Sea Breeze—Gulf Views · Across from Beachfront Pool · 40 Steps to Beach
Sea Breeze occupies one of the most enviable positions in Barrier Dunes — 40 steps from the beach, directly across from the gulf-front community pool, with a freshwater pond shimmering off the back deck and Gulf views from both upstairs bedroom balconies. Front-and-back water views in a thoughtfully furnished, open-concept home that sleeps six comfortably, with every bedroom its own private suite. This is Cape San Blas the way it's meant to be experienced: unhurried, beautiful, and right in the middle of everything.
🌊 40 steps to the beach walkover 🏊 Directly across from the gulf-front community pool — as close as it gets 🐾 Dog friendly — bring up to 2 dogs 🛏️ Sleeps 6 — king suite, queen suite, queen sleeper sofa 💧 Fresh water pond views from the main deck + Gulf views from both upstairs balconies 🚿 Both bedrooms have private ensuite baths — no sharing required 🔒 Gated deck — safe and secure for little ones and pets around the pond 🍽️ Polywood outdoor dining table on the main deck — perfect for sunset dinners 🏄 Beach cart, beach chairs, cooler, buckets & shovels all included 💳 $35/day credit toward beach gear rentals (stays of 3–21 nights) 🌐 High-speed WiFi + USB ports + Smart TV in every bedroom 🍳 Fully equipped kitchen with Keurig, drip coffee maker & spice rack 👶 Pack 'n Play and high chair available 🚗 2-car covered carport + stocked beach closet 🎾 Tennis and pickleball courts nearby
The name says it all — there's almost always a breeze at Sea Breeze, whether it's drifting off the pond on a quiet morning or coming in warm off the Gulf in the late afternoon. Days here have a satisfying simplicity to them. Coffee on the main deck while the pond does its peaceful thing, the grill fired up for breakfast, then a short 40-step stroll to the beach with everything loaded from the stocked closet. When the group wants a break from the waves, the beachfront pool is literally across the street. Come evening, the back deck becomes the best seat in the house — Polywood dining table, gas grill, the pond catching the fading light — before everyone retreats to their own private Gulf-view balcony upstairs. Sea Breeze is the kind of home where you stop counting the days and start losing track of them entirely.
The main level is open and generously proportioned — stylish, fully equipped kitchen with stainless appliances flowing into a bright dining area and comfortable living room with queen sleeper sofa and Smart TV, all opening directly onto the large back deck with its Polywood gas grill dining setup and freshwater pond view. A convenient half bath and dedicated beach gear storage area at the top of the stairs round out the main floor.
Bedrooms
King Master Suite (upper floor) — Gulf-view private balcony, private ensuite bath, Smart TV
Queen Guest Suite (upper floor) — Gulf-view private balcony, private ensuite with tub/shower combo, Smart TV
Living Room — queen sleeper sofa for additional guests
Full-size washer and dryer on the upper level between the suites
Kitchen & Living Fully equipped kitchen with stainless appliances, Keurig, drip coffee maker, spice rack, breakfast bar with two barstools, and a dining table that seats six. Family games, books, ceiling fans, and central A/C throughout. USB charging ports throughout the home — a small detail that matters after a long beach day.
Outdoor & Ground Level Large back deck with gas grill and Polywood dining table overlooking the freshwater pond (deck has a gate — safe for kids and pets), Gulf-view balconies off each upstairs bedroom, hot and cold outdoor shower, water hose, 2-car covered carport, and a fully stocked beach closet with cart, chairs, and cooler ready to go.

Wonderful

We enjoyed our time there, as usual, we go to the Cape about once per year, love the beach. The accommodation was great, as expected, no disturbances, very calm. Well worth the time and money, great value
The master bedroom had NO storage for clothing, one small dresser and a closet, the bathrooms were tiny as well, the proximity to the beach was great but other than that, the condo was not, the kitchen was not well stocked if you actually want to cook there was no storage anywhere, the kitchen cabinets were "stocked" with a bunch of useless things.

A Week is never long enough!
Wendy, Thanks so much for finding us a BEAUTIFUL rental on such short notice! We all appreciate you getting things set up so quickly so that we could extend our time at the Cape (a week is never enough). Barrier Dunes is almost like our second home and Unit 52 had a great view and location. It was so nicely decorated and you always have so many extras included it’s hard to beat!! I couldn’t get over how great the beach looked and how calm and clear the water was. September and October always means fewer people on the beach, less heat and humidity, better nights for bonfires and shorter lines for eating out! Glad to see ya’ll down there enjoying yourselves as well! Can’t wait to come back down again, Georgia, Ashlyn, Sparky and Roxy

Pet toilet on a nice beach
My wife and I have 5 kids and this was the 3rd time in 6 years we had a chance to go out of town by ourselves. The trip also had the dual purpose of looking for a beach house to purchase. All days of our trip were spent in Cape San Blas. We’ve travelled a lot, both personally and professionally, and have rated this unit based off what it is; which is a unit in an older complex located beach side.
The “somewhat” good:
The unit itself was “ok”. The unit does provide beach chairs and a cart. The beach is an easy walk.
The complex is located in a beautiful part of Cape San Blas and getting to the beach is easy.
The bad:
This entire unit had a heavy smell of urine. The carpets were sticky and I’m guessing it was from dog Pee that has accumulated over time. The carpets clearly had not been recently cleaned and, if they had been cleaned, they certainly needed to be treated for urine and RE-cleaned. My wife and I have owned multiple properties, including rentals, and the smell reminded us of some run down rental house where the occupants kept dogs and just let them Pee inside all the time. We actually believe that the urine may have even gotten into the sub flooring of this unit. To say it was nauseating would be correct.
Because it was a 7 hour trip for us and we got in late, we had no choice but to stay there the first night. That next morning, we opened 2 dots to let air circulate in hopes that it would help with the smell but it didn’t. We also noticed that the carpets were sticky and we feel very confident in saying it was from urine. The carpets also had staining indicating the same thing. To say this unit was disgusting is an understatement. This unit needs to have all carpets pulled up, sub flooring treated for urine and new carpet or tile put down.
After the first night, my wife and I left the unit and found another place to stay for the next couple of nights. The property owners were contacted and the male half called me up and essentially stated I was lying and that they had just stayed there the night before and there was nothing wrong. He said I must have a “sensitive nose”…lol. It’s exactly the mentality of someone who demonstrates poor customer service and someone we’d never rent from again.
There’s too many other options to walk around in animal urine and I’d avoid this particular unit.

Another memorable Cape Escape!
We had a fantastic week at Cape San Blas. We appreciated Wendy sharing her home with us so much. It was in great shape, clean, well-stocked, and very close to the beach and pools. Our younger girls loved watching turtles at the pond.
We enjoyed shopping in Apalachicola and took time for a lovely late lunch at The Owl Cafe one day. That is something we now look forward to every year. This was our fifth year returning to the Cape and I know we'll be back. I try to describe Cape San Blas to folks who are familiar with the 30A beaches in Walton County. The Cape is not crowded (most of the time), the beaches are gorgeous with terrific shelling, the sea life/wildlife is incredible, and it's perfect for low-key family time, especially to include our dog. We play a lot of games and cards, go crabbing and dog-walking on the beach, cook most of our meals in, just enjoy being together and not rushing around. We did enjoy a day on the bay with kayaks and paddle boards with Happy Ours. We loved getting to see the sea turtles.
Our rental experience was easy and trouble-free thanks to Wendy. We appreciate her generously sharing her home.

Great Vacation
Wendy, just wanted to let you know how much we enjoyed our first trip to the Cape. Sea Breeze (52) far exceeded our expectations. We found the home very clean and well stocked, (which was much appreciated). It was also very short walk to beach and pool areas. We really loved the beach (great sunset's!), both pool areas and just relaxing. Husband really enjoyed fishing on beach. Would highly recommend the Cape to anyone who travels with their pets. We travel with our 8yr old Maltipoo, who loves the beach as much as we do!! Pleased to find such a pet friendly place!! This was our first time to area, but hopefully not our last. We loved everything about the Cape and hope to be repeat guests at Sea Breeze. Thank you for making the whole process so easy and being available for any questions we had.

Love Cape San Blas & Barrier Dunes!
This was our first visit to Cape San Blas and Barrier Dunes (Sea Breeze Condo). Everything from the first contact we had with Wendy went smoothly. The condo was great, located near the pool and beach it had everything we could wish for. We were able to bring our Wire Fox Terrier-Beau which was a real plus. The pool area and beach were never crowded, everyone we came in contacted with were so friendly. Beau made many new fur friends! I enjoyed the beach daily, walking in the mornings and sunning in the afternoons. Hubby was happy as the golf course was near by- he played almost every day during our stay. PSJ and Apalacholia were not too far away and we enjoyed many wonderful meals in both towns. Of course The Trading Post was great for pizza and subs. Weber's donuts were to die for!! Sand Bucket was convient as good as well. We have already rebooked for next winter and can't wait! I give Sea Breeze and Cape San Blas 5 stars!

Every thing was PERFECT! Our only regret was not planning to stay longer!
We stayed at Sea Breeze for two weeks in January. Our only regret is that we didn’t plan to stay longer!
Everything about Barrier Dunes was absolutely perfect for us…from outstanding communication with Wendy, to the beautiful condo & its location near the beach, and especially the fact that the condo AND the beach were dog friendly. We had never vacationed with Charlie (a full-size Collie!) before but he loved the beach as well. We met so many wonderful, friendly people (and their fur-children!) and we are planning to go back next year for a month.
What we loved most, besides the dog-friendly atmosphere, is that Cape San Blas is quiet this time of year & somewhat remote. Golf and restaurants aren’t too far away, though. We found a couple of restaurants that allowed Charlie, our dog, to come along too! We met a couple on the beach that was from our home state & the guys played golf a couple of times. We got lots of exercise walking through the neighborhood & on the beach; when it was cool outside we took the time to get caught up on some reading.
We give Sea Breeze and Barrier Dunes an A+!

We love the Sea Breeze condo. It is just the perfect situation for us.
We returned home safely after a long but relaxing drive.
We had an incredible time at the cape again this year.
We love the Sea Breeze condo. It is just the perfect situation for us.
After visiting for five years straight we now have favorite things to do and places to go in PSJ.
The beach was wonderful at this time of the year. The water was incredibly blue and seemed even more blue somehow this year.
The Barrier Dunes is such a great community!
Thank you for everything you do to keep everything organized and making sure our stay is stress-free!
We hope to return next year.
