Oceanfront Paradise Awaits At Sundance Beach House
The Property: Sundance Beach House is located directly on Pigeon Cay Beach, a stunning private 2-mile long stretch of pristine powdery white sand that faces the beautiful turquoise waters of Exuma Sound.
The house has spectacular views of the ocean and gorgeous sunsets. The calm, clear, Caribbean water with its sandy bottom is ideal for swimming, both for children and adults. Directly behind the house is Pigeon Creek Back Bay, a protected tidal inlet perfect for kayaking, bone fishing, and observing wildlife such as birds, sea turtles and rays. Walk the beach to the point or bike down the road to the old church and snorkel the coral reefs to see colourful fish and coral.
Built in 2017, the house features 2 bedrooms, each with a queen bed and its own private full bathroom. The bedrooms are separated by a great room for ultimate privacy. The great room includes a fully equipped kitchen, living and dining room area. The living room includes a bluetooth stereo and a smart TV with Apple TV. All rooms have high speed WiFi. Both bedrooms and the great room face the ocean with French doors that open to a wrap around covered deck. There are ceiling fans throughout the house and lots of windows to provide a good cross-breeze. Both bedrooms have air conditioning. A screen room on the west side of the deck is ideal for barbecuing, dining, lounging and watching the sunset during your evening meal.
Guests staying at Sundance Beach House may use the facilities at Pigeon Cay Beach Club, a small private resort located a few minutes walk down the beach. This includes the free use of bikes, kayaks, canoes, paddle boards, boogie/skim boards, surf boards, snorkel gear, toys, games and a lending library. The property manager for Sundance Beach House is Leslie Kennedy, who also owns the Pigeon Cay Beach Club.
You can fly from Nassau to Cat Island with Western Air. The cost is approximately $300 USD return per person from Nassau. Flight time is approximately 30 minutes. Relaxed, beautiful beach views, lulled to sleep nightly to the sound of the surf, with a full kitchen, two bedrooms each with double (full) beds, two very nice bath/shower room. Manager two properties down and so responsive and helpful (wife broke her foot on the trip, and they were so gracious to find some crutches for her. Locals friendly, open.We recommend it highly.
We love the Bahamas and love to out islands and explore. Sundance became one of our favorite,The house is Beautiful and very comfortable and the beach is so calm and clear blue. If you live in a big city like us and want escape the hustle and bustle of the city this is your place ! We are definitely coming back.Thank you again for accommodating our little family ,we left with amazing memories.
What a wonderful place to spend the week between Christmas and New Years! Once we figured out the flight connections, everything was a breeze. Leslie is a perfect host… helpful but not intrusive.
A 30 minute drive from the airport led to seclusion on a beautiful stretch of beach in a well-maintained and stocked house. I am reluctant to recommend only because it might mean that I am unable to book it in the future.
My husband and I stayed at this beautiful home for 9 nights. It had everything we needed and more. The architecture of the home and location was amazing. We had the beach to ourselves and the water was perfect most of the time. It was low season so we did most of our own cooking but did get a chance to eat at Hidden Treasure, the food and Trevor were off the charts. You do need a car for exploring and shopping. Leslie stayed in touch with us and answered every question we had. We would not hesitate to stay here again.
We fell in love with this property and Cat Island! The house is exactly as pictured and described. It was clean and had everything we needed for a week’s stay. If seclusion is what you’re after this is the spot for you! We seen two other people on the beach the entire time we were here. Leslie was an amazing host! She had lots of tips for snorkeling spots and restaurants to grab a bite to eat. We had some storms that knocked out the power, when it came back on we discovered a couple breakers were flipped, Leslie responded quickly and reset everything to get us going again. Will definitely be visiting Pigeon Cay and Sundance again in the future!
As much as the pictures show the beauty of Sundance, it is ten times more amazing in person. It's so peaceful and tranquil, the perfect place to recharge. We will definitely be back. Two key points: 1. The bugs are very prevalent at dusk, so make sure to put on bug spray at that time or you will get eaten alive. They didn't really bother us at any other point during the day. 2. Be prepared to make a lot of your own meals. There are restaurants but they are few and far between. The best option is to plan a menu for the time you'll be there and to stock up at Alvernia Food Store when you arrive. It is right by the airport and well stocked. We can't recommend Sundance enough!! You will not be disappointed. It's close to perfect.
We loved spending two weeks at Sundance Beach House. Everything in the house is well planned out - well equipped kitchen, the bedrooms are full of light, with comfortable beds and quiet air conditioners. We especially enjoyed a nice selection of books and playing cards. The house has a lovely breezy deck that overlooks the sea (very convenient for watching kids or just hanging out) and a grill area with screens that help to keep mosquitoes out. The only thing that was not ideal for us (because of young kids) is the fact that the bedroom walls don't go all the way up to the ceiling. This means that there is no sound insulation of any kind. Our kids are light sleepers, and we couldn't watch movies or wash dishes when they went to bed. Everything else though was absolutely perfect! We drove around and agreed that it’s the best beach house on the island, ideal sand, calm waters suitable for little kids, and secluded location. A perfect place to unwind. Be prepared that the food choices are limited, and there is not much to do on the island.

Words nor pictures can begin to describe Sundance or Cat Island! It was our deserted on an island perfect vacation spot. When you park all you see are the trees and shrubs, but when you walk up the sidewalk the view over the hill is breathtaking! The house is perfect, both bedrooms have an amazing view from the bed. The sand was like walking on a cloud, the softest I’ve ever felt. We were there for 4 days and never saw a soul on the beach! It was well equipped with everything we needed. We cooked dinner on the grill a couple nights. Call Ricky Dean for your fishing needs. Tito’s also for fresh lobster. We also stopped one afternoon on the side of the road when we saw local men coming in from fishing and bought fresh conch. Yardies is a must for dinner!
Vernon at Alvernia was our favorite guy on the island! He picked us up from the airport, told us where to eat, he took care of us! There is an abandoned church on the same road as Sundance, Leslie’s husband told us to snorkel there, it was beautiful! We also drive west on the road behind the other beach houses, until it ended, and snorkeled there, also beautiful! Leslie, the house manager, was amazing! She answered my hundred messages leading up to the trip and had our drinks and groceries at the house when we arrived. MOSQUITOES MOSQUITOES are the ONLY downfall to the island! We took sawyer repellent and it helped a lot but we still had to fight them. Even walking down the beach at sunset, they were swarming us.
We loved Sundance Beach House. The house was equipped with everything necessary to facilitate a pleasant holiday. Sundance is located on a beautiful, white sand beach. You cannot beat the location. Check in and out was easy and Leslie, the property manager, was lovely and kept us aware of the power cuts that the island was experiencing. All in all we had a great vacation and would love to return.
Absolutely beautiful beach house metres away from crystal clear water. Pictures don't do it justice. Hardly a soul walked past in a week. Really well equipped kitchen too.
A fantastic vacation from start to finish! We love Sundance, we will plan a longer stay next time. Everything about this villa is top notch. A very well equipped kitchen and excellent housekeeping. A perfect beach that was ours alone most of the time. Leslie is a great property manager. This villa and location exceeded our expectations.
We were totally blown away by everything about the property. Pictures do not do justice to the beauty of the setting. The house itself is extremely well laid out and fully stocked, and the property manager was very helpful. We definitely plan on returning.
My daughter and I had a spectacular relaxing week on Cat Island. I was hoping to really get away and recharge and it's the perfect spot for that. The house is lovely and comfortable and well-appointed - everything you need is there - but the real star is the beach, it's like a beach from a dream! If you're looking for nightlife and lots of nearby restaurants and amenities, this is not the place for you - but if you want to hear no noise but the waves and enjoy solitude in the most beautiful spot imaginable, I can't recommend it highly enough!
Had a great week on Cat. People so friendly/ engaging. Caught numerous bonefish in the “ backyard “ on my on and guided my wife to her first 2 fish. Beach was great and explored some Atlantic side beaches as well. Some restaurants closed for off season so not as many choices but had good conch salad at Yardies and enjoyed Kizzies Cafe. Olives bakery is a much as is hiking to top of Mount Alvernia. Great week
This was our 2nd trip to Cat. Stayed in the same house. We felt like it wouldn't be possible to top our 1st trip, but we were wrong! We did lots of snorkeling, swimming, sunset/sunrise watching, beach walks, fishing. Just an amazing place. We are trying to figure out how to make this a 2nd home. We will be back for sure! Now knowing what we know we'd do things slightly different. Get a car in the beginning of the trip and do all our own shopping, which would save money and make sure you get what you want. No complaints here though. Until next time Cat island!
From our first glimpse of Sundance Beach House, it was more than we could have ever wished for. Perfectly appointed and a view that surpasses anything that can be imagined, 6 days here was not long enough; by the end of the first day, we were already planning a return trip! Note the mail boat schedule (it matters for milk etc. for coffee/tea)-next time we will grab some groceries in Nassau to bring with us, like produce and steaks. Odette at Yardie’s and Trevor at Hidden Treasures-both terrific. The bugs were not bad at all, only a few noticeable right after the rain. Leslie and Ned were wonderful and saved us on more than one occasion (jumped our car, for example!). 98% of the stay, ours were the only footprints on the sand. Peace, quiet, a blanket of stars that words can’t describe….from start to finish, it was the honeymoon we dreamed of, and we can’t wait to go back! ♥️
What a beautiful house and relaxing week . It's our 5th time on cat island and first time at the Sundance house.
You are just so close to the beach that you can hear the waves when you sleep. Fully screened doors and windows allow you to have an inside/outside feeling and get a light breeze in the house.
House is sparkling clean and you feel welcome and at home immediately.
We love the set up with the big kitchen in the middle . My husband cooks a lot and was happy to have everything he needed.
House is very quiet and very private. ( that's super important for us).
As usual on Pigeon Cay beach we saw less than 10 people walking on the beach during our stay.
Beds are very comfortable too. We could not believe how much sleep we got. So relaxing.
A specials thank you to Leslie for arranging our stay and leaving us all the privacy we wanted.
We will definitively come back to Pigeon for the privacy and the crystal clear turquoise water.
We also enjoyed walking every day to Alligator point. It's a bit of a walk ( 4km) but you can go by car too.

Where to begin. To start Leslie and Ned were extremely helpful! They will give you suggestions for places to see, eat etc. We didn't leave the house too much except to see the Hermitage, grocery store and lunch. Yardies has car rentals about 5miles away. They delivered a car to the house for us. We walked up and down the beach until there were only rocks. We also went to the inlet behind the house several times to attempt some bone fishing. Unfortunately we didn't see any bone fish but we did some small sharks. There's a beautiful secluded beach about 2 miles north of Sundance house where we did some snorkeling. We saw huge stingray's, a Manta Rey, several beautiful colorful fish. It was absolutely so gorgeous. Its something you see on a calendar.
We got several visits and walks in with Yoda Leslie and Ned's dog. Yoda is such a sweetie. We always miss our dog when traveling so having him around was awesome. They live down at Pigeon Cay Resort which they also manage. They typically serve dinner there but weren't as they said it was slow when we were there. Which was fine by us. We stocked well at Gilberts store.
It really is a magical place! The locals are extremely friendly and nice. We ate lunch at Da Island Kitchen. Chef Andrew was as kind and as accommodating as they come! His conch fritters were mmm mmm good! Kalik beer!!!! So good. We are beer snobs coming from the PNW and we really loved Kalik. I could go on and on about the place. The house had pretty much everything you need. BRING BUG SPRAY! If you're like me and get mutilated be prepared. I forgot my bug spray and i can't use anything with deet. They come in the evening if there's no breeze. They are tiny so you can barely ever see them.
The only negative of our trip was dealing with Western Air. If possible book with anyone else. Makers Air leaves from Ft. Lauderdale and is chartered but the price isn't too bad. Western changed our flight times 4 days before we left. Luckily Leslie got it changed back. (Although they were 45mins late leaving) We met travelers that didn't know and had to stay in Nassau a night. Also they changed our flight leaving Cat form 850am to 1050am without notifying us. It would have been ok if they weren't 1.5-2 hours late. Inturn we had to purchase all new flights and were flying for 28+ hours to get back home.
La maison de Leslie est parfaite, avec une décoration très soignée et beaucoup de détails très bien pensés. L’ensemble était d’une propreté irréprochable, la literie de très bonne qualité et la cuisine très bien agencée.
Pour ce qui est de l’environnement, on ne peut pas rêver plus bel endroit. La très grande plage qui est juste devant la terrasse est sublime avec un sable blanc très fin et une eau magnifiquement transparente.
La communication avec Leslie a été excellente.
Le lieu est parfait pour un séjour de rêve, très loin du monde et de l’agitation.
