  • Welcome to The Rockporter, a beautifully renovated waterfront retreat in the heart of Rockport’s historic Pigeon Cove. Just updated in 2025, this charming coastal home offers expansive views of Sandy Bay and Pigeon Cove Harbor from nearly every room, giving guests an authentic and peaceful Cape Ann experience.

    The home comfortably sleeps 7 guests and now features brand-new updates throughout, including mini-split air conditioning units in every room for year-round comfort. The first floor includes a fully equipped kitchen, formal dining room, cozy living area, a full bathroom, and a den with TV and sleeper sofa. Upstairs, you’ll find two bedrooms, a bonus room with sleeper sofa, and a second full bath — all thoughtfully furnished and designed for relaxation.

    Step outside to enjoy ocean breezes on the patio or head out your front door for incredible shoreline walks. The Good and the Bad

The Rockporter. THE GOOD: Beautiful views on the cliff above the ocean. THE BAD: The passcode they gave us did not work. Texted the listing agent, was given an emergency code. He told me the code would be changed to the proper one. IT WAS NOT! We had an unsecured passcode the whole time we were there. Dishes in cabinet, still wet. Frying pans dirty. It is an old house & you expect the floors to be uneven, but not frost heaves (You know like speed bumps but a bit bigger) Can you say trip? One bedroom right out the door was only half a step at the top of the stairs. Dangerous in the night when you have to go to the bathroom, which is downstairs. Dangerous during the day as well. One of the other bedrooms had a stairway to the first floor & no door. NO DOOR! The only door was to the Jack and Jill bathroom. No door in the bedroom, really? I think that should be in the listing, along with the half step at the top of the stairs from the other bedroom. It was not. I asked the listing agent before renting if there was air conditioning, Karol told me the bedrooms had air conditioning, THEY DID NOT! Only two bedrooms had AC. One of the AC’s was so loud it could have woken the dead. One bedroom had three fans, & only two worked. (still no AC) The fans were dirty! Out of four bedrooms, only two had AC. I would not rent from Atlantic ever again. In fact my advice would be to run! Run as fast as you can in the opposite direction.

Pros and cons

Pros - When we first pulled up to the property, it was clear that the view was magnificent - such a treat to see the ocean from many rooms. We brought our dog and it was a very walkable, friendly and safe place to walk through neighborhoods or down to a pier. The house is spacious and easily accommodated 5 of us. Cons - This house is old and very stuffy and hot. The temps were in the 70s but we baked in the house. The breeze often came from the south which was blocked and couldn't flow through the house. We used all of the fans available but this house could really use some installed A/C units. The kitchen really needs more tools and updated items such as sharp knives and cutting boards. I could barely cut a red pepper with the cutting knife. The outdoor space is so nice and beautiful and I'd suggest some Adirondack chairs on the grass. Such a nice space to look out at the water. FYI, there were ticks EVERYWHERE outside. We took our dog out and he was riddled with them quickly. We really enjoyed driving to and walking around the towns of Rockport and Gloucester. Great shopping, restaurants and a nearby train station for anyone who might need it. All in all I'd give this a 3.5. We really did have a nice time but I hope these suggestions help for future renters.

Idyllic setting in a beautiful coastal town

We felt great joy with the coastal views and sounds of the ocean---woke to amazing sunrises from our bedroom window and enjoyed meals on the deck overlooking the ocean. it was peaceful and quiet--the town is quaint and friendly. One drawback--we were surprised to find that there was no access to the water from the property (had been hoping to paddleboard on site). The kitchens and bathrooms are new and house was clean and well stocked. Few pointers--it is an old house w steep and uneven floors and stairs all over---would be tricky for an elderly person or toddler. There is no AC but you really dont need it--we were there the hottest August week and the seabreeze and scattered fans keep it an enjoyable temperature. The staff were attentive as twice we needed help (pillowcases and an alarm noise) which they remedied promptly. We were walking distance to the Atlantic footpath which was a huge perk---so gorgeous! Only other comment is that Rockport restricts their quarries and coves so that only residents can park there---if you had a bike you could get around that well. the beach in town has open access however. We will definitely return.

Stay at Rockport

We had a good time at our stay. Our family was together and we always enjoy our time. The view was pretty and it was close to nice restaurants and shopping. Here are some concerns. There were no traveling amenities. For example, It would have been nice to have a travel sized shampoo/conditioner, a few essential spices for a little cooking I think it would be much more inviting to have the yard cleaned up, bushes trimmed so we can watch the boats in the harbor as well as maybe a fire pit. A dishwasher would be nice , but at least repair the really bad leak under the sink for washing dishes. It is totally fine to not have a refrigerator with a water filtered dispenser, but it would be nice to have had a pack of bottled water when we got there. I do think the price is way too high for the quality of stay.

Very comfortable and we enjoyed our stay. Some issues - We may not have read the description thoroughly enough, however, it never occurred to us that there would not be a dishwasher, or any board games, or that propane would not be included with the gas grill.

Clean, Lovely Setting, but Definitely Problems

Problems: 1. Ants in 2nd fl bathroom 2. Not enough trash or recycling receptacles. Garbage barrel we had had inadequate lid and animals made a mess in the yard . Also, there was no recycling barrel besides one small box. Not enough. 3. No one informed us of leak under kitchen sink, which we discovered after the can that someone put there overflowed on the floor. We cleaned it up. 4. Irritating to have gas grill run out of gas in the middle of cooking dinner for family and guests. This was the first and only time we used the grill. 5. Electricity went out while we were cooking. Had to call Atlantic to have someone come and flip circuit breaker. They showed up promptly, I admit, but they blamed the issue on the air conditioner in one of the rooms. 6. Air conditioner in first floor bedroom was useless. Did not cool down room. I slept with window open and with fan on. In light of these issues, I feel we are entitled to a rebate of some sort, especially considering the high cost of the rental. John Creamer Morristown, NJ

It was very hot and many of the windows did not have screens. 2. The kitchen floor was filthy. The rest of the floors were very clean. 3. The landscape (flower beds etc.) were full of weeds and unkempt. 4. The kitchen table and benches are very sticky. No amount of scrubbing fixed the problem. It seems as though the finish on the wood is failing. We had to sit on towels so our clothes would not get stuck to the benches. Everything else was great!

There were some pleasant surprises - 2 of the upstairs bedrooms had a/c units, which isn't mentioned in the property description. On the unpleasant surprise side is the downstairs bedroom and the upstairs bedroom off the back staircase do not have doors. A quirk like that should be noted in the property description; without doors, they're really not bedrooms. The lovely view could be even nicer if some of the greenery growing among the rocks was cutback. Loved having my morning coffee and anadama toast sitting at the kitchen table with the harbor view.

Overall, I recommend this vacation rental. Reviewer Comments: The house is in a great location. It has a nice water view and you could walk into downtown Rockport in less than a half hour. The house was decently decorated and appointed, but not top of the line. In addition to a big water view, you could see a working fishing harbor. Within view was a large former factory being converted into shops. Though some might find it an eyesore, I like industrial re-use buildings,so it was not a problem for me. There were about 4 houses very nearby, so I did not feel isolated. It was a heatwave when we were there, and one of the bedrooms had a fan, but no air conditioning. Typically it is not that hot and this would not be a problem.
