We enjoyed our stay here. The location is great, close to town and lots of hiking and fishing. The house is a lovely adobe with interesting architectural details and great views from the enclosed patio/dining area.The deck by the river also has a great view and there is a large grass area that would be great for kids to play on, but there are lots of mosquitoes near dawn and dusk.We were there on a hot weekend and the A/C kept the house nice and cool.
Check in was a breeze. Tom was helpful and quick to respond. And the house was lovely. All the amenities were top notch. Comfy beds. Roomy showers. The kitchen was great. I love that there was stainless steel cookware. We stayed for 9 nights, and cooked in for 7. It was beautiful. And the river!! A quick walk down a lush grass hill to the deck over looking the river. We dined outside. We fished every morning. The kids couldn’t get enough of the water. It was truly an excellent stay by all metrics!
We have stayed here previously so we know the property. This place is really special, many amenities, great location and the house is truly impeccable. We had a lovely time and plan to return over Thanksgiving. Thanks Tom for this opportunity to enjoy your lovely vacation home.
We had a wonderful stay at this property. Well stocked home, very clean. Quiet neighborhood. We spent so much time sitting in the enclosed porch area and down on the deck by the water. We love Pecos and hope to enjoy this home again in the future.
This stay was the last spot on our week-long road trip from NE Oklahoma.
The property was cozy, clean and as pictured in the listing. It has ample space for 2 couples to relax together and apart.

Loved, loved, loved our stay here! My kids went to camp in Glorietta and I stayed here till it was time to lick them up. I absolutely loved being on the river. Much of my time was spent there, enjoying and soaking it up. The house was perfect, cozy, and had everything I needed. The host was communicative and welcoming. I will certainly be coming back!
We were only there for a few days, but we enjoyed the quiet solitude. The house is well maintained, and very well equipped. If you want to venture out for breakfast try Frankie’s on Main Street. Best blueberry pancakes.

This is a lovely, well furnished, home that is very clean.
There is a deck located on the Pecos River just a couple of hundred feet down a hill from the house. Sitting on the deck feels like you have traveled to a remote mountain stream setting even though the house is located on the edge of Pecos in a residential neighborhood. This is a great location to explore the area from Las Vegas to Santa Fe and the upper Pecos. We thoroughly enjoyed our stay.
Our stay was great in Pecos. The house was just as described and had everything we needed. The deck by the river offered a nice place to relax and have conversation. There was plenty to do in the area and some unique opportunities as well. The town could use a couple more restaurants but Frankie’s Casanova offered a great breakfast at very reasonable prices.
The house itself was very well built and had great charm. Definitely a good spot for a family or group of 4.
Tom did a nice job of communicating before and during our stay. There were plenty of brochures for things to do.
This is an outstanding property. Very sturdy structure, missing nothing, new appliances, great riverside deck. Outstanding sunroom. A steep driveway challenged our rental car, but heck, it was a rental. Interesting history with the property, and it was fun to imagine how it might have played a role back in the day. Plenty of outlets, good RO water. No complaints.

The home inside was nice: good beds, comfortable furniture, fully stocked kitchen. We misinterpreted the pictures and thought the deck was attached to the house. Therefore we thought the river was right outside the house. The deck and the river were a ways away from the house. The pictures did show this, but it was a bit unclear. The river was muddy while we were there so it was not worth fishing (not the owners fault). We had a lot of trouble with the wifi so the internet was inconsistent. The owner said he has now ordered a new company for internet. The owner was communicative but couldn't fix the wifi situation while we were there. We didn't know anything about the town of Pecos so didn't realize it was very isolated. Not much to do for us. We had our dog with us but the instructions when we entered said not to walk on the road as there were a lot of loose dogs. This meant we had to get in the car if we wanted to take our dog somewhere. This was a pricey rental so it was a bit disappointing for us. Live and learn!
Tom was a great host! We had a lovely stay at this home. It was great for four people. The two bedrooms had very comfortable queen beds with great pillows and just enough bedding to keep you from freezing or sweating. The kitchen was well appointed with everything you need, including some seasonings in the pantry. It had a Ninja coffee pot as well as Mr. coffee coffee pot. When in need of groceries, we stopped at Family Dollar or Dollar General as those are the closest(within 20ish miles) stores. It’s a short walk down to the river and Tom even provided us with fishing poles.
One issue we ran into was the internet went out, and Tom helped us immediately. He was immediately available for anything we needed. Because it’s a small town, sometimes service is challenging, but Tom responded quickly and we got reconnected.
The one thing you need to be aware of is if you have a car that is low to the ground, proceed with caution because the drive down to the house has a couple gullies. They are easily avoided, but just be aware.
We can’t wait to go back!

Beautiful home in rural Pecos, NM with issues
The house is quite striking with a gorgeous living room and kitchen combination and two bedrooms and two baths. The pictures properly capture this. The kitchen is well outfitted- we stayed here for a family reunion at a nearby state park and enjoyed the kitchen as we prepared dishes to take to the reunion. The surroundings of the house are however quite rural with a mixture of other nice houses, mobile homes, a camper set up next door and some abandoned houses on Camino Rincon. We arrived after dark and were uncomfortable as we turned off the access road and drove steeply downhill into the driveway through thick brush touching both sides of our car as we passed two other houses before seeing the recognizable parking area. There was a white SUV parked at the house, which raised our concerns that perhaps there was a scheduling mistake as we fumbled around with the key code (first using the wrong door next to the driveway rather than the side door). Once we made it inside we confirmed that we were the only ones there, and the beauty of the house calmed our nerves. Unfortunately there was a bug infestation that had been treated just before our arrival, and so the skylight in the bathroom was sealed with saran wrap, which had captured a few hundred dead bugs hanging above the sink. The owner was responsive and explained the situation, offering us the chance to cancel the rest of our stay. We would not wish this situation on others. Be aware.

The Good, the BUG and the Ugly
The home itself is nice, with comfortable beds and a well-equipped kitchen.
Unfortunately, it was infested with bugs. I mean: finding a bug on my toothbrush, coming home to four bugs swimming in the toilet, having a big drop from the ceiling onto me, finding a bug in a box of (thankfully wrapped) snack bars, having ugs jump onto my kindle while reading in bed. While the bugs were benign (no bites) it was extremely gross. When I asked the property manager he mentioned that he knew this happened yearly in the summer for 2-3 weeks. When I suggested it might be a good idea to include this in the listing (my son is bug-phobic), he said he wasn't a mind-reader, which I thought was a weird response.
A few other things just that may be helpful to know:
1. when the wifi is out (as it was our first day) you may need to make calls/text due to poor phone connectivity, and the TV can't be used. When it does work, it is a bit slow so I wouldn;t plan on working remotely if you need video call capability.
2. the air-conditioning is only in the main area not the bedrooms
3. the unit does not supply basic things like shampoo/conditioner or morning coffee. Since it is a drive to get to any grocery or drugstores, be sure to come prepared.
Overall, I personally wouldn't stay here again due to the bugs - really it was my worst home rental experience ever - but for people coming in colder weather times you may have a better experience.
