A very beautiful historical home, with extremely accommodating and kind staff. It purposefully has space for guests to park their cars so if you are planning on renting a car or driving to Inverness I really reccomend staying here. I myself stayed for 9 days without any vehicle and found the brief morning walk into town to be really nice. Its not in the busy city center so it was nice and quiet in comparison. The beds are very comfortable and I found myself sleeping well. The shower was perfect with three different water pressure modes and a nice easy to move dial for choosing the temperature. I didn't go with the optional breakfast they offered at Royston Guest House, but whenever I left in the morning and breakfast was being served the smell was always splendid. I truly loved my stay here and I truly reccomend it!!! It does not allow hot takeaway food, or heating up left overs due to avoiding bad smells in the room, so if that is important to you I reccomend finding another place. For most people that shouldn't be a problem though, the food in Inverness is tasty enough that I never had any leftovers to even bring back. On the other hand too, if you have a sensitive nose like me this place is super good!!!!!

Great Scottish hospitality !
A lovely cosy Scottish hotel, greeted with a friendly smile and pleasant to chat to host. Breakfast cooked lovely with plenty to eat poached eggs my favourite were double yolks and free range. Plenty of hot water , excellent large fluffy towels, comfy beds and pillows with top quality bedding and as the Scot’s would say a wee little kettle and cup for tea when your fancying a cuppa. Hotel position could not be better for Culloden , Lock Ness (20 mins car ) , Cathedral , Inverness Castle or Shopping centre all approx 10 minutes walk. Even the petrol station 6 mins walk there and back. Chieftain pub 5 mins walk down the road for good quality evening meals. Could not ask for more. Roy your a wee star and I will use and recommend your hotel again and again. Thanks for a great stay.

A lovely place to stay. Fantastic base to visit all the Inverness tourist spots. Short walk into town too! The room was very clean and had everything we needed. Safe and plentiful parking. Would definitely recommend this hotel to anyone visiting this area.

We stayed at the Royston for 5 nights during our trip to Inverness. It started out rocky because our flight got in at 11am and I didn’t see Ross’s email letting me know he would not be there until 12.

City center was walking distance. Many sights available on both sides of river. Ross was friendly, but wished he would have explained some rules when we arrived. Breakfast choices were great. Ross is a very humorous host!

Great guest house in a traditional old house. Rooms and house maintained to a very high standard and very clean. Very good spread for breakfast which set me up for the busy days I was working in Inverness.

We thoroughly enjoyed our stay at the Royston Guest House. It was walking distance to the center of Inverness if you didn’t need your car. The rooms were comfortable, quiet, and clean, the breakfast was lovely, and the owner was interesting and fun to talk to.

The guy was really rude to me on the phone as i didnt call to ask for security number. Then went on to say he wouldnt be there at breakfast time so i didnt get breakfast

unfortunately it is in our terms and condition that you phone and get the door code if you are arriving after 7 pm as not me phoning you, no one is here after this time please read your booking form in future also you never came for breakfast as you did not check wake up until after 10 am and checked out at 10.30am

Great place with a great location
My husband and I stayed at Royston for two days recently. We loved it! Ross was very helpful in helping us to secure restaurant reservations and had good recommendations. The room was comfortable and clean. The breakfast was excellent! We loved the location; an easy walk to downtown Inverness which we did several times. We would definitely return if we head to Scotland again.

Unpleasant owner
After having a delayed flight, I called the owner to inform him I'll be late, a time which I think is reasonable (9pm). He was very rude and aggressive on the phone. As a result I looked for a different place. My family and I stayed there long before and I thought it was a good experience - not anymore!!

our check in time s are very clear 3pm until 7pm you were told no one would be here at such short notice as had my own plans that evening you were also not charged for the booking read your terms and conditions I do not know who you are as you are hiding behind anonymous

Great location, 10 minute walk into Inverness, host was very helpful, the breakfast provided was excellent. Maps provided to guests for assistance. Great location for a visit to Culloden or Clava Cairns and for walk along River Ness. Only minus for this accommodation, as with other UK hotels, is that no wash cloth is provided with towels and towels were on the small size. No hair conditioner in bathroom with toiletries, would expect this for the price.

Royston Guest House
The host was super friendly and accommodating. Our room was clean and the beds comfortable. The room is essentially in the attic however and was uncomfortably hot during mid May. We resorted to opening windows but then we were awakened around 2:30 am with the noise from the recycling place next door - the sound of cans being poured into bins. After two hours of being unable to get back to sleep, we decided to dress, pack and load our car for departure. We had a nice, cooked breakfast and conversation with Ross who was a great host.
