Welcome to SUNSET DREAMS!
The sparkling blue green water of the Gulf of Mexico beckons from the moment you open the front door of this charming beach-front condo because that is literally the first thing you see!
Now, that’s what you call a VIEW!!
Starting 10/20/25 the resort will be doing a balcony project, during this time there will be workers present on select balconies doing work during the hours of 8-5, the work at times can be noisy, also the parking lot will be affected at times as well.


Follow your instincts! Head straightaway to the balcony! Take a seat at the table for four, and as the sun sets and the moon rises, make a toast and enjoy a meal or relax with a cocktail. The 24 unit Mistral complex is built on a high cliff. From the balcony you enjoy an unobstructed view the Gulf from Panama City beach to the left and Destin to the right. Go ahead….enjoy the phenomenal VIEW! In fact you’ll want to enjoy your morning coffee and your evening cocktail right here. Seasonal beach service is included (2 chairs and an umbrella) 1 Car only!

Mistral 18 is a beautiful condo that gives a coastal chic feel to the entire condo. The bedroom downstairs has a Queen bed and a television with the bath right outside the door. The bathroom has a stackable washer/dryer unit and a standalone shower. Kids will adore the comfortable bunk beds in the entry hallway just around the corner from the bathroom. The private loft upstairs accessed by a spiral staircase, has a King bed and a large bathroom with a custom tile shower and vanity. The living area offers comfortable seating with a slip covered sofa and additional seating positioned so that you can enjoy the view as well as a 50” smart TV. The kitchen has everything you could want with new cabinetry, stove, an overhead microwave, fridge, quiet dishwasher, toaster oven, coffee maker and more. And no matter where you are in either room you can’t miss the VIEW!


Mistral 18 sleeps 6, making it the perfect destination for a family with or without kids. It’s conveniently located on the eastern end of 30A between Water Sound and Alys Beach, near two Publix stores, and everything on or around 30A. This is a third floor unit and there is not an elevator for this building.

To get to the beach, simply follow the walkway to the private beach access. For your convenience, there are showers and hoses located at the platform at the top of the steps to the beach. Also, the pedestrian/bike trail, which runs the entire 18 mile length of 30A, is conveniently located right in front of Mistral.

You must be at least 25 years of age to rent this property. During Spring Break , the minimum acceptable ratio is one (1) person 25 years of age for every two (2) persons under 25 years of age.

Perfect Getaway Spot!

Anniversary Getaway

Our stay was perfect! The condo was very clean and well maintained. The best part was the private beach with included beach service. The tall adirondack chairs on the balcony made for the perfect spot to dolphin watch in the mornings. We are already planning our next trip!

If you want a place ON the beach on 30A - the Mistral is a great unit and this particular unit is excellent. It's nicely decorated with all things you may need for your stay included. There are stairs, so if that is an issue, a better unit may be better suited.

Awesome stay

Our entire family loved this beautiful condo almost as much as we loved the beautiful views. Perfect location and so much to do and see near by as well. We all loved how quaint and quiet it was. Having a private beach was important to us especially having a one year old with us. The best way to relax in my opinion is not around a crowd and the beach was absolutely peaceful. Thankful to have booked this condo. Highly recommend. Can’t wait to be back in this area in the future.

Great location! Very nice condo. Would definitely stay again. The only complaint would be that the bath towels were washed in vinegar or something similar and smelled awful. Burned our eyes when we used them. That is the only complaint. Having beach service included was a huge plus as well!

Overall Great Experience !!

Stayed here with 4 of my friends and it was a hit! Very nice and well kept unit. The appliances were new and bathrooms were clean and also pretty. The smart TVs were a nice addition too! Would stay here again :) The only note I would add, to help future guest, would be about parking. If you plan to have more than 1 vehicle, plan in advance where you plan to park your additional car(s).

Long Weekend

This property was nice and clean. Plenty room for just the 2 of us. It has premium, updated amenities and everything you need to cook and serve a meal at home if you prefer. It is close to great restaurants and shopping. It has private beach access with chair and umbrella service at the bottom of the stairs. The deck is small but the views are "million dollar." The deck was not covered, but this was because we were on the upper floor. All other floors had covered decks. Good chance we will be back at this property soon for another long beach weekend!

Perfect location

Beautiful condo with large balcony. Immaculately clean. The building only has 24 condos so its not crowded at any time. The loft bedroom is a very cool touch. But, be aware that there are lots of stairs from beach (about 30 to condo) and this unit is on 3rd floor (another 30-40 from ground to 3rd floor) and then another 12 stairs to the loft. So dont forget something and need to run back! Mistral 18 is very well furnished, bathrooms are large and showers are beatiful. Mistral 18 ensured we had a stress-free vacation.

Great view

Overall I love staying at this property. Comfortable and nice and can’t beat the location and view. Unfortunately our refrigerator was broken for several days and had to call 2 times to get fixed. Fan didn’t work upstairs loft . Easy fixes but not great communication from rental company. Would still recommend staying here overall.

Wonderful babymoon location!

My husband and another couple had a great time at this condo! The location is hard to beat (but alot of stairs just a heads up for people in your party) and the condo itself is wonderful. We love'd having the loft and balcony. We rented a car to get out do dinner in the evenings and the grocery store, but a bike rental would also be a great option. We loved that the unit came with 2 chairs and an umbrella on the beach service as well. It is a well updated condo that comes equipped with a washer & dryer as well which is super convenient. All around a very great stay and will be back! Again, just keep in mind if you have anyone in your party that struggles with stairs - there are a lot of stairs for the condo unit and to get down to the beach.

Feels like home with an amazing view.

This is a great condo! We felt like we were in a home away from home. Everything was very nice and clean. A comfortable & quiet retreat with beautiful views of the gulf. Easy access to the beach with beach service included. The dishwasher had a funky smell to it when you opened the door but I think that’s because they were having an issue with the garbage disposal prior to our arrival. Not a deal breaker at all & I’m sure it will resolve itself now that the repairs have been made. This is a great place to stay on 30A. We would not hesitate to stay again in the future.

The view was magnificent!! We enjoyed time on the front deck for lounging and also a cute bar top table to eat! It was easy to get down to the beach. The chair service that’s included with the stay was awesome! Our only recommendation would be to provide beach towels!

Perfect spot for on-the-beach stay

This was my wife's favorite spot we've stayed at on 30A for the last 6 years. Quiet, convenient, right on the beach and recently updated. Will definitely be coming back!!
