Villa Katiuscia provides an all-round holiday in the countryside with private pool, sea and tradition, with its 120 square meters of living space, it has 3 bedrooms 2 doubles and 1 room with 1 bed + 1 single bed, a spacious kitchen with dining room and living room , 1 bathroom with shower, outside there is a large veranda of 55 sqm with table and chairs, to play in the large garden with plenty of space for parking and for children, and the property is completely fenced, also has an outdoor kitchen and barbecue and a second bathroom with shower, on the house there is a terrace where one can have a view of the sea, the entrance gate is automated.

Perfect week
We had a really good stay. The house has good qualities and the outside area are lovely. Lots of space, secure property, nice pool and a small «Zoo» as neighbor. The small city of Balestate is really nice. Good restaurants, cafees and small shops. And nice people. Not many tourists, but the locals makes the town lively at night. We walked to the restaurants. It takes about 30 min. We can really recommend this place.

A great place for a family getaway!
Beautiful property! It has Everything a you need to feel at home. Although it is hard to find, The proximity to the beach is convenient. It is well kept, spacious and private. The owners and property manager are pleasant and easy to work with. I would love to stay again and definitely will recommend.

Wonderful Experience
We have just returned from a wonderful 11 day stay at Villa Katiuscia. The property manager, Ciro, met us at a prearranged local meet point and we followed him the 3-4 mjnute drive to the house. The house is located down some very narrow and very potholed roads but once you get there you are rewarded with what this beautiful villa has to offer. The house itself was spotlessly clean and had all of the essentials that you need including plenty of towels for both indoor and outdoor use. The two larger bedrooms and the living area have air conditioning which was very much needed during the 34 degree heat! The smaller bedroom has no a/c but when I texted Ciro to ask if a fan could be provided, Katiuscia delivered a brand new one to us within the hour! The best part of the villa for us was the outside area. The most amazing pool, plenty of sun loungers and many comfortable seating areas to just relax. The outdoor kitchen area is a lovely feature but we didn’t use it to cook as we ate out each evening. The local town of Balestrate is a 7-8 minute drive and there are plenty of very reasonably priced restaurants to chose from. There are some small grocery stores in Balestrate but we drove the 15 minutes to get to Alcamo where there is a large Conad supermarket and a Lidl. Thank you to Katiuscia and Ciro who were wonderful hosts and were always available if we had any issues or needed any recommendations.

Lovely villa
Fantastic villa, lots of outdoor space which is fully enclosed and private. The pool is great and the kids loved the table football . 2 good sized double bedrooms and a single with room for one bed and a travel cot. The shower is fab and the kitchen is spacious. The aircon works well and was especially useful as we stayed in August. Ciro manages the property and is really helpful and quick to answer messages if you need him. Balestrate has a lovely beach and plenty of shops. We particularly enjoyed visiting Erice which isn't far away. Thoroughly recommended !

Absolutely amazing Villa & Holiday!!
We holiday abroad often and have been all over Europe and we as a family totally agree that Villa Katiuscia is the best villa we have stayed in to date. The Villa accommodation and pool is absolutely perfect in every way - we especially loved the aircon after a very hot day in the sun! Katiuscia and Ciro are very hospitable and warm - they are always on stand by to assist you if need be. We will definitely return again in the future and absolutely recommend this Villa to anyone looking for a comfortable and fantastic holiday in Sicily!

Beatiful pool, but.....
Let's start with the good bits... the pool was lovely and regularly looked after, the owner was friendly and helpful. The villa itself could do with an update, it does look a little tired, although clean and met most of our needs. The beds were extremely uncomfortable, the pillows were lumpy and in need of replacing. There were only 5 cups, so we bought 4 mugs for coffee in the mornings and donated them to the villa. The poolside loungers had no cushions, which made them very hard for lying by the pool. The second shower/toilet, was across the courtyard in the outside kitchen, for 4 adults sharing you do need 2 shower rooms, but this one had a faulty light, which was noted by the owner on our arrival, but It was only after 4 days and a remind from us, that this was fixed. Generally we had a good holiday, the villa was ideally positioned to visit all the places of interest on this side of the island and there was a good selection of restaurants in the town.

Estuvimos 10 dias en Villa Katiuscia y fue una esperiencia inmejorable. La casa tiene todo lo que necesitas para sentirte en casa. En la cocina hay mas que suficiente cosas para cocinar todo lo que se te ocurra. Tienes tambien toallas para la ducha y la piscina, lo que te ahorra sitio en la maletan. Hay aire acondicionado en la sala de estar y en dos dormitorios. Funcionan muy bien por lo que en dias con mucho calor estas muy comodo. Pero lo mejor de la casa es la parte de fuera. Hay un porche super comodo con sofas, mesas y sillas. Siempre hay sombra en esa parte, cosa que se agradece en dias de mucho sol, y cuando estuvimos nosotros siempre habia algo de viento en el porche, por lo que

Das Haus bzw. die Anlage entspricht den Bildern Die Poolanlage ist sehr schön. Die Betreiber sind alle sehr herzlich und helfen, wo Sie können. Vor allem Ciro vorne weg! Unsere Anliegen wurden schnell erledigt! Zum sehr schönen Strand sind es nur wenige Minuten mit dem Auto. Wir haben uns sehr wohl gefühlt und kommen gerne wieder!

Superbe villa, 3 chambres ,un grand salon/cuisine. Un bel havre de paix où nous avons passés un superbe séjour. Accueil chaleireix et Ciro,Katuschia et Pepino sont là pour que vous ne pensez qu à vos vacances. Merci à eux 😊 . Dans tout les cas : N hesitez pas ,allez y. Même si le chemin pour y accéder est assez "chaotique", cela fait son charme. 50km du centre de Palerme,35km de l aeroport. Balestrate est assez central pour faire des visites: Erice, Castellemare del Golfo, Segesta,Trapani,...un bout de Sicile totalement authentique. Juste magnifique

Sehr schönes typisch italienisch eingerichtetes Haus, grosser, mit Palmen bepflanzter Garten und Swimming-Pool, viel überdeckter Aussenraum mit Aussenküche, ländliche Umgebung mit Tieren. Wir hatten beste Betreuung vor Ort, unsere Fragen/Anliegen wurden innert kürzester Zeit beantwortet und/oder erledigt. Wir können das Haus bestens weiterempfehlen und kommen selber gerne wieder. perfect family house
very warm pleasant welcome and check-out by the owner Kati and Ciro as agent. Everything worked absolutely well. The big Pool which was cleaned daily. More than enough deckchairs and equipment. Especially kitchen and outside kitchen inventory complete and much more than available than needed. Plenty of towels, tea towels, pods and other equipment. We enjoyed the private sphere and security at this close area and the kids loved all. 3 aircos that did their job very well. ‚Little zoo’ around the house with canines, horse, peacocks, chicken, turkeys. We loved it and try to come back. Thank you Katiuscia and family and Ciro!

100% Weiterempfehlung
Ich würde diese Ferienwohnung zu 100 % weiter empfehlen. Es war sehr geräumig mit einem wunderschönen Pool und sehr sehr netten Gastgebern, die auch gefühlt um 3 Uhr nachts aufgestanden wären nur, nur um uns behilflich zu sein. Traumhaft schön
Ich könnte es kurz machen: es war traumhaft schön, weil alles super geklappt hat, aber nun zum Detail: Im Vorfeld hatte ich Kontakt mit Ciro. Der Kontakt war sehr angenehm. Ciro war jederzeit erreichbar und half uns immer und gerne. Zudem hat er uns tolle Vorschläge für Ausflugsziele gehabt. Das Haus war sehr schön. Es war alles wie beschrieben. Wir haben uns sehr wohl gefühlt und es hat uns an nichts gefehlt. Für die Kinder war der tolle, große Pool ein Highlight, aber auch für Erwachsene einfach herrlich zum entspannen. Unsere Gastgeber waren sehr freundlich, sie haben immer mal wieder nachgefragt, ob alles passt? Wir hatten schnell das Gefühl zur Familie dazu gehören. Die Lage des Haues war wunderbar, etwas abseits von der Stadt, jedoch war Balestrate sehr gut erreichbar, mit dem Auto, oder via eines Spazierganges zu Fuß, was absolut machbar ist. Zudem hat das Haus den großen Vorteil, dass viele Ausflugsziele gleich um die Ecke sind. Besonders hervorzuheben möchte ich die Außenküche und auch noch den Grill. Wir hatten sehr gemütliche Abende draußen auf der Verande mit herrlich gegrilltem Fisch oder Fleisch. Besonders bedanken möchte ich mich bei Margeritha sie kam jeden Tag um für uns in aller Frühe den Pool zu reinigen und um den Müll mitzunehmen. Während des gesamten Aufenthaltes war Ciro immer erreichbar und er hat sich sehr gefreut, wenn er uns helfen konnte. Fazit: Wir sind schweren Herzens abgereist nach 3 Wochen herrlichem Urlaub. Mein Herz ist noch immer in Balestrate und wir werden auch wieder kommen! Es war ein unvergesslicher schöner Urlaub. Ich kann das Objekt absolut weiter empfehlen !!

Superbe villa !
Villa charmante à recommander ! Piscine au top, maison hyper équipée. Les enfants ont également apprécié le baby foot sur la terrasse bien ombragée. Logement idéal pour un séjour en famille. Prévoir une voiture pour visiter les environs et accéder à la plage et aux commerces. Ciro est très sympathique et parle français 😉, et Katuscia a pensé à tout en matière d’équipement. A recommander !

Sehr gepflegte Villa mit wunderschön gelegenem Pool
Bevor ich speziell auf die Villa eingehe, einen herzlichen Dank an Ciro, als Kontakt war er immer erreichbar und wir erinnern uns gerne an die informativen, sehr hilfreichen und herzlichen Gespräche mit ihm. Die Villa liegt ca. 40 Autominuten vom Flughafen Palermo entfernt. Die nächsten Einkaufsgelegenheiten befinden sich in Balestrate ca. 3 km und Partinico ca. 8 km Daher ist es zu empfehlen einen Leihwagen anzumieten. Die sehr gepflegte, wunderschöne Gartenanlage mit einem immer sehr sauberen und schönem Pool war u.a. ein Grund, uns für diese Villa zu entscheiden. Das Anwesen bietet neben einem Bad in der Villa ein weiteres Bad im Aussenbereich, das sich im Gebäude der zusätzlichen Aussenküche befindet. Am Pool sind 4 Liegen vorhanden, 2 Tische mit integriertem Schirmen sowie eine bequeme Sitzecke die ab Nachmittag im Schatten liegt. In Corona Zeiten war das tagsüber eine ideale Oase der Erholung. Da wir nur zu 4 unterwegs waren, hatte die sehr gepflegte und saubere Villa mehr als genügend Platz für uns. 3 Klimageräte (2x in den zwei Hauptschlafzimmern, 1x im Wohnzimmer-/Küchenbereich) sorgten für genügend Abkühlung in den sehr heissen Sommermonaten. WLAN lief immer störungsfrei, Große Küche mit Kühl-/Gefrierkombi im Hauptgebäude und Waschmaschine in einem Nebenraum vorhanden. Vor der Villa liegt eine große überdachte, schattenspendende und winddurchflutete Veranda mit einem großen Tisch mit 5 Stühlen. Ideal für ein gemütliches Zusammensitzen, Essen oder Spielen. Außerdem ein weiteres Sofa und eine Sitzecke mit 4 Plätzen. Die Sicherheit wird durch 2 große elektrische Rolltore (Einfahrt Straße + Einfahrt Villa) und großzügige Außenbeleuchtung sichergestellt. Ein negativen Punkt war, neben den überwiegend vielen positiven Aspekten, dass während unserem Aufenthalt sehr oft am Abend auf dem angrenzenden Grundstück sehr laute Partymusik gespielt wurde. Wir haben unseren Aufenthalt in der Villa Katiuscia sehr genossen. Vielen Dank noch an Giuseppe, der uns Flugbedingt bereit um 05:00 Uhr die Abfahrt ermöglichte.

Sehr schönes Ferienhaus mit großem Garten und Pool
Die Immobilie gehört rechtlich noch zu der Gemeinde Partinico; sie liegt aber deutlich näher an dem Badeort Balestrate (der Weg zum Meer ist also nicht allzu weit – rd. 3 km). Das Haus liegt etwas abseits, dafür hat man es hier sehr ruhig. Ich empfehle, ein Auto anzumieten. Aber dass sollte man auf Sizilien sowieso, sonst kann man die meisten Sehenswürdigkeiten nur schwer erreichen. Das Haus ist aus meiner Sicht für eine Ferienimmobilie außergewöhnlich gut ausgestattet. Um nur einige Beispiele zu nennen: Der Pool ist nachts innen wie außen beleuchtet. Auf dem Grundstück befindet sich eine zweite Küche, in der man bei Bedarf draußen kochen kann. Man kann folglich auf dem Grundstück Grillen und dann die Speisen mit zum Pool nehmen und sie dort verzehren. Sehr atmosphärisch! Dass hier genug Töpfe, Gläser, Teller etc. sind, bedarf keiner weiteren Erläuterung. Alles ist sehr großzügig. Hier hat man wirklich Platz. In Zeiten von Corona ist das ein unschätzbarer Wert. Die Vermieter sind sehr freundlich. Als z.B. der Strom für kurze Zeit ausfiel (wofür sie nichts konnten), gab es danach - als Trost – einen Teller mit frischem Obst. Hervorheben möchte ich auch noch den Verwalter Ciro. Er kümmert sich wirklich um Alles und gibt sehr wertvolle Tipps zum Einkaufen, Essen gehen etc. Wir müssen das gewesen sein, was man gemeinhin als „nervig“ bezeichnet. Aber in Zeiten von Corona änderten sich ständig unsere Flüge und das erforderte immer wieder neuen Abstimmungsbedarf. Auf jede E-Mail antwortete Ciro mit einer Engelsgeduld (und das sogar in Deutsch). Wir haben uns sehr wohl gefühlt. Wir kommen gerne wieder.

Schöner Urlaub, gute Unterkunft und sehr nette Menschen
Die Villa hat uns sehr gut gefallen und die altersbedingten Schönheitsfehler wurden durch die freundliche und hilfreiche Art von Ciro und der restlichen Familie meilenweit aufgewogen. Bei kleineren und größere Anliegen wurde uns superschnell geholfen, danke nochmal an Ciro! Er war auch immer pünktlich und erreichbar. Ansonsten kurz beschrieben. Pool ist super. Größe, Temperatur und Sauberkeit waren top. Die Reinigung des Pools und Leerung Müllbehälter etc. erfolgte ca. 5:00 Uhr. Haben wir nie mitbekommen, da wirklich diskret. Es gibt große durchgängige Matratzen, gut funktionierende Klimaanlagen, großen Kühlschrank, Gasherd, sonstiges Equipment (z.B. Sonnenschirm für Strand), Waschmaschine, Kickerkasten usw. Fazit: Wir können uns vorstellen, dass wir nächstes Jahr wieder nach Sizilien und sogar wieder in diese Unterkunft reisen, was bei uns nicht üblich ist! Alles gut und nochmal Danke an Ciro und Co,!

sehr schöne, ruhige Villa mit Pool
Die Villa hat uns sehr gefallen. Das Haus ist sauber und gepflegt, wie auf den Bildern zu sehen. Die Anlage ist sehr großzügig und ebenfalls sehr gepflegt. Der Pool ist groß genug um ein paar Bahnen schwimmen zu können. Für Kinder das reinste Vergnügen. Als Selbstversorger ist alles im Haus vorhanden was man benötigt. Das WLAN ist zuverlässig und schnell. Wir haben uns sehr wohl gefühlt und können es guten Gewissens weiterempfehlen. Vielen Dank an Ciro für die hervorragende Betreuung. Es war ein sehr schöner und erholsamer Urlaub. Vielen Dank!
