay for the next morning at a pay station or through the PayByPhone app. For those who prefer a guaranteed space, Diamond Parking at 4535 Roosevelt Way NE is just a 3-minute walk and costs about $14 per day.

The home has two entrances and is split into 2 separate listings. This listing includes the bottom floor basement ADU only. Guests staying in the upper level have a separate entrance and will not have access to the unit.
✔Parking – We are in a restricted parking zone, and there is no designated off-street parking. Overnight parking is limited. We will provide detailed directions and parking instructions before your arrival. To avoid any issues, we recommend using the nearest paid parking lot, just one block away and a three-minute walk from the house. As in many areas of Seattle, parking can sometimes be challenging.
✔Height - The basement ceiling is 7.5 feet in most areas, with the shower stall about 6 feet tall - lower than the modern 8-foot standard. The basement space is most comfortable for guests under 6 feet tall. Our tallest guest so far was 6’5” and managed fine, with a little ducking.
✔Noise - The house is over 100 years old. During your stay, there might be some stepping noise and squeaking sound from the upper unit, given its old structure.
✔Steps - There is a steep staircase to access the basement through the external entrance.
✔Climate Control - Thermostat control is only available in the upper unit. However, space heaters are provided for additional heating as needed.
✔Pet - Well-trained pets are welcome here! Please note that we strictly do not allow pets on furniture, including couches, throws, beds, pillows, and towels. Please let us know in your booking message that you will be bringing pets. A $50/pet one-time cleaning fee will be assessed, which will cover your entire trip. Excessive pet hair/mess found on furniture/throws resulting in extra cleaning effort will be charged accordingly. Please clean up after your pets.
Parties or any form of noisy gathering are strictly prohibited. Quiet hours are after 10 PM. If guests violate the rules and our neighbors complain, the reservation will be canceled immediately, and the security deposit will be forfeited.
